THE BEST IN TOWN! I have had experience dealing with multiple title companies in the Houston area…read moreand Riverway Title has been the best. Damian Smith is a extremely professional Escrow Officer, always available over email, phone and always answers your questions - no matter how many. Moreover, even after the transaction, Damian and Michelle Russell have kept the professional relationship going and always helps us out with property & title related questions, that took usually in less than a day. They have a good staff that can quickly perform title search so they do not leave it for the last minute and avoid surprises before closing (unlike some other companies that search 1-2 days before closing then ask you for bunch of document proofs or releases to chase down). Even when it comes to complicated questions or scenarios - they check with their underwriters within a day and get the correct response, instead of stock or no responses from some other companies. They have a wonderful office and closing processes are always fast and efficient. We did not see any mistakes in our forms or documents. Riverway title really prioritizes you as a customer and ensures that the transaction is as important to them as it is to you. We will be coming back to them for ALL of our teams future title needs. Thank you, keep working hard! -Kelly & Gretchen Keller Williams Metropolitan

I've never written a bad review before about a title company, and I've dealt with dozens of them…read more Riverway is absolutely, hands down the worst title company in Houston. I've had the misfortune of struggling through two torturous transactions with Riverway. Both closed way past the contract date, in large part due to lack of communication from title. They make it pretty clear that they do not value their customers, alternating between an attitude of complete disinterest or annoyance when either the seller's or buyer's agents or even the lenders call with questions (questions such as: did you receive the contract? Earnest money? Survey? Are we on track to close?) With so many good title companies out there, it's amazing that Riverway stays in business. When choosing a title company, RUN from this one.

My experience with Frontier Title Company was extremely disappointing and left me questioning the…read morelevel of diligence applied to my closing transaction. When I purchased my home, Frontier Title's estimate of the 2025 property taxes was off by approximately $3,000. For most homeowners, a $3,000 discrepancy is not a rounding error or minor oversight--it is a significant mistake that can materially affect closing decisions and financial planning. What made the situation even more frustrating was the response after the error was discovered. At closing, I was advised to reach back out if there was a substantial difference in the tax figures. When I later did exactly that, I was essentially told that resolving the issue was my responsibility and that I should work it out directly with the seller. There was no apparent effort to investigate how such a large error occurred, assist in resolving the matter, or take any meaningful ownership of the problem. Consumers rely on title companies because they are supposed to bring expertise, accuracy, and professionalism to one of the largest financial transactions of their lives. A company entrusted with preparing closing figures should not be off by thousands of dollars on a property tax estimate and then wash its hands of the situation once the transaction is complete. Mistakes happen, but accountability matters. What disappointed me most was not just the magnitude of the error, but the unwillingness to help address the consequences of it. I expected far more from a company that presents itself as a professional and reputable title provider.

American Title Company did the escrow for the sale of our home. The escrow officer was rude and…read moreincompetent. We had arranged for them, at closing, to wire money from our proceeds to another title company in order to pay for our new home. When this didn't happen, I inquired. The American Title escrow officer said she thought the secure email from the other title company was an attempt at fraud. This came after I alerted her to the fact she would be getting email from this other title company with money wiring instructions, and, moreover, the escrow officer from the other title company had telephoned the American Title escrow officer and told her she would be sending a secure email with our instructions. As a result, our new home purchase was not funded, and I had to go to my bank and convince them to do a wire transfer accessing money that was still pending from the sale American Title had handled. This was necessary so as not to delay the closing on our new home. The American Title escrow officer wanted to blame her fear of fraud, her not understanding how to open a secure email (remember, she had been phoned with instructions and despite her fears, she had it open when I phoned her to inquire.) It is my opinion she royally messed up and was lying to cover her you know what--or she truly is incompetent. At any rate, this was the crowning blow on a bad experience. And yet, there's more. After all this, we received a call from American Title telling us they forgot to charge us for something and asking us to send a check. We have our money and we have our signed documents. Our deal is done. There are a lot of great title companies--Stewart Title did a fine job on our new home purchase--so avoid headaches...avoid American Title Company.

We credit her with making a potentially stressful process relatively stress free. Over our month-long search we saw well over 10 properties and had frequent zoom debriefs about how we felt about each property. Jennifer really listened to what was important to us - not only what was explicitly said, but also what was unsaid about the properties we saw. This listen-first behavior was invaluable, and cemented in our minds that she wanted what was best for us, not just a sale. After we had a bid accepted and transitioned into the closing period, Jennifer was even more involved. She stayed in constant contact with us to make sure we were on track to close, and provided wonderful recommendations for inspectors and the like (which we took full advantage of). All in all, she was the complete package and we wouldn't hesitate a second to recommend her to friends and family.
