the worst place possible to live. our water tank blew, our whole apartment was flooded and they barely did anything. they aren't cutting our rent and still charging us for our electricity bill when it wasn't our fault the water tank blew. our bill is so high because we have all these fans running 24/7. after labor day weekend we came back to see that they took all the baseboards out and there is black mold everywhere. they told us they can't do anything and that we need to live in it because they can't do anything. we are living in black mold and also with our apartment being 90 degrees. this is ridiculous and unsafe for me and my roommates. they are awful people and will charge you for extra stuff and never fix anything. dont live here.

YOU CAN FIND BETTER FOR CHEAPER. I've lived at Lion's Crossing for close to 2 years now, and i can honestly say i only enjoyed the first 2 months. My lease ends in July, but i'm quiting my job and leaving town in May specifically because i can no longer tollerate living here. Its very difficult resisting the urge to rant so i will keep myself to clipped, factual sentances. My rent is over 500 a month. Its nice having individual leasing, but not worth the hassle of living here. Apartment itself was disturbingly filthier than the model. Jaquzzi is NOT open year round. Never has been dispite advertisement. Pool only opens in late june. Gym doesnt have as much equiptment as i wish. Apartment walls are dramatically thin. Management staff positions have a high rate of turn around. Dont expect your problems to be fixed. Maintenance is timely on repairs, but theres a LOT of repairs. Usually the same issue repeated. Our plumbing gets clogged often. Most staff is very friendly, but are all inexperienced college kids. Management will try to upcharge you for damaged furnishings. Bus route is the most difficult in town. Between the hours of 8-11, expect to be crammed in like Sardines. Walmart and other shops are within 20 min. walking distance. I signed on the lease to be roomed with strangers and was paired up with a psychopath. Screaming (and i mean full throated screaming!) at late night hours, rancid cleanliness habits, direct threats to me and others, compulsive theft, loud music, substance abuse, and goes into fits of rage for seemingly no reason. He has droven two different roomates from the apartment with his extreme actions. I and other roomates have kept apartment management informed throughout this conflict and have recieved little to no concern, even when they are being called in repeatedly for repairs and loosing money through it. At one time the head manager, one other roomate, and I all had a conference call with a crisis help agency during which our problem roomate was described as having an "abusive personality and terroristic methods." by the consultant. If you do decide to rent here, keep a strong back bone and document EVERYTHING.

I would honestly give 0 stars if possible since that's what they deserve. This place is an awful place to live with horrible and uncooperative staff. First the place is gross it was not cleaned at all any dirt they paint over. I was repeatedly sick and I'm pretty sure it's because of how dirty it is. You can tell they don't care about their tenets or their well being at all. But living here only got worse as they year went on. I had horrible roommates who were awful to me and tried to move and they wouldn't let me unless I relet my unit and then found one. Even though they let other people do the same thing. Then summer comes, they're doing renovations on the kitchen and bathroom. They told me they would start these renovations. I am moving out on July 31 they started remodeling the apartments two weeks before I moved out to get it ready for the next tenants. When they have like 20 days in between the next lease.They are so greedy they want to get the place ready for new tenants to move in when and didn't care about the current tenants. I've been paying rent for the past year. They told me one day before at 5 pm on last Tuesday they are coming tomorrow to work on the kitchen and Thursday if needed . I was away so couldn't move my stuff. I got back to my apartment on Saturday night and my apartment looks like a tornado. Pictures attached below. They said they would put my stuff back to the best of their ability. Instead I am left without my microwave hooked up, drywall is still all over my stove, all my stuff thrown everywhere and they still refuse to put it back. Finally on Tuesday they come and put back my microwave and claim to clean the stove which they did not. I asked them repeatedly and that's the only reason they came to fix my microwave. I asked them to stop doing renovations until I move out July 31st and they refuse. They then are going to start doing renovations on my bathroom and I can't use my roommates bathroom because they're insane. So I will be stuck without a bathroom while they work on it. I am still paying for my apartment and deserve to be treated with respect and allowed the services I paid for, but Tremont has made that nearly impossible. I recommend you DO NOT live here. They are inconsiderate and don't care about their tenants at all.

Definitely worth it to say yes to the address. Pet friendly, staff is beyond friendly and helpful. :)

When they give you a tour, they show you the nicest apartment, and when you get there your real unit is half the size. The property manager Mackenzie is horrible, swears on the phone, horribly unprofessional. Go to the Maxxen if you want to spend this type of money. Warning to all parents who are about to get sucked in to the annual rush to sign a lease for next…read moreyear. Save your money! The Rise is not worth the price you pay. While the location is great, the property is not well run. Maintenance is slow, it takes days to get mail (even when its a FedEx) and they do not respond timely to inquiries. I was infuriated when they intentionally shut down all of the trash chutes for all 12 floors during move out week......trash was everywhere and people were trying to move out and haul trash in the elevators at the same time. It was a mess for DAYS! Elevators are frequently out of service. Hardly the luxury accommodations you are paying for. I originally was willing to pay the price for the security aspects of the Rise....unfortunately this was a giant lie! There was an issue with that we needed to involved the police (a stalker made his way up to the secured 12h floor). The police viewed the survelliance footage and found the stalkers....but when they asked the Rise for a copy of the video footage, they were told that it was "too much trouble". One of my daughters roommates subletted her room (unknown to the other roommates) after they left in May (even though they were all still paying for May, June and July). The roommate was an employee of the Rise. While she benefited financially, the other girls were held responsible for the utilities and possible damages from this unauthorized, unaccommpanied individual. For 3 months, the Rise employees gave access for a stranger to enter my daughters apartment!!!! They nickel and dime you for everything!!!!!!!!!!!! My daughter left her bathroom, bedroom and common areas EMMACULATE! They charged her almost $500 for turnover fees (over $2k for all of the roommates combined) for an apartment that had no damage. They are scam artists! So this is the place for you if you want broken elevators, shut down trash chutes, rude and unresponsive management, slow mail service, broken hot tub, a false sense of security and empty pockets!!!!!

Do NOT Rent Here -- You'll Regret It…read more This place is completely overpriced for what you get. The walls are paper-thin -- you can hear everything your neighbors say and do. Privacy doesn't exist here. The apartment I was given was significantly smaller than the one I was shown during the tour. When I brought this up, management ignored me -- just like they ignore pretty much everything else. The appliances are unreliable at best. The stove broke, the shower leaks, and the gas grills outside... they almost never work and are never cleaned. On top of that, the gym smells awful, and the ventilation inside the apartments is practically nonexistent. The stove vent doesn't even lead outside, so every time you cook, your entire place reeks -- and since the windows don't open, you're stuck with it. Temperature control is a joke. My apartment is either freezing or sweltering, It does not push effectively to my side of the apartment. You'll constantly feel uncomfortable no matter the season. Random No wifi! Fire alarms going off for no reason. Coffee shop is never open when you need it. Management is the worst part. They don't respond to questions or maintenance requests, and they absolutely do not care about the residents. They use manipulative tactics like saying the building is "almost full" to pressure you into signing quickly -- which is a lie. I spoke to someone trying to sublease their unit, and they said the complex is regularly over 10% vacant. This place is full of broken promises, poor maintenance, and indifferent management. Save yourself the money, time, and frustration. Look elsewhere. Seriously.

This shouldn't even be allowed. When someone does answer, they tell you "I don't know" or just doesn't give you service for another couple of days to weeks. Don't live here.

Absolutely disgusting. After moving out they had the audacity to send me a 300$ charge to my account for "damages" and also not giving me back my $150 security deposit along with the rest of my roommates. When I tell you the apartment was absolutely fine ( I have pictures to prove no damages) and they are just taking advantage of young college kids I mean it. Not to mention "Megan" who is in charge of delegating these so called damages will not answer your emails, calls, texts, or even see you in person. Absolutely do not waste your time renting here, there are many other buildings in state college that will ANSWER YOUR CALLS AND CONCERNS AND ARE ACTUALLY CLEAN. I will never be recommending this place to any underclassmen

The location and actual apartment are fine. Expensive, but fine…read more The management is the issue. While there were several problems, the main thing was fraudulent charges for damage fees. The apartment was in the same condition move in vs move out - actually, better condition on move out because it was clean. On move in, the apartment did NOT have new paint or any touch ups since two of the tenants had lived in the same unit the year prior, so they had left all their stuff hanging on the walls in the common areas. On move out, all 5 roommates received bills of nearly $1,000 each for damages that simply did not exist, and I very much doubt that the Legacy "fixed" anything. Charges claiming the floor was scratched when it was not (rug was on the floor in question all year) and claims of issues with the walls that would have simply been addressed by painting before the next group moved in. My advice - take videos of everything when you move in and have a move out inspection with the management.

For $945 a month, we rented a two-bedroom, two-bath unit with a great layout for roommates (bedrooms at opposite ends of the apartment), including two parking spaces. We got all-new high-end appliances, including a glass-ceramic top stove. The apartment was simply quality: everything was relatively new and undamaged. The fitness center on-site was a great perk. Although their official materials permitted only two pets, we had three cats between the two of us and they OK'd this with no trouble. Our lease was scheduled to be up at the end of July, but when we both found places to live by June they offered to end our lease a month early to save us having to pay double rent.

We just renewed our lease for the 2nd time, which should strongly indicate that we are happy. Management while sometimes hard to get on the phone has always been easy to work with and honest. To us it seems like they care not just about their property but also their tenants. We live at the paramont woods complex on oakwood. It's well maintained with a dedicated Super. Any time during the week we've asked him to take a look or fix something, his response has always been "Is now a good time?" Also he's super friendly. Our complex is also pet friendly (one time albeit large deposit), and if I had to venture a guess, about 65% of all the tenants have a pet.

This building is old and a bit dirty and neglected, sorry to say…read more The appliances are from last century, and there is old shag carpeting everywhere. I lived there for several years, and they never once cleaned the outside of the windows (and there is no way to do it yourself). It wouldn't surprise me if those windows hadn't been cleaned in a decade or more. When I moved in, the office employee repeatedly assured me that the apartments were professionally cleaned. (In hindsight, I should have been suspicious of this claim based on the number of times she said it.) The oven clearly hadn't been cleaned in a long time. Grease was just caked on inside, like someone had broiled 100 steaks in there. The baseboards were covered in dust and dirt but then paint had been applied over it. The fan in the bathroom was on the same wall as the neighboring apartment's kitchen, so whenever the neighbor cooked, the bathroom (and my towels!) would stink of their cooking. This issue also caused a greasy film on the wall with the fan. The previous tenant had put scotch tape all over the windows (because the windows are as old as the hills, leak air and actually rattle in a strong wind). That tape was still on there when I moved in. There was no weatherproofing on the sliding glass door either, and freezing cold air would gush in during the winter (unless you covered the seam with tape?!). Crazy. What else? There was no soundproofing, because again, this building is OLD. You could hear when the neighbor would push back the shower curtain. Any door that wasn't closed gently would SLAM and you'd jump out of your skin. If the person living above you weighed more than 100lbs, it would sound like a water buffalo was walking around up there. Emails to the office about anything would simply be ignored. You would literally get no response that your email had been received. The positives to living in this building were: *covered parking garage *the giant Christmas tree in the atrium during the holiday season was very festive *close proximity to campus (Worth .5 star) *right across the street from the police. I never had a package stolen out of the mail room and I'm certain it was because of this. (Worth .5 star) A lot of these issues could be fixed but that would mean someone would have to care enough to put money into the place. You know how that goes.

It's like no other building downtown; much better maintained and better value than any building that rents to undergrads. In three years living here, all maintenance issues were resolved with within a day and staff were great. The laundry room can get a bit backed up is the only negative.
