Still a scramble to find new housing, but that's double the legal requirement for notice. In our two years together, I felt I was well taken cared of. The house is gorgeous and OLD and things happen. Maintenance requests were responded to promptly. Usually by the following business day, we'd already get a call from the maintenence team. Nine times out of ten, they came the same day to either view or address the issue. A few things have had to be replaced and that was also done promptly. The maintenence team, LOVE THEM ALL! My favorite experience with JW is their response to post-hurricane damage. We've had a couple big ones pass, including Ida. Notices were sent out saying they'd come to inspect exterior damage on all properties, no need to submit requests. On two occasions, our fence in the backyard was knocked over or knocked out on certain parts. Since Ida was so bad and we didn't have any urgent repairs needed, we waited to contact maintenence. One day, Ben knocks on our door to inform us he cleaned up the storm debris from our yards. Whaaaa?! A few weeks later, our back fence was repaired. Again, no maintenence request submitted. They were on it!

One issue I had was an annoying nextdoor neighbor who kept waking me up at 5AM knocking on the wall. The lady even left a note on my door one day telling me to not wash clothes at 4AM. Mind you, I'm asleep at that time. Told someone in the office about it, they refused to do anything. Apparently, it's acceptable to allow other tenants to harass others at all hours of the morning. When I told them at the office I was leaving, they claimed I had a 6-month lease. I informed them I had already paid for six months. They responded by saying I still had another month. They claimed my first month was prorated. I moved in on the 6th or so. Barely a week into the month. The way these crooks do billing is the ONLY way you'll never move in prorated is if you move in on the 1st of the month. In this way, they will ALWAYS get an extra month out of people. Someone from the office came to inspect my apartment since I was leaving. First thing she commented on was the cuts in the counter. Those cuts had been there since I had moved in and she knew it. You could tell they had been there a long time as they were faded. Thing is, I never once cut anything on the counter. She then quickly went through the living room and bedroom then immediately stopped at an area by the bedroom doorway. There was a very small red dot (about half the diameter of a dime) on the floor, which had been there since I had moved in. She claimed it wasn't. I should have known something was up. When someone zips thorough an apartment in 5 minutes or less and is able to go straight to a "problem" that tells you they knew it was already there. I never ate or drank in my bedroom. Only thing I did was sleep in my bed. In fact, I never had anything red that could have made that mark. I ended up getting a bill from them for professional carpet cleaning service for that small red dot as well as replacement of the kitchen counter. I wonder how many others they also charged for that same thing? There was also a $6 charge for film. Here's the kicker. The lady was using a digital camera, which used no film. There was also a charge for an extra month of rent. Needless to say, I never got my security deposit back. These are the most crooked people I've ever dealt with. I see why they have such a low rating. They're nothing but crooks that rip people off and engage in fraud trying to scam people to pay for damages that have existed for years in their apartments. If you're looking for a reputable place stay clear from Sunlake Apartments or any complex owned by their parent company, Tonti Management. Seems to be run by crooked people doing their best to rip others off.

The digs were pretty basic - older building, older appliances - and the space was acceptable. The service at the rental office is okay, they're not overly helpful or efficient but they get the job done. I wouldn't necessarily highly recommend this place, but the price is fair for what you get. Plus, I have pretty fond memories of my time spend in NOLA and Metairie so that always helps while I write the reviews. Beware: The locations boast a swimming pool, but I wouldn't count on swimming there unless you have all your shots. Even then, I'd take some precautions.

On top of that, I was charged $1,700 just to break my lease, which felt excessive and unfair given the circumstances. The move-out process felt more like a money grab than a reasonable or professional procedure. Communication was poor, and concerns were dismissed instead of addressed. I would strongly caution anyone considering this complex to document everything in detail and be prepared for unexpected charges when moving out. I would not recommend this property based on my experience.

After 5 long months I received 3 padded bids. We had a major plumbing problem, called it in and were informed they didn't have anyone available to call. I had to hire a plumbing company to come out after hours and make the repair. They held our condo dues in their banking account and waited until after the 24th of the month to make the deposit in our business account which put our bills behind schedule. The stairway needed repair, he presented a bid, the board gave the go ahead to make the repairs and since it became an emergency repair, he only completed half the work on the bid and charged us for the complete job. I found out the worker was billing $1500 and the bid was $2125.00. Brent with Certain Management padded the bid. It took over 5 weeks to get half the job done. His worker placed the concrete steps in our dumpster, I was contacted by River Parish Disposal that the concrete was in our dumpster and until it was removed our garbage collection was ceased. I made several request for the concrete to be removed from our dumpster, as our garbage would not be picked up. We missed 3 garbage pick ups due to Certain Management/Brent not abiding by our rules nor request.The garbage was overflowing and a pungent smell permeated the back parking area of the premises. Meanwhile, I hired a contractor to change out all the rotten wood on the front and lakeside of the building, prime and paint the entire front and inside of the courtyard, prime and paint the stairway, change out the lanterns. Something this management company had a YEAR to accomplish. A zoom meeting was scheduled to elect a new board and to address the failures of Certain Management, I was the President of the association at the time, Brent muted me from the meeting after roll call so I could not participate , no one could hear me. This made his deficiencies go unnoticed to the owners and his failures could not be discussed. He displayed his spinelessness ,unprofessional conduct and dishonest ways. This is a fair warning to all that may consider using his services. We as a board were very hopeful upon hiring CMC, Brent Coutoure, unfortunately it was an all around fail in all aspects of his management. Wendy Enright

So far I've been really lucky with rental properties. Needless to say, shifting to renting from a property management company had me a bit worried that I'd get stuck with an uncaring company that wouldn't get things fixed or address any issues I had with the property. I'm happy to say that Properties Preferred is definitely not uncaring. Let's start at the beginning. I started a new career and decided to look for a new home. Rather than living with two other bachelors in the back half of a tiny duplex I decided to find a place with lots of space for me and my girlfriend (and all of our junk). We looked at a lot of places before coming across one being shown by PP. We pulled up at a nice townhouse in Old Metairie one evening and were greeted by Todd who warned us that the previous tenants had recently been evicted and damaged the property; he then apologized for the state it was in and promised anything wrong would be fixed before we moved in. I admit, my first reaction was to be wary, as though I was dealing with a used car salesman. However, we loved the place, its big open spaces, and its great price on rent, so we leased it. True to his word, Todd (and his partner Blanche) got the place together for us. We're talking replacing most of the carpet upstairs, new lighting fixtures in most rooms, a new ceiling fan (the evicted tenants had torn the old one down!), even electrical work. Now the place looks amazing. Things like carpet and fixtures were done before we signed the lease. At signing Todd just told us that he was sure there were things that were missed and would only turn up as we moved in and lived there and that all we had to do was put together a list for him. Sure enough, things like a non functioning outlet became apparent and we put together our list. Within a week everything was fixed. Overall Properties Preferred has done a great job managing and addressing my concerns as a renter. My only complaint is that I would like to see a faster response on emails, but I know we're not the only tenants and not everyone relies on email like I do. But I always get a response within a business day or two, or a phone call to check on things.

BUYER and RENTOR BEWARE!…read more We really needed help finding an apartment in Metairie and my mom suggested Properties Preferred. They helped her find her apartment, so we used their free apartment service. They rented us a property on Lake Ave. in Metairie. Everything was decent for just about three years. We were good tenants and paid rent loyally even through the pandemic. When our air conditioning unit began to have problems we were informed that even though the a/c professionals advised in the replacement of a part to fix the unit, the owner of the property REFUSED to adjust or fix the a/c unit. This is july in New Orleans so it's really hot. We decided to move! Be cautious if you find this property in your search for a rental in 2021. Make sure the a/c unit works correctly prior to putting down the deposit! We did not get our deposit back even though everything was clean. In fact it was cleaner than when they rented it to us.
