This company is very poorly managed. They are very difficult to get into contact with and do not respond to maintenance requests in a timely manner. I basically had to harass my property manager for one dehumidifier for our serious mold issues and was then told by the property owner to use "elbow grease" to resolve it. After an insurance adjuster, a plumber, and a contractor visited the property, the contractor (right in front of me) ripped off a piece of the rotten subfloor and said he could push his fingers through the wood. There was no exterior wall insulation, letting in wind and the elements regularly. In the 18 months I lived at the rental, I saw maybe two employees. I even visited their Arden office and not a single employee was present. My property manager refused to refund me the money for the total days my door was unable to even shut fully following a break in, even after I sent in the police report. They raised my rent by $30 a month after I had already reported the mold issues. If you're a renter in Asheville or NC, stay far away from this company and go for a bigger property management group. I've never seen this amount of dysfunction from a renter in my life. read more

Postings on Craiglist and facebook from Gary Properties is not reliable. Every time he asks for forms to be filled out to just show the properties. The refundable fee for credit check still has not been refunded. No replies after several attempts. I will not recommended it. Be careful. Update: after all this time still nothing. It's so embarrassing that they would treat a vendor this way that always took care of them. I've been trying to collect $100 that's been due to me for over three years, Caryn Mills promised me payment. My installer made five to six empty runs to her client's house that would not let us do the work. We just wanted $100 to compensate for all the missed time for our installers who work very hard. Caryn promised us 200 but we said 100 is fine. Her and homeowner John Dorsey have been belligerent and dishonorable and refuse to pay. I can not....and will not recommend folks that do not keep their word. Do not use this company unless you are prepared for $20,000 damage to your property after every tenant moves out. They do not properly screen applicants nor do they inspect properties. Their tenant did riot report leaks in the property among other small repairs which would have been easily repaired. These issues resulted in major damage including mold which took months of repairs and treatment. It's a scam! Not professional, no communication, unrealistic expectations. Due to A PANDEMIC I'd been unemployed from my main job for a year, I was looking to first get settled in a place to live and then return to work. I had an entire years worth of rent ready to pay upfront because I know a rental agency needs to be garenteed your rent needs to be met. Evidently that's not enough, if I am not currently employed they evidently needed to see 75,000 in a bank account to proceed. Excuse me 75,000? If I had that I'd buy a nice house and not be wasting $2,0000+ a month on rent. But what's worse than even that, they never let me know, I was led to believe my $70 application was processing, I had to call and ask because they had sent me no emails or no communication that paying the whole lease upfront wasn't an option, and when I called the lady had to dig for the information and still was unable to explain why they didn't accept it, she just said it was a liability on the house. When I asked for more clarification she said she could get her manager to send me an email explaining... I never got an email explaining. So the customer service skills and communication skills are poor. This is why housing is so hard for locals to get. Corporations come in and create contracts with stipulations that gate keep middle class people from being able to rent a nice house in their own town. I even looked at the listing later and they are willing to take a $100 pay cut instead of rent it to me outright. I have no history of evictions, my references are glowing, and my credit history is good. There is no reason I should not be able to rent a house if all of those are good and I have money for a years worth of rent especially since my situation has been caused by a PANDEMIC. With their lack of communication around this matter I can only imagine what a hassel it is to get them to come in for maintenance or if there's issues in the house. Also instead of communicating with compassion and explaining why they are unable to rent to me, the customer service representative took on a condescending and sarcastic tone. Some positives and negatives. *It seems like I always have to leave a message now with the office in order to get in touch with someone, HOWEVER, they always call me back on the same day. *Getting answers about ANYTHING is so difficult now for some reason. The office girl just talks in circles and like a robot says the same things over and over. *I call to put in a maintenance call and I am told I HAVE to do it online OR send in a picture. If I don't send in a picture, they will not process my maintenance call. *With that being said, maintenance always gets done pretty quickly depending on how urgent the problem in the home is. read more

Horrible landlord just the worst! They know how to play the rental contracts by the law! They will fight you every way for rental return back. In addition, the clause in the contract allows them to enter whenever they want even when they need to relist and release the property so expect them to come in 10-15x a month before your lease is up. I own a home that is beside one managed by Tons of Rentals and had problems with my neighbor parking a large truck 6 inches from my deck and garden. I repeatedly asked them to move it and even suggested another option for parking. When I was verbally attacked, I decided to send a copy of the covenant and the platt that clearly indicated no parking areas. I even highlighted the section of the covenant that said I have legal recourse. Since the neighbor is a public figure in law enforcement. I sent my documentation as registered mail to their office. Again nothing was done. I finally gave up and took a copy of the letter and documentation to Tons of Rentals. When I got home the truck was moved. Since the parking issue was apparently one of many problems, they moved at the end of their lease. I am leaving this review because I think a llandlord would appreciate how Tons of Rentals handles the problems associated with putting your property for rennt. read more

Even scheduled a tour for a property, got a confirmation, and when we got there nobody had any idea that we were coming. There was no agent. I do not recommend to manage your investment property or to rent from if you are a renter. Awful at communication and follow through. Need to closely monitor they are really doing what they say they are going to do. You need to document every communication and interaction. They miss key dates in rental cycles with your residents and recently learned they are slow in responding to your tenant needs for basic things like repairs, lease renewals and subpar annual property inspections. In my case they ignored a key agreement clause in how to handle repairs and to provide estimates before proceeding this resulted in an unacceptable overcharge by an unauthorized contractor. A property manager is someone you should be able to trust especially when one lives in another state because you depend on them to manage your property. They are supposed to be your eyes and ears with your best interest in mind. Is that not what we pay them for? read more

Awful customer service. We had multiple people take over leases and they never did a move out inspection. Long story short we got charged for the things that we didn't contribute too. Charged us a hundred bucks because it wasn't left reasonably clean, when the place was practically spotless. They made maintenance requests very difficult at the point where we didn't even bother. They also ignored multiple emails from us during the pandemic. Very poor communication from them. Very unhappy with their service. I want to warn others moving to Asheville to be cautious when applying with Tons of Rentals. I read the documentation needed and provided all documents and paid the $50 fee. I was then told that my proof of income documents would not suffice because I needed to prove the income that I WILL HAVE IN THE FUTURE! I have never heard of this. Nowhere on the website or application does it state this and when I contacted them via their website to request a refund there has been no response. read more

The previous review is written like a marketing piece put out by the company. Read your contract very closely, there are a lot of hidden fees we didn't catch. Every business must make money, but this one has no problem being abusive and forgetting that you are their customer. We rented a home from Tons of Rentals in Arden 2013-2014. We have just received our security deposit transmittal which is NOT REMARKABLE! for painting living room, bonus room one wall only, one wall in 2nd bedroom, small entry way and 1/2 bath that did not need it. We were charged our whole security deposit plus 405.00 extra total of $2200.00. Charged for cleaning an air filter that was replaced by us and we even left a brand new one too. Charged for cleaning the dryer vent which was not on their request list upon getting home ready and cleaned upon move out. They are over chargers and plus the home was not cleaned before we moved in, carpets were not cleaned either for our move in, their was blue tack still stuck to Fan's and hair left in the master bath floor that was old and disgusting and they lied and did not show receipts for such services upon request. Plus they paint the homes with cheapo matt paint that does not wipe clean easily and would not give me the name of the paint upon request. Terrible company. Moved into a small (and I mean small) 2 bedroom and originally Loved the place. Quaint, out of the way, etc. After about a month I turned on the heat, originally thought that it was covered by local power/ gas company.. NO. OK so I was notified by TonsOfRentals that it was in their name and I owed a said dollars. I understand I will pay and CHANGE over service. After another month I was charged $70 from TOR for not changing over the bill (even though I did). Fine I paid it, did not want to deal with the blowback. After a while things were fine, THEN I decided to move out. I was charged $450 for repainting because according to them "The apartment smelled of smoke" A) I dont smoke and B) I guess painting would solve the problem? Then I was charged $150 for carpet cleaning!!! There are 2 bedrooms in this TINY apartment, both with carpet that not is even installed properly (laid down, not installed). You mean to tell me that this $30 worth of carpet cost you $150 to clean???? All in all TONS OF RENTALS is a Piss Poor Company that will screw you over. I had very pleasant interactions with Tons of Rentals from beginning to end. The townhouse that I rented was in East Asheville and a good value in a nice neighborhood. The application process was quick and I liked that I could set up payment through their online system. After moving in I had some issues from the previous renter's pets and they were quick to work with me on remedies until I was completely happy. A couple months in I had a toilet that started to continually run and they had a plumber fix it the next day after I called. I really appreciate the diligent and quick efforts to find a renter after I had to break my lease (which I've never had to do before but I had to move for my job) so I wasn't stuck paying rent on a place that I wasn't living in. They listed the property immediately and were able to find someone within 10 days. That was a huge burden lifted and their fees for having to break my lease were very reasonable. On top of that, I had a huge hiccup with the USPS when I had sent my keys in the mail after I moved out. The post office sent me back my sad, beat-up looking envelope with no keys to be found. I've never had anything like that happen before. I'll never send anything of importance through USPS again! When I showed the ladies at Tons of Rentals they were very understanding and only charged me the keying fee that the post office charges to re-key their mailbox keys. I would NEVER recommend this place to anyone, not even my worst enemy. Karyn was my agent and she was extremely difficult to get a hold of. The people who owned the home decided they want to move back in and gave me 30 day notice - that's the law, nothing they can do about it. What was terrible is they did it right at the holidays! Not only that but then they asked me to be out within two weeks because they wanted to be in before Christmas. No regard for my desires at the holidays! Then I had made arrangements to get a damaged window sill replaced and this was going to delay them moving in or the work would have to be done once they were already moved in. Again, everything had to be done in 2 weeks even though the law says 30 days notice... Well they decided they wanted to take care of the damage themselves. I get my deposit back and it is shorted for the cost of these repairs which was more than $100 over the quote I had gotten to do the repair. Absolutely unprofessional. I was lied to and mistreated. I don't even know where to begin! This was the worst costumer service I have ever experienced! My property manager, or customer service would return phone calls and when I spoke to owner he told me I could not be pleased and I should take my business elsewhere. Right there shows that he doesn't care about his customers nor how they are treated! The sucked us dry by charging for everything on top of us paying them each month. Do NOT rent from them. Rented 22 months paid rent 3 days past the due date one time in that timeframe. Got a promotion for work (which they knew I moved a lot for work because that's why I was renting from them) with 2 months left on my lease. Attempted to work with them to get pictures of the home posted and start advertising but McKenzie was too busy to call me back according to customer service. I sent in a notice to quit along with the documentation showing my promotion and when to report and mailed keys. I understand if they want to enforce the last two months of rent remaining in my lease HOWEVER I received an email from customer service two months later saying they were going to file an eviction notice when they have the keys/possession of the home. Save yourself the hassle and listen to all of the rent reviews. This place is good for Landlords but not tenants. Don't be fooled by their "Christian" ways. read more

You will REGRET renting with this company, I promise! I don't even know where to begin with all the issues we had with them. They are unfriendly, condescending, rude and could care less about their tenants. They only care about the money. They'll be nice and prompt UNTIL you sign the lease. They will keep majority of your deposit, they won't let you be present at walk through which they can take 30 days to even perform. In our nightmare we had to live in the house for 6 weeks during restorations which was illegal and dangerous. There were base boards with nails laying around, open ceilings and walls, no use of kitchen, dining and 2 bedrooms. We have two small children and they could have cared less that they had to live in those conditions, be exposed to workers coming and going for weeks and their safety was at risk. Of course they told us we could have gone to a hotel at our expense not to mention they recommended we keep the dogs in the garage in the freezing temps!!! My experience with tons of rentals has been a nightmare. It took 2 months to get a microwave replaced that the renters had caught on fire. The money was taken from my account when the work was done instead of taking it from the security deposit until the renters paid the agency to have it replaced. I had purchased a new can of paint and left paint supplies for the renters to repair any cosmetic damage that was done. When the renters broke the lease and moved out 7 months early all the supplies were gone with no repairs done. Because I did not choose to rent with their agency again it was up to me to do all repairs myself. Since I did not have the paint to match the wall color, due to the fact it mysteriously disappeared and no one knows where it went, the answer from the agent was for me to find a piece of damaged dry wall (which was there do to the renters knocking a hole in the hallway when moving out) and peel off a sample and take to have it matched up. Of course this was at my expense since no one is taking responsibility for the missing can of new unopened paint. My vertical was missing a slat along with the two extra ones I had in storage in the garage in case they were needed. My kitchen chandelier has been torn apart and left, which was not mentioned when I asked about getting my keys. I also had to have this repaired. I am still waiting on my keys to the mailbox and storm door. The agent seems to be more worried about getting renters in the unit than they are about the care and upkeep of the rental units and the owners. If you are looking for an agent, my advice is to keep looking. This one is a money pit and only care about the 10% they get each month. read more
