I've lived at Irving Schoolhouse Apartments since April 2024 and have dealt with recurring mold and…read morewater damage in three separate units across two different buildings.
Unit 1 (Building 6): Major water damage and mold in a main wall, caused by a leak from two floors up, plus additional water damage from a leaking water heater in the unit above me. Maintenance's response was to rip out some molding, hand me an industrial fan, and go silent for over a week. Nothing happened until I called the property owner myself.
Unit 2 (Building 5): Water poured through my bathroom ceiling and mold grew in the bedroom walls and floor. Their fix was gluing the outside of the building and patching a leak in the unit above mine. Shortly after, mushrooms started growing out of my bedroom carpet. Actual mushrooms!! They blocked off the room, told me it wasn't safe to enter, I was forced to sleep on an air mattress in my living room for several days while management came in and out, then offered me another transfer like this was a normal part of living here.
Unit 3, current unit (Building 5): Mold in the tub caulking, mold on the bedroom window sill, leaks under both sinks, and a dead outlet I believe is water damage related considering the pattern I've been seeing. I reported the tub mold twice before it was ever addressed. When I brought it up again during a recent inspection, ahead of the property's upcoming sale, staff told me it was "normal" for these tubs and showers. I have photos of mold that is visibly black in color growing in my bathroom. There is nothing normal about that.
Management described these repairs as simple fixes for their maintenance team and scheduled a visit to address them. That visit consisted of moisture testing only. No recaulking, no outlet repair, no work on the window leaks, and no mold cleanup was performed. I was told moisture readings would be documented and shared with me in writing, and I was given a written deadline for a response regarding my request to end my lease early due to these ongoing issues. That deadline has now passed with no response, no written readings, and no repairs completed.
Along the way, my unit has been inspected repeatedly, including visits just to photograph the interior, and I was told the incoming ownership is replacing fire sprinklers and other infrastructure, which tells me there are larger issues here than what management has been willing to admit. I've also noticed that nearly every time an issue in my unit was assessed, there was a change in on-site management or maintenance personnel around the same time. I can't speak to why, but the pattern itself says something about the instability here. Management has changed multiple times during my stay, and the property is currently changing ownership.
You can still find other reviews from residents describing nearly identical issues: recurring leaks, mold dismissed as "normal" or seasonal, and repairs that patch symptoms without ever addressing the source. My experience is clearly not isolated here.
I have extensive, timestamped photo and video documentation of everything described here, across all three units, attached to this review. If you're considering this property, ask hard, specific questions about water damage and mold history before signing anything, and don't expect promised repairs to actually happen on schedule.
