WARNING to anyone considering this spot: If I knew this before, I wouldn't have signed a lease…read morehere. At first, I had a very pleasant experience with the front office. Since I was signing a lease in October (out of their leasing season which is April-September, I was limited to two lease options: a 9-month lease or an 18-month lease. I thought the 18-month lease made the most sense, but because I was unsure if I would stay for a full 18 months, I asked what the options were if I wanted to terminate the lease early. I was told the only things I would have to do would be: 1. give 30 days notice and 2. pay the buyout fee. Fast forward one year later, my husband and I had bought a house and reached out to the office to put in our 30 days notice. I was told by the front desk that wasn't an option, because they only allow 2 buyouts per month. She let me know they already had 2 buyouts for October, November, December and January, which meant the earliest I could buy out of my lease was February. Since my lease ended in April, it would have cost me more to buy out of the lease in Feb than if I just paid through the rest of the lease. They were not flexible on this at all, regardless of the fact that it was never mentioned to us or listed in the lease. When I asked where it was written in the lease I was told "It's not in there, but that's how we've always done things". This conversation coming from the same person who I spoke to initially when signing the lease and asked about the termination steps. If there is 1% of you that thinks they might need to terminate your lease early, find a different spot.

The location is great since it's just off of South Kansas Expressway and is right next to the James River Freeway, and is within walking distance of several local restaurants. The apartments themselves are beautiful, and the lake in the backyard is a great place to walk and relax after work or on a day off. The barbecue grills next to the gazebo are open to everyone, and are always open to have a cookout. The local wildlife includes a population of ducks and geese living by the lake, and a turn-style feeder by the gazebo lets you feed them. It's a good hang out place for families, friends, and small children. The apartment interiors are clean and kept up to date with new appliances and open living spaces. Apartment staff are always friendly and helpful, and neighbors are generally quiet and pleasant. The only downside would be the laundry facilities, which could be busy at the wrong time of day, but aside from that it's very scenic and is a great place to live.

We love their, almost monthly, socials this really gives us time to meet our neighbors and discover more about the town. Pool area is nice, very ambient, but there are so many other amenities that make the place well worth the money. Gift wrapping (all year long), business center, free event room, they sign for our packages, there is an ok ( not fabulous, but it's close and it's pretty much all that one would need) gym, nice jacuzzi, free video "rental", sun tanning, and always helpful staff if you need something, especially good for people who are new in town. John, the maintenance man is great. He comes over to fix what ever is needed, he is very responsive. He is super nice, very positive and has a very nice personality, no matter how silly or minor my issue has been, he has been able to fix it and be super cool about it ( in the past I've seen people scuff and give me attitude because the problem is minor- most likely because I'm a female, but not John). I'd say John has been the best, most responsive maintenance person, of course that is also with the help of the office staff who do their part with the communication. There is plenty of parking, even for guests.

The pool is really nice too, and the maintenance guys work extremely hard to make sure it's safe and clean for the guests. Definitely recommend checking into them! I also like how low the rent is compared to everywhere else in town and honestly, my place is MUCH nicer/newer/modern/cleaner than other properties in the same price tier. The walls are not paper thin, and it's generally hard to hear other neighbors doing their thing. Generally the construction seems to offer lots of privacy and isolation. Windows were just replaced on all the units, so that's a plus as well! Internet options include Mediacom and their 200 Mbps package (2 TB download cap). It's located on some generally fairly quiet streets too, so you won't have to deal with a ton of traffic/street noise, generally speaking. The laundry room is conveniently located next to the office but make sure you're on the 1st floor if you want W/D hookups. Parking is usually a zero issue. Every unit comes with a nice small balcony too. The location is fantastic too --- you're literally less than 2 minutes from Walmart, 5 minutes away from another Walmart, there about 4 gas stations within a 45 second drive, Empire Bank is less than a minute away, and there are restaurants and convenience stores all around you that take less than 2 minutes to get to. It's like big city living at non-city prices (location location location).

I am really impressed at how quick they respond and fix things. There were some negative reviews on Google (which I don't agree with) that led me to leaving a review. Aaron the property manager is great too! He was really helpful during the move-in process and is always reachable at the leasing desk or via phone. The surrounding area is the best as there are long bike/walking paths, trails, and a nearby park. Everything is super close by yet it feels like we live in an oasis. Quarrytown does have community events plus many residents socialize at the pool. There's free yoga too but I haven't utilized that. Like most places you'll find all types of people, but overall people have been friendly. The grounds are well kept and the apartment building is very clean. Rent includes wifi and it's super fast! I work from home and it's been extremely reliable. It streams shows normally and gaming on Xbox is perfect too. The only time it's gone down is during big storms and then I just use my hotspot. A few times we've had to reset the router but that's also normal with any wifi. If I did have to leave cons it would be that there are no closets w/ doors in our 1-bedroom unit so extra storage is very limited. The units are meant to be open concept so it does make sense...and they compensate with a huge open walk through closet. In regards to noise, we did have a dog that constantlyyy barked/loud neighbors directly below us for the first few months but I no longer hear them. Additionally, we can't hear whoever is there now and I haven't heard any noise in the units next to us. (This could be different depending on where your unit is located). I'll update my review after we move out! For now, I would highly recommend living here if you get a chance. So far 10/10.

I've been racking up my utility bills for 3 months using portable units to cool the place down. Now hired HVAC people have taken OVER 3 DAYS to replace the unit. They never followed up on progress until I CALLED. Everything is constantly breaking/needs to get fixed or replaced. Place is just old. They don't follow up on anything unless you bug them about it 50 times. They use 3rd party companies for leases and rack up charges and fees like nobody's business. Rent is cheap but NOT worth the place to live in. Car got stolen third night I was living there (no cameras or street lamps to help.) Living in misery trying to get stuff fixed. Electric bill is at $250 to power a one bed one bath. If you have a dog, there's no grass for them to go to the bathroom. The grass that is there, is full of animal waste and trash. Landlords are nice and good people. But Wooten as a company is the worst business I've ever had to deal with. I wish I never moved in here, but I'm stuck until I can find another place. LEASE IS MONTH TO MONTH FOR A REASON. DO NOT LIVE HERE. As someone who has been trapped here for almost 8 months now- it's not worth it. Worse decision of my life.

Although there are young crowds, there is a good mix of families and older age people that keeps things nice and grounded. The management company is just amazing to work with. They go out of their way to ensure your stay there is pleasant in every way. Ultra responsive to requests and they work with you. Bar none, best management staff I have ever had the pleasure to work with. The rates are a bit higher, but the design and the space and the location more than make it worth the little bit extra they ask for. They have washer and dryer in every unit, washing machine, stove and microwave in each unit. The rooms are nice, open and decorated with exquisite taste. They spent money on this place and did a great job with it. You never get the feeling of "cheap" or "cheesy". Only water, sewer and trash service are included in the price. However utilities are very affordable because most everything is energy efficient. Cable and internet are also not included, but let's be honest, 99% of the time the "free" internet in most places that it comes with rarely ever works right anyways, so it's almost a positive that they didn't spend the money on "free" internet just so they can say it's free yet it barely ever works. The building is set up for fiber optic connections through AT&T, so it's top of the line. They don't have a pool, however, it's not necessarily needed. They have an outside balcony area, which is just an amazing spot for cookouts (they have gas grill included) and hanging with friends or just quiet time to yourself. Extra amenities include a game room, a party room, and even a theater room that's set up really nice. But the BIGGEST things that sell me on this place has to be the great staff, the location right on the square and and the spaciously well though out and impeccably designed rooms. Once you live here, every other place in town will never match up. Bar none, best place to live if you're looking for the downtown life in a classy environment. There is a good reason why they always barely have apartments available to rent, a very sought after place to live.
