Could hear every single thing my neighbor below me did. Heat never worked and I froze every night during the winter. AC unit had mold in it and you could smell it whenever you turned it on. Windows and back door never closed right and you could always clearly hear outside because of it. Snow removal was awful. Property manager would just let himself in randomly, including one time when I was taking a shower. Some units have moisture and mold issues, and I knew one guy a few units over that had to throw away all of his clothing and shoes because of the mold on them. The buildings and grounds were poorly maintained when I lived here. It was basically like living with my downstairs neighbor as I could literally hear every single thing they did, even though we had separate units. Just awful. House centipedes, large beetles and more inside the apartment constantly. Disgusting. Absolutely shameless property owners. Do not recommend

I live here, I love it, you can always pay much more for an apartment, however, this small, 52 unit…read morecomplex is so charming; with it's lovely courtyard and gazebo, the little patios facing each other across from the manicured grassy area, make for a quiet, secure place to live. The buildings were built in the 1960's s and the brick does show it's age, but that too adds character to the living arrangement. The units are oversized, and you faintly can hear your upstairs occupants, but the space is well built and noise is not an issue. The unit, I moved into, 1-1-2021, was fully renovated and well done. The Residence Manager, has lived on the property for 26 years and takes pride in his responsibilities and workmanship and it shows. This place is a wonderful little gem, and should not be overlooked. On a separate note, the upstair occupants are very friendly and respectful and I am blessed to have them above me. I look forward to meeting more neighbors as the season gets warmer and planting flowers around my patio space.

Don't be fooled by all the 5 star ratings as they incentivize residents to give them high ratings. Upon letting them know we would be moving out, the management company told us that there would be a pre move out inspection as stated in our lease. There is nothing in the lease saying this needs to be done, so we declined it. After we moved, we received a certified letter detailing all of the charges totaling $2200! They charged us $1100 to replace carpets that did not need to be replaced and some of the other ridiculous charges were for toilet seat replacing and a light bulb! This is all after while living there we had issues with noisy upstairs neighbors and issues with our AC unit that were never fully addressed. During COVID when none of the amenities were available to use, we were still charged a $500 amenity fee for online gym classes. Concierge staff changes so frequently that often you were only able to pick up packages until 5 or 6PM not the 10pm as originally advertised.

Janine, the leasing and marketing manager, went above and beyond to make us feel comfortable from the very beginning. She was a great help and extremely personable. In the end, we decided to buy instead of rent but had we decided to rent, we 100% would here. Highly recommend The Edge at Matawan.

I've had the worst experience with Ken Gardens; specifically with Janet and Dawn from the rental…read moreoffice. They are both unprofessional and condescending to the residents. My first issue is safety; my car was broken into within 2 month of living there. I filed a police report and notified the rental office; they were completely uninterested. I asked if they wanted a copy of the report to have on file or if any safety measures would be taken. They never responded to my email. Secondly, my apartment was broken into and I experienced the same behavior; they didn't want to police report, took no safety measures and generally acted as if they did not care. Next, I had issues with a 'peeping Tom' in the fall. I asked if they would trim the bush in front of my window so that people could not hide behind the bush to look into my windows; they gave me trouble for months and advised I cannot get special treatment on landscaping. (They eventually agreed to trim the bush in the spring.) Lastly, 6+ months into my tenancy, I started recently Water/Sewage utility bills from Conservice that I was never notified of. I was told by Dawn that they would not back charge me because it was their billing error. Shocker... I am receiving $300+ of back charges and Ken Gardens is taking no accountability for their error or the fact they told me I would not receive a back charge and am now being back charged. Note, not all residents are charged for Sewage/Water; only selected residents. I am not typically a person to leave a negative review but Ken Gardens has treated me so poorly causing so much stress and I do not wish this treatment on anyone. I would highly suggest looking for another complex. Pickings are tough right now due to high rent prices, which is the only reason I am staying here MTM. I hope this review helps someone when choosing their next place to live.

Girlfriend rented from this place for nearly 1.5 years and began a month to month lease after the…read moreinitial 12 month lease, paying $1425 per month. Janet, however is the most unprofessional property manager that JCM Living has employed. So much so that she had to contact her boss's boss - just to make sure that when we left (which was not only due to the wasp problem, but also the fact she was trying to illegally have her removed, even threatened to purposely withhold payment, so she could file an eviction proceeding, even though rent was always paid on time) - and furthermore, that she wouldn't be charged for the following months rent after she left, since she received an invoice for the month she wouldn't be there. Furthermore, Janet was rude and completely unprofessional, even when trying to leave the property. She even refused to speak with a current resident with legal counsel beside her - and acted completely immature while being questioned about lease termination. I would stay away from this property if Janet is still employed there. I do hope that this review gives insight to prospective renters, letting them know how incompetent the property managers are. Stay away. Rent somewhere else.

The parking lot behind my apartment is dimly lit, a complete sheet of ice, and if I forget to lock my car, you can bet someone is going to rummage through it while I sleep. People seem to like to use my dimly lit corner parking spot to do drugs, have sex and sleep for days at a time. Management's solution? "leave a note". I am looking to break my lease, since they are not holding up their end of the lease to insure a safe and secure environment.

However, I have noticed that in this time, the living situation has greatly declined since I first moved in, which is why I am currently moving out. A lot of people enjoy the fact that they can have their dogs or pets. No one enforces any kind of rules to curb the pets. Nothing like running to your car for something and traipsing through something nice and smelly. I just recently had an incident where my ceiling leaked when it rained heavily and again during the hurricane. It appeared the water was leaking out of my living room light fixtures and down the insides of the walls. And I mean my couch was completely drenched, it wasn't a drop of water. Odd because I live in a first floor apartment. When I called for service, I was left a note that they came and took pictures of the water marks on the wall. I don't consider that to be service, per se. Also, attempting to get in touch with the property manager is darn near impossible without MULTIPLE tries. For instance, I got a rent bill that said I owed $0.00 for my last month, which I suspected was inaccurate. So I called the leasing office. Twice I explained my story and twice was told "oh, the property manager isn't here, call back when she is at such and such time". So I did - because the office wouldn't take my phone number to give this person to call me back when I was trying to fix their problem. And on the third try I got the elusive property manager. Never has someone been so unnecessarily rude to me. I understand people make mistakes, and I was just trying to cover my bases, no biggie. She treated me as though I was causing her a huge problem before curtly informing me I owed the rent and slamming the phone down on me. All in all, I wouldn't move here if you paid me to at this point. There are plenty of other complexes in the area that I assume are better maintained and possibly staffed with helpful people.

There is a dog park that is always clean and taken care of. Multiple places for dog bags and garbages! We feel safe and our neighbors are so friendly. So many different places to walk too and we were able to use the pool and it was so nice. Gym is clean and has better hours then the gym!! Leasing office is great along with maintenance! Always someone around if locked yourself out or if you have an issue. Work orders are answered and done within a day, that's more based on your schedule then theirs! Major plus is seeing the most perfect sunsets. Love living here and can't say enough nice things about it!

It's built cheap to look nice and that becomes clear after living here for a while. They'll butter you up to get you in here but over time they are the least bit helpful. I suggest looking down the road.. still close to the train station but less of a headache. It's more private from the public. I can't tell you how many times people who don't live here have snuck in to park and jump on the train and the leasing office does nothing about it. Had a hit and run which cost me $1000 worth of damage to my vehicle but there are NO CAMERAS IN THE PARKING LOTS so I wasn't able to track who did it. Being right next to the train station you should expect a place like this to make you feel safe in a gated community but I don't. I've seen far too many disorderly people wondering around here at night (looking in car windows and trying to open doors) so I wouldn't recommend living here if you have children. Again, no cameras outside.

STAY FAR AWAY. Property management as absolutely horrendous, corporate takes zero responsibility…read morefor their employees and has zero concern for residents' safety, and the quality of the construction is beyond shoddy. I have lived at this property for over a year and while I was optimistic for a short while that things would get better, things have gone from bad to worse. They initially had me sign my lease back in January 2018, however, I did not know at the time there was no Certificate of Occupancy, which violates NJ law. Further, I had selected a move-in date in February and had checked in on the property the week before my move-in date to see if I could peek in a window to figure out whether a piece of furniture I wanted to buy would fit. I was horrified to see that the town house was far from being ready. From my limited view, I could see the laminate flooring wasn't down, the walls weren't painted, the kitchen wasn't completed, and there were still kitchen appliances sitting in the middle of the room. I immediately contacted the leasing office who couldn't give me any info and had to start calling around corporate the next few days for answers, to which I barely got a response other than we'll get back to you. I finally heard from leasing two days before my move-in date that it wouldn't be move-in ready for me (gee, shocker). Fortunately, I was staying with my parents during those two months, otherwise I'd have needed to pay for storage and alternate living arrangements. On my actual move-in date over two months later, I was really shocked at how hurried much of the construction was and how the property had been treated by the team. There were gouges in the floor, in the baseboards, and in the walls. Cabinets and appliances were cracked and scratched. Corners of walls had already been chipped. My walkthrough was supposed to be done with a leasing agent (Melissa Jordan), but while waiting for her in her office, a potential new tenant walked in off the street without an appointment and she pawned me off on the maintenance employee. Not a great start. Things only got worse after I moved in. My A/C had never been connected, so my house became blistering as soon as the weather became hot in early May. I had entered a maintenance request that went unaddressed for three days until I showed up ion the office on Saturday morning. Maintenance came over immediately and discovered the A/C unit hadn't been connected, so he connected the united. The first two floors were okay, but nothing changed in the third floor, where my bedroom was. For the next two months, I had to suffer through 90+ degree temperatures in my bedroom while I begged and pleaded for them to do something. They kept telling me they were working on a solution and working on a solution, that I was the only one with this issue, and meanwhile, my bedroom became uninhabitable. After a month, I had to send a registered letter threatening to sue the property and advising I was going to start withholding my rent until the conditions were fixed. It wasn't fixed until sometime in mid-late July and their fix was installing a ductless system upstairs that doesn't turn on/off like regular central A/C. It blows directly onto my bed and I wake up multiple times during the night to turn it on and off because I'm freezing or sweltering. Oh and as it turns out? EVERY townhouse had the same problem and their construction team that came in to install it admitted that they'd told the engineers the ducts were too small in the plans such that air wouldn't carry to the third floor, but their concerns were ignored. The overall problems in the development continued. Safety is a major concern with management refusing to install cameras and constant police activity throughout the complex. After a technical glitch with their payment portal that rejected my rent autopay, the complex is now suing me for unpaid rent and filed suit 3 days after the day my rent was due and the issue brought to my attention. Given that this was the fault of their chosen tech and a similar issue led the manager to extend the deadline for me many months ago, I requested an extension from the leasing agent. She ignored my email for 3 days and then instructed the suit. Deplorable and unprofessional behavior, total ineptitude in property management. I now have to take off of work to appear in court. Don't make the same mistake we all did. RUN in the other direction.
