My wife and were working with a loan originator to buy a house. We were approved, but were then denied by underwriting. We were given a checklist of what needed to be done to be able to close. We completed and rectified everything that they told us to. We reconnected with our loan originator to purchase a different house 2 months later. We were told everything was in order, only to have the new branch manager call us and tell us that we should never have been approved for this new loan, and that our loan originator was running rogue, and the loan application on this house was dead. I worked with Aileen Bida in PA. She completely mislead me in every way. I called to see if I could qualify m. She made it sound as if I wasn't far from being approved. She had me call her buddy for "credit repair" all he did was scam me for $275. Also, Aileen was telling the realtor I worked with that I would not be able to get approved, while still telling me that I had a chance. The idiot realtor, would tell me she would check on something and then not get back to me. When I finally confronted her about not answering my questions, her response was you're not going to qualify anyway. Something I was not aware of. Both the realtor and Aileen scammed me out of quite a bit of money. DO NOT USE THIS PLACE. I have also since learned that this company has a lawsuit against them. read more

With all of this extra time at home, I decided it was finally time to look into refinancing my condo - low interest rates! I have known I should do this for sometime, but honestly - the idea of it was so overwhelming. But, a friend recommended Ralph at Total Mortgage to me. So, I reached out and inquired. Horrendous customer service. From the closing of our home to monthly payments. The closing took 2+ months and then we were threatened to have it postponed even further the day before our closing because the broker waited until the last minute to follow-up on the paperwork we submitted 1.5 months prior. Then to top it off, they do not have an online payment option so we have to mail our payments in monthly (which is religiously done before the 1st of every month) and then receive delinquent notices when they do not cash them within 3+ weeks. read more

As a first time home buyer, I was ecstatic at getting a pre-approval for an amount that was way more than I expected and at a lower interest rate than the bank. I placed an offer on my perfect home (which also cost less than my pre-approval amount), and was told that we would easily close in no time! It was all downhill from there. I was asked daily for more and more documentation, and gladly obliged, in a very timely manner. The seemingly unnecessary documentation and clarifications didn't even bother me so much as the constant misleading. I was repeatedly told things were "on track", "scheduled to close", etc., when in reality, we would have to push back our closing date over 3 times-extending it a month past the original agreed upon date. A week after my original closing date, the agent I was working with went on vacation and I had a difficult time getting ahold of my new agent. Apparently, not all documentation was sent to the new agent, causing further delay. I was not informed that anything was missing, and assumed that because I had done my part, they would do theirs. Wrong. Instead of being upfront about someone on their end dropping the ball, they put the blame on me-the customer and rookie at home-buying! When I confronted them and called them out on their shortcomings and inability to deliver on their own promises (this was at EOB on the 3rd agreed upon closing date), I was told that I would have to speak to their lawyer. Eventually the new agent calmed down, came to his senses, and continued to do his job. We finally closed two days after 4th "promised" closing date. The seller and title company both sent their apologies to me for the unprofessionalism exhibited by Total Mortgage. The title company assured me that not all home buying experiences are this hectic and chaotic and that they would never do business with this mortgage company again. I will also never do business with them. To all current and potential homeowners: take the higher interest rate, pay the larger down payment, do whatever you need to do to avoid the stress and lies delivered to me by Total Mortgage. I am grateful to have finally closed, but resentful at the stress induced by the seemingly incompetent personnel that work there. I applied to Total Mortgage. Months of having to resend documents and clarify their misunderstanding, misinterpretation, etc, they said they couldn't handle the back and forth. What? Isn't that the process of working out an application for a mortgage? Such unprofessionals. This is on top of having me pay for an appraisal only to tell me they should have waited 6 months before processing the application. So, I spent $500 I will never get back for nothing. While the experience through the application process and with sales person was good, the actual servicing of the Mortgage has been HORRIBLE. I made my first two payments, then found out the loan had been transferred (as I expected it would), however they changed the account and payment location. So, my first two payments both which showed cleared by my bank to Total Mortgage were not applied to my account. The customer service to resolve this issue has also been terrible, as I have spent hours on the phone and provided multiple proofs of payment, yet still my account is not cleared up!! Save yourself the headache, DO NOT USE THEM! My homebuying process took about 3 months longer because of them. They would fail to communicate not only with me, but also the underwriter and my realtor. It would take about five days for me to get a response on my emails. Even my HR/payroll manager started getting frustrated at the fact that they seemed confused on what information they needed from her;when they needed something from her they made it urgent,but took days to respond to her emails(i guess the person on my case went on vacation and forgot to let us know )They had to do two hard inquiries on my credit (FYI that lowers your credit score a few points); the sad part is the only reason for the second inquire was because they failed to submit paperwork in time. Because of it i ended up having to pay extra fees, had to put a larger down payment, and got a higher interest rate. In other words, I lost money (but they got their cut in the end, worryfree). I spoke to my realtor about the issues and she told me another couple that were closing on a house had the same complaints. When i was signing the papers with my lawyer (and he realized one of the paperwork was wrong) he mentioned how he disliked dealing with Total Mortgage because all his clients that went through them either have a paperwork missing or it was wrong. How can it be that my realtor, my HR Manager, my lawyer, and myself were pissed/irritated in the end. If i had known beforehand, i would've turned back in the beginning and saved myself the anxiety attacks(thanks to them,i know what they are.) read more

First Yelp review ever in my life, that's how bad this experience was. The entire experience was tragic mostly at the hands of Steve Kasperzyk and Karen Marra. I was a first time home buyer and even though I thought I was asking the right questions, Steve has the communication skills of a child, and everything became my fault despite bending backwards to get them every document they needed. He refused to give me or my lawyer realistic expectations of what Total Mortgage still needed and real closing dates. I never felt taken care of in the process or guided to get to the outcome -closing. We closed over a month late, despite the week of the original closing date telling me we were all set. Karen is extremely unorganized, and I'm still not sure if Steve and Karen work in the same office, because their communication with each other was awful. I had to resend documents multiple times. Steve communicated mainly with the seller, who he admitted, was his good friend (conflict of interest??) but still his miscommunications with me became my fault. If I could give them less then 1* I would. Most unprofessional experience you will come across while doing something so important. Submitted every document requested (in most cases the same day but never later than the next). We started this process in May. Since then they have switched our underwriter without explanation and our broker wasn't returning our calls, or emails. He has only returned our call after we had our lawyer and realtor reach out to him. I got a phone call the Friday before Memorial Day, Dan said that he was working all weekend & to send in my info right away & they would start working on my file. I sent everything from pay stubs, tax returns, etc & heard nothing. Finally on the following Thursday I emailed him...still nothing. Then on Friday he finally calls me. Instead of wanting to help me he tells me to take a pre-approval from another co & go find housing & come to him when I have put an offer on then he will see if he can get me approved. I explained at least 5 times that when I got my other pre-approval my credit wasn't as good but now I want to see if I can do better now that my credit has gone up considerably. He still refuses to send my info to underwriting. We get into an argument about it & I hang up. He then has the nerve to email me to let him know when & if I still want him to send my info to underwriting. I call the co to put in a complaint and no on will help me or talk to me about it. All I was told someone would call me back. it is now Monday at 10:45 & someone should have called me back by now. This co doesn't do what they advertise & certainly discriminate against single moms as they won't even bother putting your info to underwriting let alone get you a loan in 21 days. I couldn't even get them to give me a pre-approval which I have gotten the same day before from co.s & I used to work for a mortgage dept in a bank & know they could have gotten me that a week ago. It is now 2pm no one has gotten back to me and on top of it another email do I still want a mortgage but a generic one as if I never sent in my financials. read more

My rating would be zero stars for this awful, unprofessional and lying company who is shoddy at best. I got a pre-approval letter in a day and they told me everything I wanted to here just to get me hooked on their false promises and fake deadlines. They don't answer their phones, return messages, or respond to emails. I got all the way to the underwriting process and had a deadline to get a mortgage commitment that we already had an accepted offer on. Not only did they NOT make the deadline or communicate to me that they were NOT approving me, but they let it go so far to sending me an email by someone who I don't even know stating that I was denied on the day of closing! After the appraisal, inspection, which I paid for, lawyer, and time/effort, they have the audacity to not even tell me I was denied until the day of closing! Who are these people?! I provided them with everything they asked for and have a good job, income, and credit. I'm from Sacramento CA and was working with one of their loan officer Shea Ruthe. I was looking for a house first time buyer. Found a house and we talked numbers. I was approved. Did all the paperwork. Took money out from my 401k. We agreed on a 5% down and i thought everything was good up until 2 days before closing cost. He told me he needed $6300 more on my acct for some reason even though I already got the money for the down. He told me "no $6300 you lose the house" i said "i don't have it Shea" and he replied "yes you do" in a cocky voice. Made me feel like i don't have a choice but to get the money, i felt very disrespected and i felt being conned by this man. They probably thought since i gave a 30 day notice to my landlord , I didn't have a choice but to give them what they want. He's also been saying to my realtor that he told me to get 30k to put down for the house which was false. Who would want to pay more? My goal was to pay less as possible let alone pay 30k. I go a proof that we agreed on a 5% down on a 261k home (i got a screenshot of the convo too). I ended up I cancelling the house purchase since I don't have the extra money that he's asking which i found out 2 days before closing date. They just lost a client because of greed, Especially my own time too when i need to send paperwork after paperwork after doing an 8hr shift myself. I didn't know that's how these people do business with first time buyers. Astounded and Disappointed is an understatement. I wrote a letter with their VP Dan Moore but no reply yet. You can tell a lot about their customer service when one of their high ranking officers (so to speak) don't even reply at all. Anyway. I just want to let everybody know about my experience with Total Mortgage and it was a horrible experience. And to top it off, my credit nosedives by 60 pts. Tried to apply for a 7/1 ARM mortgage of $484K and talked to them (Joe Bart) last Friday. They were busy and said they would call me back Monday (today). No one called. I checked their rates today on bankrate.com and trulia.com. For that loan both sites published a note rate of 3.125% by Total Mortgage. Called again today and talked with another agent (Eric) and tried to apply for same loan for the published rate. Eric offered higher rate and said he'll check and get back to me. He did not. Called again and talked to the manager (Eric Martin) who said he cannot talk to me because he is not licensed in CT. By the end of the day Joe called and started by saying that "rates went up 1/4% today" , whereas I know that rates actually went down today, I hung up on him (what a manipulator). Bottom line: this is a bait and switch operation. Funny thing is to read what they claim to be:"Superior service, low pricing, INTEGRITY with zero hassle". Let me tell you: they are what ther are but they are NOT what they claim to be. I plan to file an official complain with Consumer Affairs. read more

I used lending tree.com to search for best mortgage rates in the area. I then received an email from one of their representatives and everything went well until they locked me in as a customer then things went downhill fast. I was locked-in for 60 days and promised that my loan would be closed way ahead of time and that I should not be concerned. The appraisal was done within 10 days and then I tried to contact my sales representative but, I only got his voicemail which said that he has taken a leave of absence. I then checked my loan-status online and nothing has been done to my loan in 20 days. I then called the location and got the loan processor on the phone. She was very inexperienced and kept saying, "Don't worry Mr. Jones, we'll have this closed way ahead of time. I asked to speak to the person who was temporarily handled my file and I heard him in the background saying "He doesn't need to talk to anyone but you!" We'll the 60 days came and went and my loan still wasn't closed. I called and asked for a manager and no one called me back. I called someone that I knew who worked for the president of the company and she promised to get the branch manager to call me back and that never happened. I finally got a voicemail from a Erika who said that she was a manager but couldn't help me. Finally, on the 65th day, one of the other managers helped to expedite things but," kept saying that they were having their best month ever. When I received the final closing papers, they payoff to my old mortgage company was off by 8,000 and the attorney fee was $150.00 more then I was promised. They finally got the payoff right after 2 more days but said that they can't do anything about the attorney fee. The loan was finally closed in 67 days and the closing attorney admitted that they only prioritized the purchase mortgages and pushed all the refinances aside. I get a letter after the mortgage closed stating that they were selling my mortgage to Green Tree LLC and that my September 1 mortgage payment can be paid to Total Mortgage prior to 9/1/15 and payments after 9/1/15 need to be sent to Green Tree. I had reservations about sending my first and only payment to Total Mortgage but, did so anyway to make sure I paid my new mortgage prior to September 1st. What a mistake that was. They received my payment on 8/31/15 and were supposed to send it to Green Tree(Now Ditech) and as of 1:35 PM today my new mortgage company still has not received my September Payment. I had to come up with another $2,200.00 to make sure that I am current. Total Mortgage is one of the worst companies that I have ever dealt with. The staff are rude, do not care about their customers and management is even worse. I will never use this company again and I recommend that no one else uses them either. read more

I have read the reviews posted on this company and I have to disagree with everything they said. I have never met a more professional group. Eric Kahn was very professional, sincere and he knew what he was talking about. My loan was funded today and yes it will be sold off to Chase, but, who cares...the interest rate remains the same and I bank w/Chase, so no big deal. They were upfront about it. Eric's employees, as well, are very professional. Glad we got to work together! read more
