I'm pleased to write this review for the office staff at Timberlake. I have been living here for about 7 years. The girls know me and my family very well and they treat us like we are just one of the family. I love the sense of community pride. Great technicians who know how to perform their jobs very diligently, and usually go above and beyond for us. They just recently installed a new fan. So professional, and took care all our concerns. They say Resort style living! More like ghetto style living. The staff is nice at first to get you to sign the lease. After that you're on your own. The rent is too expensive for having to deal with this. They paint over dirt and grease, put band aids on everything they try to fix. The grounds look nothing like they do in those pics. The worst three years of my life. I went thru numerous managers and the last one served me with a three-day notice TWO DAYS BEFORE my previously scheduled move out date. Since that gentleman got fired. I worked with Maria. She took my keys and answered texts and emails until she forgot. Final walk thru is done in their time and then they violate your tenants rights. You never hear from the management again. They tried to triple my move out costs and when I responded in due time, they decided to send everything to collections. Now I am having to take them to court. $1600 for an old run and run down 600 square foot apartment is not worth it. You will never find a parking spot and you will have mice because four dumpsters for the large amount of apartments causes trash to pile up. STAY AWAY read more

"Adara Cares" is the tagline, and it might be true if they mean caring about selling you on an image of "resort living" versus the reality of moldy walls, leaking ceilings, overflowing dumpsters and ineffective staff. It is more of a lipstick on a pig operation. They'll first show you the pool area and wow you with granite countertops (yeah, so?) but NOT mention the leaks, mold and shoddy workmanship. I had to get someone to properly install my disposal the first week I was here (it had not been completed). As it is not a gated community and you do not need a key to enter the pool area, it has a steady flow of non-residents partying well after closing time (which is inexplicably 10pm). Ironic after I could not use the pool for 11 months due to construction. As residents, we were never told it was even going to happen! The owners - not local - are out completely of touch, yet when you need anything from the office management - or even have a question, they immediately say they need to "talk to corporate" - and better yet, tell YOU to contact corporate (what?!) The only shout out I have is for the landscapers who have been tasked with cleaning up the grounds. There was a point I honestly thought they might turn this into low-income housing, but the planting of trees/plants has made it less embarrassing when visitors come by. Connie, the housekeeping supervisor, is the only staff member who has been here during my entire stint. She is consistent, friendly and helpful and seems to be the only one with answers. If it were 25% cheaper to rent, I'd nod and say "Seems right", but as it is, so NOT worth it with other great options in the area. I could go on, but you get the picture (literally). If there some reality show that dealt in blowing up and rebuilding dying apartment communities, I'd nominate Timberlake in a heartbeat. **PER YOUR RESPONSE: You were not here during any of the maintenance "issues", as you have only just recently joined the property. That is certainly why most everything is turned to corporate. I know the community and many who live there. I had some absolutely lovely neighbors! I also had both sheriffs and CPS come to my door at different times looking for - or asking about - other community residents at different times. I saw Sarasota police called to the pool more than a couple nights. Again, before you arrived on site. I know it's your job to defend the property, and I hope your tenure is long enough to do some good. Truly I do. I'm a recent move in and as I was bringing in my furniture, I find a broken garbage disposal, walls not painted, one of only two kitchen drawers missing a piece of wood and outdoor light hanging off the hinges in my patio. I was told the apartment was perfect by Linda (leasing agent) and that she doubted I would find anything wrong with it. It took a few days but eventually all repairs were done except for the cabinet, in which the repairman wanted to use glue to fix the fairly wide gap so, just left it as it was. I piece of would is what it needed not glue but who knows where they get their repairmen. Soon after, found flooding underneath the kitchen sink. Put in a ticket to repair it and because I cleaned up the water, I was told he couldn't see what was wrong so, I was told if it happens again to put in another ticket. Well, of course it happened again so, I put in another ticket and miraculously, he found what was wrong and fixed it. A few days later, I'm walking into the hallway towards my bathroom and I walk right into a pool of water. It took two large towels to absorb the water. I put in a ticket and three days later, as I continued to have a swimming pool in my hallway, they came to fix the problem. Apparently, the air conditioner was clogged. Now, you would think that a thorough inspection before a new tenant moves in, would have resolved most if not all of these problems. I'm only getting started! So, when I paid the deposit, I must have missed a digit and the payment was returned citing "incorrect account number" and was charged $75 fee. Called the office spoke to Linda, Leasing Agent, and was told that if a supplied a statement showing I had the funds in the account at the time of the transaction that she would credit the fee. To make a long story short, everything that she requested was supplied but two months go by and nothing. During this time, I have been sending emails, calling and no one returns my call. It's not until I have accrued another fee that we finally have had it and my husband goes to the main office to talk to someone. When he gets to the office, he is told that Linda is just a "Leasing Agent" and we really need to address the "fee" situation with another person. The lady hands my husband this person's business card and asks that we send her an email. I get the card, send an email and it gets returned as "Invalid Email Address". My husband goes back to the office and they write the correct email address on the card and I send the email. At this point, I'm wondering what the hell I've singed up for by renting in this place! Well, after several calls back and forth, I finally talk to Theresa, who basically doesn't give a shit that I was told something completely different and ignored for months, and tells me I have to pay the now $150.00. Now, as of today, the fee is $225 because they tacked on another fee of $75 but I have been assured by Theresa that this last fee will be credited. As I go into the system to pay the fee, it doesn't allow me to just pay the $150, it wants the full $225 amount. Of course!!! So, I pay the full amount and hope that Theresa, or someone is that office with integrity, keeps their word and credits me the $75 fee. If you are reading this and contemplating renting here, I suggest you really rethink and go elsewhere. Update!!!! Received only $75 of the $300 worth of fees charged, what a joke! As I sit here looking at the really nice townhouse like apartments next door power washing their windows and sidewalks, I watch plants growing out of the rain gutters and tons of pine needles accumulating on our roofs! No wonder the cockroaches (aka palmetto bugs, just a nicer name for a disgusting disease carrying bug), which are plentiful in the apartments. They mandatorily add pest control to your bill every month, if they just kept the roofs / gutters cleaned, that would help with the bugs but that would be asking for too much. I wouldn't be surprised if the roof rot and leak often for those living on the second floor. In addition, they don't tell you when you move in that your surrounded by cigarette smokers. Exposing hundreds if not thousands to second hand smoke! I had to get two Hepa filters, for this tiny apartment, and it still doesn't help (wake up congested everyday). I fear for my health! The worst living experience in 25 years! Management does nothing to resolve issues, Blames it on Corporate. Dirty grounds, High rent only because of Location. They paint over Dirt and grease. We've had to buy materials to fix things ourselves, 3 times within the 1st year. It takes weeks to get any issues resolved if they resolve them. I had to clean my own apartment after upstairs neighbors washer leaked into our apartment. Loud obnoxious new neighbors stomping all hours if day and night. Management has done nothing. I could go on and on. But I will post the pics. Don't move here, they say resort style living Well I don't know what resorts they've been to. Palm trees don't make stylish living. More than once i have seen her screaming at us and to her people. I have been a resident for almost a year and could not be more excited for my lease to expire. When I was apartment seeking the quoted price changes several times including on the day I was signing the lease when the rent jumped $30 because of some charges the leasing agent forgot to tell me about. The only internet available is bright house so be prepared for exorbitant rates and intermittent service. My air conditioning has not worked all year despite numerous house calls from the maintenance staff who insisted it was fine. I looked out my window to see my air conditioning unit was manufactured in 1987. 27 years old. Although they claim to have weekly pest control service my apartment was constantly infested with monstrous roaches. The toilet broke multiple times and would leak a disgusting green solid from the back of it. One time when I insisted my toilet was leaking the maintenance staff suggested I was just "splashing water" when I got out of the shower. The front office never provided me with a copy of my lease even though I asked for one repeatedly. At one point a poisonous coral snake infiltrated the apartment since the weather strip on the door was non existent. The worst news yet though is the dead animal that is somewhere in the walls permeating throughout the apartment. After a horrific year when I got the notice to resign they had the audacity to inform me they were increasing the rent considerably. I am counting down the seconds until I can vacate this hotbox of hell. read more

The Timberlakes apartments, where I lived for 18 months, are absolutely an expensive nightmare (approximately $1500 for a two-bedroom apartment). The grounds are ill-kept, and the amenities are atrocious. They gym is like a dungeon. The one universal machine they have constantly breaks down. The TV set stopped working in September, and was still not replaced by April when I left. The pool is not heated, and is constantly under repair. Dog dropping are all over the place, and since there are no weight or breed restrictions enforced, those dropping can be quite substantial. Management has done nothing to alleviate this problem. But worst of all is the management. In my 18 months of misery as a resident, they went through three managers, one worse than the other. If you have a package delivered at the main office, you'll never know because they will never call you. The only way you'll get anything done from maintenance is to grease the right palms. Otherwise, be ready to wait and beg to get anything repaired (I waited a month to have a broken lanai screen repaired). Since they obviously don't screen their tenants very well (they must need the money), tenants can get away with the most annoying actions, and management just looks the other way. Be prepared for late-night disturbances, and staying home after dark isn't such a bad idea either. I know of one ground-floor tenant who has put two locks on her door, and reinforced the inside of the door jam with a metal bar. Plus, she has a police lock propped up against the inside knob when she's home. Absurdly often, moving trucks are on the premises because the good tenants have had enough and relocate to greener pastures. In summation, there are so many better places to live in the area, and most of them are more inexpensive. Why pay big bucks and get ripped off? read more

I've lived here for a few months and really like it. Its an older building and doesn't have a lot of the bells and whistles but it's cozy and quiet. The location is great. There have been a lot of improvements recently, starting with the managment. I had a maintenance request completed recently and the office called to follow up on if I was happy with the work. Words cannot Express the grief this place has caused me. My grievances are too numerous to mention. Property manager Linda, who seems to only make occasional visits to property would not let me out of my lease when my health suffered due to mold infestation. I'm still unsure the long term effects of this on my or my pets health. I wish I had followed up with a lawsuit. Apparently her bottom line and keeping these units full was more important than human concern or decency. This issue hits very close to home as I lost one of my closest friends, she died after having a double lung transplant and was living in a home with mold infestation. I take such issues very seriously. Myself and my pets are normally healthy, we've had numerous respiratory issues living here. Linda only returned my calls when I mentioned I spoke to a lawyer. I contacted the VP of the company in Texas and he said Linda would follow up with me. I never heard from her. She washed her hands clean of me as soon as her one star mold company said the air test was clean. It may have cleared in the one month plus lag time it took her to address it properly, while maintenance offered cosmetic repairs only and repeatedly said it's not mold, its mildew. The mold inspector confirmed it was mold. In the meantime I did the bleaching and cleaning of the walls. Residents are suddenly being charged for water and sewer when original lease terms had this included. Is this even legally allowed, changing lease terms mid lease like that? I'm also wondering why so much money is going into gazebos and cosmetic repairs when AC's break on an average monthly basis, leaks are prevalent and the interiors of these units are in disarray. My AC broke 5 times in 9 months. I have large water stains on my ceiling and closet. Cockroaches entered when maintenance put a dirty piece of drywall back in the wall leaving holes. Paying this much and not being able to use pool or workout room due to repairs, cigarette butts in pool or animal feces, isn't fair. These facilities seem to have been closed or too filthy more often than open since I've been living here. My neighbor was told we couldn't even have a light bulb to light entrance at night, as they are on back order. Yet all these gazebos keep going up. Why does it take 20 minutes for your credit card to read at washers and dryers? Its easier to go to a laundromat. I noticed the office staff turned over or quit (I don't know) again, 3rd time in a year. They've never been the problem. Hopefully someday the root of the problem will be addressed and all this frivolous spending that keeps light bulbs on back order will be addressed. My vehicle was keyed while living here. In my opinion this place needs to be shut down or upper management needs some serious work and a little compassion. I cannot wait to leave here. I was offered no compensation for my troubles and I know other neighbors have been offered financial assistance for their issues. read more
