I had a gate built. I put a new latch in the contract and…read morethey did not have the correct one upon arrival. I had to make a run and pick one up. I was only compensated for the cost of the latch. Zero compensation for my time and gas taking care of something Top Rail Fence was supposed to do per our contract. They Split/Ripped boards instead of just gapping them a little bit as to not have to Rip any boards. The difference between "Good" & "Great" is just that much. Gate looks pretty good functions well, the ripped boards bother my eyes every time I see it. Lets see how well it holds up. I will update post if needed.

Sean dug out the old concrete, installed the new posts and allowed the new concrete to dry over night before building the gates. That is a big deal. My contractor hired Michael November 2024. He installed railings for two separate balconies…read more After he installed them I noticed what could have been debris or bubbles. When I first mentioned it both he and Contractor tried to convince me it was the pattern on the railing. I had to get others involved to make sure I wasn't crazy. I then found out Michael wasn't licensed and so contractor said to not have him back. I didn't pay him - fast forward to one year later and there is Rust all over the place. And contractor now claims he's not responsible bc he claims I hired him on my own when reality is he hired them. He went over engineering plans and got city permit. Anyway, I guess he finally got his license but given my experience I would not use him. His prices were also super expensive but I don't know if that's because he was giving a cut to contractor.
