    Since day one the experience has been very pleasant Theresa has gone above and beyond to fix any issue small or big, We experience since the past month's nothing major. The property is very well taken care of but is not perfect, Everything that needed to be addressed Theresa and the whole team went above and beyond and put a smile on our face. I love Timberlake we are planning to stay for the long run

    *ATTENTION * please save your time and money from this place. These pictures are all only within about 2 months. Problems on problems. HORRIFIC MANAGER AND MANAGEMENT. Corporate is literally my #1 called person because these people don't do anything. Mold in all 4 apartments in the unit

    Like this for 10 months

    "Adara Cares" is the tagline, and it might be true if they mean caring about selling you on an image of "resort living" versus the reality of moldy walls, leaking ceilings, overflowing dumpsters and ineffective staff. It is more of a lipstick on a pig operation. They'll first show you the pool area and wow you with granite countertops (yeah, so?) but NOT mention the leaks, mold and shoddy workmanship. I had to get someone to properly install my disposal the first week I was here (it had not been completed). As it is not a gated community and you do not need a key to enter the pool area, it has a steady flow of non-residents partying well after closing time (which is inexplicably 10pm). Ironic after I could not use the pool for 11 months due to construction. As residents, we were never told it was even going to happen! The owners - not local - are out completely of touch, yet when you need anything from the office management - or even have a question, they immediately say they need to "talk to corporate" - and better yet, tell YOU to contact corporate (what?!) The only shout out I have is for the landscapers who have been tasked with cleaning up the grounds. There was a point I honestly thought they might turn this into low-income housing, but the planting of trees/plants has made it less embarrassing when visitors come by. Connie, the housekeeping supervisor, is the only staff member who has been here during my entire stint. She is consistent, friendly and helpful and seems to be the only one with answers. If it were 25% cheaper to rent, I'd nod and say "Seems right", but as it is, so NOT worth it with other great options in the area. I could go on, but you get the picture (literally). If there some reality show that dealt in blowing up and rebuilding dying apartment communities, I'd nominate Timberlake in a heartbeat. **PER YOUR RESPONSE: You were not here during any of the maintenance "issues", as you have only just recently joined the property. That is certainly why most everything is turned to corporate. I know the community and many who live there. I had some absolutely lovely neighbors! I also had both sheriffs and CPS come to my door at different times looking for - or asking about - other community residents at different times. I saw Sarasota police called to the pool more than a couple nights. Again, before you arrived on site. I know it's your job to defend the property, and I hope your tenure is long enough to do some good. Truly I do. However, nothing I said was inaccurate and I want people to know my e experience and what to expect. It has nothing to do with a transfer. Thank you and good luck with everything!

    Plants growing out of unkept rain gutters.

    I'm a recent move in and as I was bringing in my furniture, I find a broken garbage disposal, walls not painted, one of only two kitchen drawers missing a piece of wood and outdoor light hanging off the hinges in my patio. I was told the apartment was perfect by Linda (leasing agent) and that she doubted I would find anything wrong with it. It took a few days but eventually all repairs were done except for the cabinet, in which the repairman wanted to use glue to fix the fairly wide gap so, just left it as it was. I piece of would is what it needed not glue but who knows where they get their repairmen. Soon after, found flooding underneath the kitchen sink. Put in a ticket to repair it and because I cleaned up the water, I was told he couldn't see what was wrong so, I was told if it happens again to put in another ticket. Well, of course it happened again so, I put in another ticket and miraculously, he found what was wrong and fixed it. A few days later, I'm walking into the hallway towards my bathroom and I walk right into a pool of water. It took two large towels to absorb the water. I put in a ticket and three days later, as I continued to have a swimming pool in my hallway, they came to fix the problem. Apparently, the air conditioner was clogged. Now, you would think that a thorough inspection before a new tenant moves in, would have resolved most if not all of these problems. I'm only getting started! So, when I paid the deposit, I must have missed a digit and the payment was returned citing "incorrect account number" and was charged $75 fee. Called the office spoke to Linda, Leasing Agent, and was told that if a supplied a statement showing I had the funds in the account at the time of the transaction that she would credit the fee. To make a long story short, everything that she requested was supplied but two months go by and nothing. During this time, I have been sending emails, calling and no one returns my call. It's not until I have accrued another fee that we finally have had it and my husband goes to the main office to talk to someone. When he gets to the office, he is told that Linda is just a "Leasing Agent" and we really need to address the "fee" situation with another person. The lady hands my husband this person's business card and asks that we send her an email. I get the card, send an email and it gets returned as "Invalid Email Address". My husband goes back to the office and they write the correct email address on the card and I send the email. At this point, I'm wondering what the hell I've singed up for by renting in this place! Well, after several calls back and forth, I finally talk to Theresa, who basically doesn't give a shit that I was told something completely different and ignored for months, and tells me I have to pay the now $150.00. Now, as of today, the fee is $225 because they tacked on another fee of $75 but I have been assured by Theresa that this last fee will be credited. As I go into the system to pay the fee, it doesn't allow me to just pay the $150, it wants the full $225 amount. Of course!!! So, I pay the full amount and hope that Theresa, or someone is that office with integrity, keeps their word and credits me the $75 fee. If you are reading this and contemplating renting here, I suggest you really rethink and go elsewhere. Update!!!! Received only $75 of the $300 worth of fees charged, what a joke! As I sit here looking at the really nice townhouse like apartments next door power washing their windows and sidewalks, I watch plants growing out of the rain gutters and tons of pine needles accumulating on our roofs! No wonder the cockroaches (aka palmetto bugs, just a nicer name for a disgusting disease carrying bug), which are plentiful in the apartments. They mandatorily add pest control to your bill every month, if they just kept the roofs / gutters cleaned, that would help with the bugs but that would be asking for too much. I wouldn't be surprised if the roof rot and leak often for those living on the second floor. In addition, they don't tell you when you move in that your surrounded by cigarette smokers. Exposing hundreds if not thousands to second hand smoke! I had to get two Hepa filters, for this tiny apartment, and it still doesn't help (wake up congested everyday). I fear for my health! I wish I could re-rate to zero!

    The worst living experience in 25 years! Management does nothing to resolve issues, Blames it on Corporate. Dirty grounds, High rent only because of Location. They paint over Dirt and grease. We've had to buy materials to fix things ourselves, 3 times within the 1st year. It takes weeks to get any issues resolved if they resolve them. I had to clean my own apartment after upstairs neighbors washer leaked into our apartment. Loud obnoxious new neighbors stomping all hours if day and night. Management has done nothing. I could go on and on. But I will post the pics. Don't move here, they say resort style living Well I don't know what resorts they've been to. Palm trees don't make stylish living. Have about 30 more Pics can't access on phone Showing horrible paint jobs and gouged floors.

    Current resident reports a theft and the manager calls her, threatening eviction and says she is a crazy idiot to think she will LET her live here??? Wait before you sign, is this really where YOU want to live? The new manager hopefully leaves/gets fired quicker than the last 8-9 managers

Unfortunately, we wanted a larger unit with hardwood and they didn't have one available. Daria is the lease manager and she was kind enough to show us around on short notice. They have a really nice pool and weight room and it seems like a great neighborhood in Palmer Ranch. There is a Lowe's and Target within walking distance and the Costco is about 1 mile away. Check their website for an updated list of apartment rentals but a 3 bedroom 2 bathroom will cost you about $1,350.00. We decided to pay a lot more and move to Siesta Key but the units we viewed were really nice. It's worth a look for sure!

I bought my unit and when I gutted the kitchen there was a little mold on the wall behind the kitchen sink. Got a spray from Lowes, you spray it and then wipe and that's that. Mold is gone and wall is sealed. But you have to understand those kitchen cabinets were 20 yrs old and this is Florida. Also the renters who lived here were horrible. There was dog pee stains on the carpet (was the first thing I ripped out). What kind of ppl wouldn't walk their god? Abhorrent. Anyway, there was no mold anywhere else. Besides, I had the unit inspected before I bought it. About the roaches, all and all, last year (2021) I saw 3 roaches (palmettos). All during the summer. First I must say I live on the 3rd floor. So I found one in my bathtub (gross) probly came from the pipes, and the others my cat was chasing lol nice live toys for him. He kills them eventually. No need for sprays. So that's that. There's awesome pool, nice gym, tennis court, landscaping is beautiful. My neighbors are all awesome. Management is on premises and very nice as well. I'm very happy I bought here when I did. Also it's very close to siesta. I go there on my ebike (there's a bike lane on the US41!) takes me 20min, door to beach (crescent beach)!

    I came to tour this apartment complex during my lunch break, and it was a complete waste of time…read more There was no receptionist at the front desk, and the manager was completely disengaged--on her phone for nearly an hour while several tenants tried to get her attention. She clearly didn't care. Shockingly, it was a tenant--not the staff--who ended up showing me around. When finally I called her out with a firm voice that I have an appointment's proof, she was reluctantly showing the unit. (The other tenant can only show me the amenities- pool, gym, because they don't have the key to the unit). She was arrogantly telling me that there is no promotion and the website is misleading but just today, I get an email of their promotion. I guess many people leaving. This place is clearly mismanaged and unprofessional. I'm beyond relieved that I decided to sign a lease elsewhere. I talked to a few tenants while waiting. I usually not going to post if something not good, can see most of the time I review only to give 4 stars up but I would say avoid this place if you value your time and peace of mind.

There is a severe lack of communication from the management team. Very avoidant, do not take concerns seriously and dismissive. A condescending attitude from staff and a passive/aggressive way of approaching complaints. Disappointing because I've overlooked soooo many things all these years. And they market themselves as a luxury experience. They claim to value their residents yet their actions do not align.
