    We began working with RealManage in October 2025 after a thorough HOA review process that included…read moremultiple vendors. Their sales presentation was polished and emphasized proactive management, strong communication, and reliable execution. Unfortunately, our experience has fallen significantly short of those expectations. Many of the commitments made during the onboarding process have not materialized. Communication is inconsistent, and tasks often require repeated follow-ups before any action is taken. What was presented as proactive management has instead been largely reactive. We were also told their Jacksonville office would provide accessible, local support. In practice, the office is only open two days per week, limiting its usefulness and availability to our community. The accounting side has been particularly concerning. Transactions are frequently posted to incorrect GL accounts, requiring board members to identify errors and request corrections. This creates unnecessary work and raises concerns about the accuracy and reliability of financial reporting. Homeowners have also voiced ongoing frustration. Feedback from our community indicates that calls and messages often go unanswered, and residents have had difficulty securing confirmation for amenity reservations--even after paying required fees. Basic responsiveness and follow-through have been lacking. Additionally, we were promised a user-friendly mobile platform and streamlined online ARC and reservation system, neither of which has been effectively delivered. Operationally, responsibilities appear misaligned. The HOA President is frequently asked to sign documents that should be handled by the CAM in accordance with board decisions, creating inefficiencies and added burden. Property management execution has also been lacking. Needed repairs to the amenity center have been delayed due to a lack of experience and follow-through from the assigned CAM. Previously, we relied on a more experienced manager for guidance, but without that support, board members have had to step in to fill gaps. This has been especially evident in larger projects. For example, during our playground replacement, the CAM has only been onsite once, while a board member had to take time away from work multiple times to coordinate with contractors. Additionally, after a county permit was placed on hold pending a landscape architect, it took two months without resolution until a board member ultimately sourced one. Meanwhile, the playground equipment remains in storage. Vendor management has also been an issue, with multiple vendors reporting payment delays of 20 days or more. Overall, the gap between what was promised and what has been delivered has been disappointing. The lack of communication, repeated errors, delayed execution, and need for constant oversight have made this a frustrating experience for both the board and the community.

    The owner of May Management bought a house in a residential neighborhood, and pretended to be the…read morenew neighbor. She then quickly turned it to an Airbnb commercial unit. May Management sent out a photographer to take pictures of the commercial unit, and she purposely took pictures to include our private residence on the world wide website. We live in an area that is somewhat secluded, and liked it that way. Suddenly, our home is on view to anyone who clicks on the site! We asked the owner, nearly three years ago, to crop out our private home from her ad, but she will not do so. Airbnb will also not help. They are purposely using our private residence in their commercial ad, effecting our privacy. There is plenty of space to crop out our home, which would only take a couple of minutes. Now, besides Airbnb, they have placed all the same ads on the Utopia vacation rental website as well. They just don't give a damn.

For some reason, despite this being my personal property, they became engaged in the collection process. May Management then supposedly sent a check (which has mysteriously disappeared) to the condo unit which I rent out. My tenant has not seen the check. They have my correct address on file. May management is unwilling to even acknowledge their error and insists, despite multiple calls and requests that this be expedited, that "Accounting won't allow a duplicate check to be issued for 30 days due to policy". This is not for a substantial amount of money. Pathetic....... We deserve better from a supposed professional management company.
