To name a few things you could deal with: - Double charging tenants and owners (look it up they got caught and reprimanded) - 105 degree summers, dont worry if your AC has issues with the drain pan, leaking, frozen coil, it will be blamed on you because "HVACs are only supposed to cool 20 degrees, enjoy your 85 degree house!" - extremely rude and unprofessional pretty much every chance they get - Hire pro cleaners when you leave, they will still call the counters "grimy" for some reason - never replace the chiller drawer in your fridge (which was gone when you moved in), enjoy the $400 dollar charge. First review I've ever left in my life. Please do your research on this leasing agency before doing business with them. Many things to go over. Lease started 9/2024 it is 5/2025. -- From move in a water line has leaked underground keeping the backyard flooded and often times with standing water. -- leasing agency is suppose to provide landscaping. This landscape service shows up once a month to mow and does not weed eat. This leaves grass yards shin high and fences overgrown due to lack of weed eating. -- Poor business practices. 5/14/2025 they had a showing at my leased property due to my lease expiration coming soon. (Perfectly normal), I contacted them to inform them I was in the process of moving out but would swing by that morning to tidy up prior to the showing. I also informed them while on the phone the house would be unlocked and my key was hanging on the wall. Today 5/22/25 I came back to town to finish moving out to find they had locked me out. At first I thought this was no big deal they'd just unlock it like any other leasing agency would. You know... good business/customer service. Sadly this has not been the case. After speaking with both the gentleman I spoke to prior to the showing and what I believe to be the owner of TNT, this has turned into a nightmare. The owner, Kyle lied to me saying the $65 dollar fee for lockouts was in my lease agreement and that I could not prove TNT locked me out. Both are false. I immediately pulled up my lease read it and also had Chat GPT check my lease for any such clauses. None could be found. While $65 is nothing my issue are with his lies, deception, and bogus fees he tried to implement on me that are not in my lease. I would rate them zero stars if I could. They are incredibly rude and unresponsive. They left my roommates and I without air conditioning for an entire week in August. Our thermostat read 98°F and was completely inhabitable. We could not get a reply from them for a week and racked up charges for hotel rooms due to being displaced. Upon move out we were charge an enormous amount for nonexistent cleaning and damages that I'm sure they did not repair. DO NOT sign a lease with them under any circumstance. Real Estate investment Property Scam Kyle Dwyer is the owner and manager of this company which is part of an elaborate real estate investment property scam. It has many different facets and goes by many names, some of which are listed below: Asset Hero Property Management WICK Property Maintenance Dynamite Inspections and Marketing Two for One Dwyer Connections Twin 2 Twin Acquisitions Aggies Anne Properties -- They ARE NOT AGGIES KSD-TN KSD-WAS KS & DK He has a property owner sign a vague contract with blanket terms. He has a tenant sign a lease with the promise of a "deposit free" experience using a third-party vendor (Obligo). The tenant must pay for a policy that is in his company's name that he has sole control over. The policy acts as a line of credit in the amount of whatever the tenant was approved for. Typically, it is more than double the amount of a normal deposit. Whenever he gets upset or mad, he will threaten the tenant with activating the policy. He is only supposed to activate that policy whenever a tenant moves out and there is damage to the property or if the tenant fails to pay valid charges. Once the policy is activated, that money goes directly to him with the tenant responsible for paying the line of credit back. Apparently, he has been allowed to activate these policies with no proof of damages or defaults on payments from tenants. Obligo explicitly allows this and can be researched on Obligo's website. He then takes the money for himself and turns around and charges the property owner for "make ready". He double-charges both property owner and tenant for maintenance fees and repairs but will not show proof that repairs were completed by a professional or completed at all. He provides a generic invoice from one of his LLCs, billed to either owner or tenant. When it comes to utilities, he will withhold the tenant's utilities from your rental income without asking you (and it's not in the contract) and then forward it on to you the following month when the tenant pays. He charges the tenants a monthly fee for "that" service. When you catch on to it and ask him to stop, the request gets ignored and he keeps doing what is in his best interest. The only way to avoid falling victim is to avoid him at all costs. If you see a listing that you like, but see they are the broker, you could easily look for the owner on Brazos County Appraisal District; call them up and let them know that you are interested in their property, but you don't want to rent through Asset Hero Property Management/TNT Property Management. Advise them to read the reviews that informed you of their scam. (You can also see a pattern of nefarious business practices by reading the reviews for Asset Hero Property Management.) If you are a homeowner and don't have a tenant , you'd be better off canceling your contract before you get a lease. It's not too late, no matter what they tell you. In fact, after you have a lease, they will find every way for YOU to cancel the property management agreement so they can collect the cancelation fees. This is part of his business model. If you already have a lease, fire AHPM/TNTPM, reach out to your tenant, and start working with them directly. He can't do anything about it, except make threats. I will say he gets very nasty and personal. He is just a sleezy, slimy, slick-talker that thinks he knows what he is doing. However, he is completely incompetent, otherwise he would not need to have his staff write his one-line, positive reviews. Do yourself a favor and look for a reputable and trustworthy property management company. read more

How TNT and Assethero are the same people. In April of 2022, Kyle and Sarah Dwyer were sued by their business partner, Terrence Murphy, because Mr. Murphy was yet another of Kyles targets. Terrence owned the assethero domain and shut off kyles access to it. Kyle was forced to operate under the TNT name and domain temporarily. Even after access was returned, Kyle continued to use the TNT name (which was Kyles business prior to joining up with Terrence) since by then the negativity against Asset hero were everywhere. TREC then suspended Kyles license and Wayne Dolcefino followed that up with "A warning to Aggies" youtube video. (Interesting viewing!) It appears Kyles businesses are now a fraction of what they once were as landlords and tenants all fell victim to Kyles actions. We were also ripped off by Kyle. Ridiculous charges for paint, cleaning, lightbulbs, keys to the tune of nearly 4000$. Forget trying to document or dispute their claims because the legal fees are higher than the charges. Now we are in collections. The only way to avoid becoming his newest victim is to not lease anything from any company with the Dwyer name. (Asset Hero/ TNT Properties) will steal from you. Last year when I moved into one of their houses we noted that the microwave was not functioning properly. I attempted to solve the problem over the phone with one of their maintenance employees. I had unplugged and plugged the microwave (it still didn't work), I messed with the breaker to see if that could have been the issue but still did nothing. When we finally got someone to come in and check it out, they claimed the microwave was easily fixable and we should have been able to do it on our own. They charged us 100 dollars for their visit. (great). After this, I decided to look at the yelp reviews rather than the google reviews. My stomach sank. I saw that they were doing this to so many other people and charging outrageous costs for moveout. I was almost terrified to move out of the townhome. As a 21-year-old college student, there would be no way for me to pay a large amount of money and if what I was reading was true, it would be a ridiculous amount of money. About halfway through the lease, they stopped taking phone calls altogether. The phone would send you to voicemail immediately and you would have to email if you needed to discuss something. Sometimes it would take days to get a response. Getting ready to move out we made sure that the house was in impeccable condition so that we would get charged the least amount of money possible. We knew for a fact that we would not be getting our deposit back but did not want to have to pay a large sum of money in the end. The day that we moved in we noticed there was still blue tape on the walls meaning none of the walls were painted to get the house "ready for move in" we called and noted this. However, the crew that came in to paint after we had moved in had to paint around our furniture which doesn't make for the most efficient paint job in my opinion. Therefore, during the inspection for moveout, there were scuff marks that were there previous to our move-in. When a wall had a scuff mark they claimed that the entire wall would need to be painted. Each wall that was painted cost $319. We took every precaution possible to make the house look better than when we got it and still was not enough to avoid the big charges they were going to make. Each lightbulb that was replaced cost $30. A toilet paper holder was "loose" and cost $30 dollars to "tighten". To tighten a screw cost $30 dollars. To tighten a screw cost $30 dollars. IN ADDITION to their outrageous move-out costs, they make you get the carpet professionally steamed (need to prove it with a receipt) which costs another $200 dollars on top of what they are getting ready to charge you. There was a $75 administrative fee they placed on our account so that they can "coordinate security deposit itemization". An administrative fee of $360.55 was added. There was a total of 16 charges. All of the "damage" that was found came to a total cost of $3,964.81. Every single time I ever talked to anyone at asset hero / TNT properties I was unpleased. When I went into their office to give my money order for the final charge I made sure to voice record the conversation so that I could have proof which, unfortunately ( is not admissible in court). I needed to confirm that this was my last payment to their outrageous company. I also asked the man working at the time why he continued working for a company that has such awful reviews. He answered the question as if he had a script below him. The door to their office is always locked and that should prove what kind of outrageous company this is. They keep their door locked for "security purposes" because people have gone into their offices and refused to leave, rightfully so. To them, it is a game of how much money they can steal from unsuspecting people and it is nothing more. They do not care about their tenants and if you think they care about YOU, you're wrong. I despise this place with my entire being and would not be mad to see their company go up in flames. I'm not even sure how it is legal anymore but again I am a 21-year-old college student just looking for a convenient place to live. The saga with this HORRIBLE property management group continues. They changed from Asset Hero to TNT most likely due to all the negative reviews. Our 1900 rental was not cleaned at all and they told us upon move in they didn't have time we uploaded photos as requested and everything was deemed cosmetic and they would do nothing to appease the situation. A year later upon move out are trying to charge us 3500 for repairs, paint etc. Incredible how people try to take advantage. I will continue to tell everyone I know how terrible this company is and our experience I can't imagine the number of college students they have swindled. read more

Terrible company to hire for property services. Work orders were incomplete over a month and then I was charged double for them sending someone back to fix what was still broken. TNT invoices over $1850 in one month for multiple maintenance calls I never approved because each service was on different days and under $300 somehow. They won't answer the phones, then shut off my maintenance account so I cannot see the invoices and work order. They added wrong properties to my account.... absolute circus! read more
