Don't be fooled by all the 5 star ratings as they incentivize residents to give them high ratings. Upon letting them know we would be moving out, the management company told us that there would be a pre move out inspection as stated in our lease. There is nothing in the lease saying this needs to be done, so we declined it. After we moved, we received a certified letter detailing all of the charges totaling $2200! They charged us $1100 to replace carpets that did not need to be replaced and some of the other ridiculous charges were for toilet seat replacing and a light bulb! This is all after while living there we had issues with noisy upstairs neighbors and issues with our AC unit that were never fully addressed. During COVID when none of the amenities were available to use, we were still charged a $500 amenity fee for online gym classes. Concierge staff changes so frequently that often you were only able to pick up packages until 5 or 6PM not the 10pm as originally advertised.

Could hear every single thing my neighbor below me did. Heat never worked and I froze every night during the winter. AC unit had mold in it and you could smell it whenever you turned it on. Windows and back door never closed right and you could always clearly hear outside because of it. Snow removal was awful. Property manager would just let himself in randomly, including one time when I was taking a shower. Some units have moisture and mold issues, and I knew one guy a few units over that had to throw away all of his clothing and shoes because of the mold on them. The buildings and grounds were poorly maintained when I lived here. It was basically like living with my downstairs neighbor as I could literally hear every single thing they did, even though we had separate units. Just awful.     I live here, I love it, you can always pay much more for an apartment, however, this small, 52 unit…read morecomplex is so charming; with it's lovely courtyard and gazebo, the little patios facing each other across from the manicured grassy area, make for a quiet, secure place to live. The buildings were built in the 1960's s and the brick does show it's age, but that too adds character to the living arrangement. The units are oversized, and you faintly can hear your upstairs occupants, but the space is well built and noise is not an issue. The unit, I moved into, 1-1-2021, was fully renovated and well done. The Residence Manager, has lived on the property for 26 years and takes pride in his responsibilities and workmanship and it shows. This place is a wonderful little gem, and should not be overlooked. On a separate note, the upstair occupants are very friendly and respectful and I am blessed to have them above me. I look forward to meeting more neighbors as the season gets warmer and planting flowers around my patio space.

    I've had the worst experience with Ken Gardens; specifically with Janet and Dawn from the rental…read moreoffice. They are both unprofessional and condescending to the residents. My first issue is safety; my car was broken into within 2 month of living there. I filed a police report and notified the rental office; they were completely uninterested. I asked if they wanted a copy of the report to have on file or if any safety measures would be taken. They never responded to my email. Secondly, my apartment was broken into and I experienced the same behavior; they didn't want to police report, took no safety measures and generally acted as if they did not care. Next, I had issues with a 'peeping Tom' in the fall. I asked if they would trim the bush in front of my window so that people could not hide behind the bush to look into my windows; they gave me trouble for months and advised I cannot get special treatment on landscaping. (They eventually agreed to trim the bush in the spring.) Lastly, 6+ months into my tenancy, I started recently Water/Sewage utility bills from Conservice that I was never notified of. I was told by Dawn that they would not back charge me because it was their billing error. Shocker... I am receiving $300+ of back charges and Ken Gardens is taking no accountability for their error or the fact they told me I would not receive a back charge and am now being back charged. Note, not all residents are charged for Sewage/Water; only selected residents. I am not typically a person to leave a negative review but Ken Gardens has treated me so poorly causing so much stress and I do not wish this treatment on anyone. I would highly suggest looking for another complex. Pickings are tough right now due to high rent prices, which is the only reason I am staying here MTM. I hope this review helps someone when choosing their next place to live.

Janet, however is the most unprofessional property manager that JCM Living has employed. So much so that she had to contact her boss's boss - just to make sure that when we left (which was not only due to the wasp problem, but also the fact she was trying to illegally have her removed, even threatened to purposely withhold payment, so she could file an eviction proceeding, even though rent was always paid on time) - and furthermore, that she wouldn't be charged for the following months rent after she left, since she received an invoice for the month she wouldn't be there. Furthermore, Janet was rude and completely unprofessional, even when trying to leave the property. She even refused to speak with a current resident with legal counsel beside her - and acted completely immature while being questioned about lease termination. I would stay away from this property if Janet is still employed there. I do hope that this review gives insight to prospective renters, letting them know how incompetent the property managers are. Stay away. Rent somewhere else.

There is a dog park that is always clean and taken care of. Multiple places for dog bags and garbages! We feel safe and our neighbors are so friendly. So many different places to walk too and we were able to use the pool and it was so nice. Gym is clean and has better hours then the gym!! Leasing office is great along with maintenance! Always someone around if locked yourself out or if you have an issue. Work orders are answered and done within a day, that's more based on your schedule then theirs! Major plus is seeing the most perfect sunsets. Love living here and can't say enough nice things about it!

It's built cheap to look nice and that becomes clear after living here for a while. They'll butter you up to get you in here but over time they are the least bit helpful. I suggest looking down the road.. still close to the train station but less of a headache. It's more private from the public. I can't tell you how many times people who don't live here have snuck in to park and jump on the train and the leasing office does nothing about it. Had a hit and run which cost me $1000 worth of damage to my vehicle but there are NO CAMERAS IN THE PARKING LOTS so I wasn't able to track who did it. Being right next to the train station you should expect a place like this to make you feel safe in a gated community but I don't. I've seen far too many disorderly people wondering around here at night (looking in car windows and trying to open doors) so I wouldn't recommend living here if you have children. Again, no cameras outside.

From day one of inquiring about potentially moving in, the office staff and Nick were extremely helpful and very patient with the amount of apartments we wanted to look at before choosing the correct one. We moved in with no issue, and have been here now two years and just re-signed our lease for the maximum amount of months. During our two years, anything minor that has come up, we have put a Request in with maintenance and have had it all taken care of efficiently and effectively. Anything that has come up that requires communication with Cindy or Violet in the office has also been extremely smooth and handled right away. We have three kids of different ages (high school, elementary school, toddler) and we have had no issues with feeling like the kids are not safe. The playground is perfect for the little ones to play, the dog park located right next to it is perfect for the dogs to interact and run around with no leash, and the space in between the buildings makes the grassy area perfect for the older kids to play soccer. Everyone will experience something different in life, but you get what you put out and when you are patient, kind, and understanding, anything you ask for is yours. I know that there have been some instances with specific buildings, mine was not one of them affected, but from what I see & hear (which is a lot because I am constantly walking my little one in the stroller or at the gym located in the clubhouse) the staff has worked overtime to make sure that everyone is taken care of and compensated for what happened against anyone's control. It takes a lot more effort to write a positive review than an unkind one, especially when you are unhappy in general. So with that being said, if you are thinking of moving in, and you are in search of a safe space for your family, an area for your children to play outside without having to worry, A pool, a gym, staff (Cindy, Violet, Nick, Hector, Brandon) that goes above and beyond this is your sign!

First off, the staff is nice - Cindy and Violet in the office and Nick in maintenance. The clubhouse is beautiful- thoughtfully planned, furnished and aesthetically pleasing. But please be warned, the build quality of this place is horrendous. Walls are paper thin, floor boards cracked, paint and grout missing, and appliances broken. If you do decide to tour the place (which I don't blame you, their marketing team did a fantastic job with their website), ask to look at the unit you'll actually be renting and not just the model unit. You'll see right away what I'm referring to. Furthermore there have been TWO major water leaks within 6 months apart in two separate buildings that caused residents to have to evacuate. Feel free to fact check me with a simple google search. The issue is still ongoing as multiple buildings are experiencing ceiling leaks and bursting pipes. While I agree that there are remedies for these issues, please consider the long term effects that major water leaks can cause (mold, structural issues, etc); this complex is about 2-3 years old and if the build quality is already subpar with minimal effort, imagine what their "fix" is for a major issue like this. We also found the community Facebook group concerning. While most residents are generally friendly, any post that questions an issue or raises a legitimate concern is quickly deleted by the admins. Posts asking about increased police presence or whether others were experiencing similar apartment issues were removed without explanation. I understand and agree that personal matters should be brought to management when possible. However, when there are six or seven police cars in the complex late at night and management is unavailable, the Facebook group becomes the only way residents can communicate with their neighbors. In those moments, deleting posts meant to seek clarity or reassurance feels unsettling. The safety of our family and the people around us is a priority we all share, and suppressing reasonable concerns to protect the image of the community does not sit right with me. My fiancé and I are simple people and we aren't the type to nitpick small things, but when we're paying $3,500 a month for "luxury" apartments, there is a level of expectation that we expect and this was far from it.

A crack dealer live across from me. Me & other tenants got together & cleaned this place up. Cops are not in here as much as they use to be & it is super quiet. But still they continue to do the repairs as if we are garbage tenants & want $1,400.00 a month from me. Rent is higher for new tenants for a 1 bed 700sq apt. I have been asking for the last 8 years for repairs to get done as they are not all cosmetic. Some are structural. I have sent countless emails. Finally, I got the manager on the phone. She came in my apt. And yet again, I got the song and dance. Oh this is an old apartment. We can't have you without a kitchen. We can only move you if you want WTF? Are you kidding me? I have been without a kitchen draw for over 15yrs. Plus being in a complex like this it's about your neighbors. I love mine & it is mutual. I'm ready to go to court at this point. As my kitchen as been nothing but repairs of shut the fuck up. It's usable. About 9 yrs ago they put down a 2 inch piece of plywood down due to the floor was soft. Causing a fire in my old refrigerator due to not being level. They didn't go under the cabinets & it's still soft in some parts. As they didn't go underneath the cabinets. More recently my oven died that was to be replaced 8-9. Yrs ago. This is what my apt look like & what they did with the new oven. It doesn't fit & now the gas line is where the drawer should be. Unlike other communities, management is reasonable and they listen to you , bother you less with silly things. Post lease treatment was good too. Parking is not a problem and things go smoothly if you are willing to compromise on a few things as below : Houses are old and weak. By weak, I mean that the walls which are supposed to provide you shelter from wind, rain and sunlight shake with fear when you or anyone else moves in the building. If you stay downstairs, after a few days, you can easily make out who got up upstairs and in which direction they are walking. Soon you would get trained and you will tune yourself to get up with them or even before them waiting for them to get up. Sometimes late in the night you would wonder what the time is since nobody got up upstairs. Or simply you would know that is 4:30 in the morning. You'll know when they are on vacation and when they are back. Your sense of Footstep Recognition will heighten like anything !! The walls are literally paper thin. Showers and vent fans in the bathroom are as loud as night clubs, especially the vent fan. You can hear your neighbors use the bathroom in your sleep. A single switch controls both the light and vent fan in the bathroom. In my house this switch had a faulty wiring. Often when I switched off the lights and came to my room, randomly after a few seconds/minutes or hours the light and loud vent fan would switch on all by themselves. If I had slept, it was time to wake up with a stroke. Girls and boys in their mid 20s, high, going wild in their balcony or even streets and dancing on a super loud mono Cassette players is a common sight after 6:00 PM. When people here make noises, they don't give a f*** ! Everything that has been done to stop them in the past has failed miserably. They simply dare you to test them and their confidence makes you accept that nothing can be done even if it is your first day in your brand new house ! Below my house there was some sort of an open passage which went from next to my balcony to almost the middle of my room. I have absolutely no clue as to what it was. My bad luck was that the passage ended right underneath my bed. In case I found some peace in life, my neighbors cat ( 2 of them) would silently get in there and patiently wait for the right moment until I'm in deep asleep. When the time is right, both of them would suddenly shout in a heavy manly voice as loud as possible. I'm way past the age when people play pranks on one another. Imagine a sound coming from an impossible place like underneath you bed ? Imagine living alone and hearing sounds like these ? Imagine having to suddenly wake up in sheer panic, unable to breathe or think and having to ask yourself questions like :- Is this house on a grave ? Trust me, even the ghosts have broken their lease and left this place. Soon, I got used to it as I found a solution to fix everything...I never slept. The community is sub-standard with awesome people. Smoking in the balcony is a part of your lease agreement. Almost every body smokes here (not that its good or bad..just an observation) and smoking the real stuff is a socially accepted culture... Once on Friday night around 10-15 cop cars came and I saw 2-3 people running away from the backside of the complex minutes before the cops arrival. I was no longer shocked to see these things, I was just curious to know more about these superior race of humans. How come they knew about the cops ? And how come, their timing was inch-perfect...? These are once in lifetime things and I'm glad I witnessed them.. I was also privileged to witness some live physical fights and violence in front of me. Oh, and one more thing.. you might sometimes find yourself locked out in the cold. The door auto locks itself so remember to carry the keys even if you are taking the TRASH out.. This has happened to me few times and I had to call the maintenance. I hope you can see why these things should not be a concern for anyone living here. I'm giving it two stars because the onsite management was surprisingly good and so was the rent. If anything went wrong, it was fixed. There are only a few things the management can do. What sells here is the price and I guess it works for everyone who lives here. So... you decide !
