Lied to maintenance about my plants saying it caused bugs while I was out of town. No one came to check inside. I lost over $2,000 worth of personal items. Manager told me not to involve the police he would reimburse me, NEVER DID. Said he couldn't without giving a reason months later. Dog poop is everywhere you step, ppl above me had 8 animals & 6 ppl living there (which breaks the lease) and I was told "there are not that many animals there now" when one of my many complaints was actually taken seriously. I would recommend anywhere else in town to live.

I moved my daughter into the apartment two years ago and was appalled at the condition of her private room. We had to clean it ourselves as it was very dirty and had obviously not been cleaned. There was a hole in the door, ripped carpet, window had mold on it, beat up furniture, etc. My daughter tried to navigate all of the issues herself as she is now an adult but never got resolution with a lot of issues. They apologized for the room being dirty but did not send anyone to clean, we had to do it ourselves. She had constant issues with the neighbor above her who had a dog, that barked and ran around all hours of the day waking her up. Several times I mailed time sensitive packages that said they had been delivered yet the front office never notified her and instead held them in error. My daughter would have to go up and ask them to look for it, and they would always eventually find them put somewhere incorrectly by an employee. Parking was very difficult - way more cars than parking spots for the tenants. To sum it up, my daughter got charged a cleaning fee for her room and "2 drip pans". There were still two other tenants living there when she moved out - what she supposed to do about them cooking when she is leaving? So over 100 charged in bs cleaning fees (she took a video of her room and bathroom and it is clean and absolutely cleaner than when she moved in). It is sad that this company screws with young college students. It is evident from the reviews that this is common practice so be prepared if you move in, to factor some type of fee in when you move out because it will happen. I felt the place was safe and I appreciated that she had to pay one price for her room and not take on the responsibility for a whole lease and utilities. That is the only reason this place gets one star.

But the apartment I lived in was really nice and relatively clean in comparison to other apartments in the area (I've lived in 2 others). The laundry facility was REALLY nice. Always clean and the machines take credit cards...bonus. The only thing that sucked was that there were only 3 washers...the community is a bit too big to only have that many. It IS pet friendly...which is wonderful. Again fees are a tad expensive. Oh well. Seems that more and more places out here are becoming less pet friendly. My only major complaint was that I had an upstairs neighbor who had kids that would run and jump around in the apartment above me (very thin walls)! It was obnoxious and at strange hours. I tried to talk to him calmly about the noise but that got nasty quick. When I knocked the door I could see that he had a workbench set up in his kitchen. So in addition to letting his kids pound around...he was also doing construction work out of his kitchen. When it got unbearable and the neighbor got unreasonable I did contact the front office a few times. Nothing was really done about it. At that point, the main head manager was leaving and I just gave up complaining about it cus I was also about to move. On the plus side...I did a lease take over with the new management and that went very smoothly! It's so nice to have people working with you when you have the stresses of moving and going to school on your plate!

They automatically charge $95 for pro carpet cleaning unless you show proof/receipt of hiring your own. They automatically charge for light cleaning, at the very least (this $115 charge was after it was verbalized that our apartment was cleaned better than ANY they had EVER seen before). They automatically charge $20 to replace the stove drip pans (even if they are spotless). They automatically charge $75 for Partial Paint. So, even though 3 of us spent over 3 hours professionally cleaning our two bedroom apartment and it was "the cleanest they've ever seen", they still charged $305 of our $500 cleaning deposit. What a racket. This should be called a cleaning fee, not a cleaning deposit. Then, when we called the office to clarify, we were told that a manager would call us to discuss and they NEVER called. The apartment itself is just ok. Nothing special.

Despite this, Accolade repeatedly reframed legitimate issues as personal problems rather than property-management responsibilities. When financial and disability-related hardship became unavoidable, their response was not accommodation, problem-solving, or even neutral professionalism--but distance, delay, and dismissal. What concerns me most is not a single disagreement, but a pattern: Legitimate complaints are reframed as tenant "issues" Accountability is avoided through technicalities Empathy and discretion are notably absent Tenants are left carrying consequences that management helped create or worsen I am aware that some negative reviewers are possibly portrayed as unreliable or "mentally unwell." I want to be very clear: this review is based on documented interactions, timelines, and outcomes--not emotion. Anyone reading reviews should pay attention to how often serious concerns are dismissed rather than answered.     Every time I tried to move out of this place, I always ended up back!…read more I would get cocky and think I found a better deal somewhere else, since these are pricey for only one bathroom, but I would end up regretting it and move back in the next year. The bad: The apartments are expensive for what you get. The rooms are decently sized but the one tiny bathroom is a pain. Even the more expensive Park apartments only have one (much larger) bathroom! Because of the way they do the move in fees, with only part of it considered a deposit, don't expect much back. We typically got charged $50+ after a year living there and we cleaned afterwards (I guess not as well as we thought!) The laundry room is a nightmare Sunday evenings so expect every dryer to be taken the entire night or prepare to battle someone for the working machines. We ended up paying like $75 a month just to get a washer and dryer in our Park apartment... The fridges are old and sometimes the freezer leaks into the fridge... The meh: Buy your own AC, they charge you $50 a month for them and by 3-4 months you could have just bought a better one and kept it. Just make sure they still are ok with this. They even helped us install ours! The good: They allow large pets! We only had two cats but our neighbors even had German Shepherds! Any place that allows breeds that typically get banned, gets my love. The laundry room takes credit cards! Not having to search for quarters the night before school = win. There's also two laundry rooms (one at Park and one at Place) if you really need to find an open machine. Aaand if worse comes to worse, there's a Laundromat right next door (also useful if you need giant, heavy stuff washed.) Decent sized rooms with regular sized closest, decent dishwashers, a little store next door, Wing Central next door, easy bike paths and walking paths to school, and a lot more things I miss. All three apartments we moved into (Place, Park, then Place again) were very clean. You can pay rent with a credit card! So if you're on financial aid and unable to pay rent at the beginning of each quarter, you can survive by temporarily throwing it on a credit card. And the staff is usually understanding about waving late fees (if you talk to them first) at the start of each quarter. The staff were awesome! We rarely had an issue that wasn't fixed immediately. When we moved back, because they remembered us, they were incredibly generous and waved a bunch of move-in fees. They were always friendly and for the most part they left us alone unless we needed them. Watch for their summer deals if you're moving in. Sometimes they'll wave an entire month of rent or give you half off! Unlike a lot of apartments in the area, the good really outweighs the bad by a lot!

    University Park and Place has the most unprofessional, avaricious management…read more Their goal is clear: simply lure you with services they fail to provide, they cheat you over by not following the contract and charging you extra fees. They will not return any deposit, no matter how well you take care of your apartment. Don't fall for their sales tactics! All they want is money from you, and not comforting hospitality.
