When people go into a closing they expect the closing agent to follow standard best practices. They are not expecting to have to bring a lawyer with them or to have to be on guard in any way. They expect to be able to trust the closing agent to act impartially in the best interest of both buyer and seller. On September 29, 2017, members of my family went into Secured Title's Lee's Summit office for what they thought would be that kind of experience. Instead, Stacey Evans, the escrow closing agent, put before two inexperienced members of my family an Authorization for the Disbursement of Proceeds (I believe that is the formal name of the document) which gave Secured Title permission to RELEASE THE FUNDS TO THE BUYER IN THE FORM OF LIVE CHECKS (i.e. UNSECURED FUNDS) TO BE MAILED OUT AT THE BUYER'S DISCRETION! Yes, you read this correctly. My family members were completely inexperienced in this matter and had no idea how things should have been handled nor were they alerted ahead of time that such an irregularity was being proposed. I do not know if this action on the part of Stacey Evans, the escrow closing agent, was done out of innocent ignorance and inexperience or in collusion with the buyer. Standard best practice is for a title company to explain all disbursement options to the seller, one of which is to offer to wire transfer the funds into the account(s) of the seller. I have bought and sold several homes in my adult life and never have I ever even heard of funds being given to the buyer. Even though this was a refinance/purchase from a trust, the key issue is the gross negligence, at best, or collusion, at worst, in the disbursement of funds. The trustees had every right to assume all options would be laid before them and explained AHEAD OF TIME so that a decision could be made in fairness to all beneficiaries. When a family member contacted the Lee's Summit office to protest this irregularity, he was told that every single manager in the office, from the president down to Stacey's immediate supervisor, was out of town and wouldn't be back until October 4, 2017. This is NOT the kind of company with which I want to do business ever again. EVER! I STRONGLY RECOMMEND THAT YOU AND YOUR FAMILY AND FRIENDS NEVER TRUST OR USE SECURED TITLE OF KANSAS CITY, at least not their Lee's Summit branch.

TLDR: do NOT use Arvest for a mortgage- THEY LOST MY MONEY!…read more I went through Arvest for my mortgage because of past business relationships with them, and the assurances they gave that they do NOT sell or transfer their mortgage loans. WRONG! They have decided to outsource my mortgage, only 5 years after origination, and in their brilliance decided to do this over the HOLIDAY! I had already made my December payment (via auto pay electronically, just as I have for the past 5 years) when they notified me of the change. I called and asked about it, and they assured me that my payment would be processed and applied to my loan before it got sent to the new bank. Now, here it is 10 days later, and they still have not processed my payment, nor can they even FIND it! The money has been taken out of my bank account as if they received the payment, but they have not applied it to my loan and told me they "don't have the payment." They won't investigate it, telling me to go back to my bank and have them investigate it themselves. Meanwhile, my loan is being sent to the new provider WITHOUT a record of my last payment since Arvest "did not receive it" (even though they did because the money was taken out of my bank account). So, I am now out $1100 for my originally made payment that ARVEST CAN'T FIND, as well as having to come up with ANOTHER $1100 to pay the new company so I am not behind in my loan, until SOMEONE can figure out what Arvest has done with money!

And I've been quite happy with our checking and loan accounts here. Most especially Ms. Vanessa Lopez went above and beyond in assisting me with our loan support documents. Last year, she streamlined opening a business free checking account for a nonprofit I was the Treasurer of. Ms. Meagan was also extremely helpful in the loan process and made us feel comfortable when we set up our accounts and Home loan. Mr. Paul England has been instrumental in our home loan process and offered competitive products that couldn't be beat. Clearly I'm a happy customer; the staff here always treat me like a very important customer. I recommend them without reservation.
