While the pros and cons of my last review still stand, this place has continued to deteriorate…read morewhile the price rises. All rooms are $60 in 2019 with tax about $65. The local B&B/AirB&B are $85 an $140 so if price is your first criteria this is still an option. This trip, there was live roach activity with the response "we spray quarterly" not "I'll send someone over with spray right now". I bought $5 spray to do it myself. Towels are dingy (like a mechanic's shop dingy). Caulk around the tub is black. Shower curtain is filthy. Water came out of sink and shower in brown--unsure if dirt or rust and eventually turned clear. Room is dark with old old lampshades and blackout curtains. TV is great/new. Room is large. Clerks are friendly. They've added wifi but it doesn't work but occasionally. Highway noise is minimal so the room can be quiet--one night two guys worked on their car in front of my door from 4-5 a.m. There was no cleaning service daily--just amped me up with towels for the week and let me be. If they invested in 3 sets of newer towels or the up to 3 rooms they have rented at a time and paid $2 for new shower curtains they would update the value of staying here. They park 3 jaguars in the lot to make the place look used.

Upshot is - I think this is a good place and we're very likely to stay here again the next time we're in the Peru, IN area. The hotel is welcoming with a bright, open lobby, good, safe parking and friendly, helpful staff. The lobby was clean and featured a lot of conveniences for which snootier places would charge. Breakfast, as others have mentioned, was a real treat and Nicole was a whirling peach helping everyone out while evincing friendly interest in all guests. Our room was perhaps less perfectly clean than it might have been (either a large white-haired dog or a polar bear had recently been housed there, and housekeeping's noble struggles to mop up all the residue weren't 100% successful) and the bathtub drain was slow and allowed water to pool around my ankles during just a quick shower. Here's the thing, though: we were headed to a wedding shortly after we arrived and were only there for one night. I'm CERTAIN that if I'd mentioned these issues to the folks at the front desk, they would have been rectified tout suite. I didn't, though, because I didn't have the time. (I mentioned them in response to a "How Were Things?" email from management - hey, and that email itself is a great sign, eh? - and got a royal apology and a promise to jump on fixes.) And other family members staying at the Best Western Circus City Inn had nothing but high praise for the cleanliness and functionality of their quarters. Ours was just bad luck - what are you gonna do? It happens. So, while _our_ experience was maybe a little flawed, I think that was unusual and the hotel itself is a solidly good place to stay in Peru.

There are a few positives: the price point is great, it's dog‑friendly, and being able to park right outside the door is genuinely convenient. Unfortunately, the stay fell short where it matters most. The mattress was extremely uncomfortable, the pillows were old and completely flat, and the walls were thin enough that we heard everything around us. We also always check around the mattress and headboard when we travel, and there was a noticeable amount of debris between the mattress and box spring, which didn't give us confidence in the cleanliness. On top of that, whatever detergent was used on the bedding caused me severe allergic reaction, which made it impossible to continue our stay. The property looks like it's been redecorated, but the essentials of cleanliness, comfort, and overall sleep quality just aren't there. We ended up leaving after the first night despite paying for two. Overall a disappointing experience.

We booked a three bedroom room (they only have one available). It had a king bed in one room, bunk beds in another, and then a living room with a pull out couch that works as the third bedroom. The space connecting everything is the kitchen. This room is perfect for a bigger family or anyone wanting extra space. This is a remodeled motel and is off a busy road. If you are sensitive to noise that could be a concern, but it wasn't bad when we stayed. I appreciated the quality of the room for the price paid. The bathrooms were nice as well. They need black out curtains as the lights from the parking lot can be annoying for light sleepers. I ended up hanging a blanket (not easy to do) to block out the light. All staff were friendly. They also have a food truck to order breakfast. I would order ahead of time! It was tasty. Check in and out were easy!

My son was heartbroken we left his stuffie behind. Overall, we had a really enjoyable experience. The pool was great, the s'mores and fire pit were great. The breakfast was great. We loved the seating in the evening to bring dinner back and enjoy at a table near the lobby. The hotel was clean. We will be back again :)

Saturday night the guests had taken over the entire breakfast seating area with crockpots of food and delivery pizza. I wish we would've made friends and ate with them instead of next-door at the Farmhouse Restaurant. It was terrible. I wrote a different review on that. We booked a 2 queen room for our family of 3. The room was spacious and had a view of the woods and walking trail behind the hotel. There was a mini fridge, microwave and coffee maker in the room. The shower had shampoo, conditioner, and body wash. We did have problems with our door unlocking, but it was no issue. The main reason we stayed here was for the pool. The pool is 3'6" deep with a basketball goal and water spraying into it. There is a kitty pool that was 1 foot deep and two small slides. There was also a hot tub that went indoor and outdoor Saturday night the hot tub was too hot for my son to get in but Sunday morning it was warm. Lots of kids in the hot tub. The pool is not heated. It was pretty cold. I preferred the hot tub temperature. The staff at check-in and check out were both very friendly. They do a continental breakfast with two waffle makers. My son loved making his own waffles. They also had scrambled eggs, sausage, links, ham, hard boiled eggs, bagels, toast, muffins, oatmeal, and cereal. Plus a machine with orange juice, apple juice, cranberry juice, and water and of course there was a coffee. We enjoyed our stay! As loud as the hotel was Saturday night. I expected to be woke up by kids running down the hallway or slamming doors and I'm happy to say we all slept all night. Great destination hotel.

After my parents both passed…read moreaway, I stayed here for the week while finalizing the house for sale and have stayed here on visits back to town. It's become a comfortable place for me when visiting back home. I've stayed at great places all over the globe, including a lot of impressive B&Bs (and a few not so impressive!). Arbor Hill Inn is a gem. The rooms are appointed comfortably. They have themes, and from my perspective, are done without being cloying or over the top . The prices are reasonable and the breakfasts are a lovely (and nicely done) way to start the day. The owners and staff are very accommodating and pleasant, and know how to run a place without being intrusive (the house and annex are laid out in a way that one has decent privacy).

From the first phone call, the staff (Chris) accomodated every request from a larger room to a later check in! She was also very helpful in determining realistically how long our travel from Midway would take! While in residence in Uncle Karl's room, we were treated to freshly baked cookies and tasty breakfasts. The wedding party took over the place and the owners didn't seem to mind at all! Great place for a wedding! Upon returning home, my husband realized he left a club on the golf course! The club was located but the course was not helpful in sending it across the country. Never mind, Laura at Arbor Hills to the rescue! With a bit of online coordination, UPS picked up the club and my husband received it in good time and stead. Talk about the extra mile! Don't know when we will be back, but for sure we will stay here again! Thanks for making our stay comfortable!
