    I rented a unit managed by this company in 2019 and did not renew after a serious of unprofessional…read moreevents. I mention some of them here. Aside from the rushed and poorly communicated move-in process (red flag) things were okay (not perfect - just okay). Then, I came towards the end of my lease. A new employee seemed to be handling most of the communications regarding my renewal, and he handled them in a very unprofessional, defensive, accusatory, condescending, and demeaning way (examples: telling me that I am stalling on signing the documents, replying with a defensive response when I asked if in the future I can be given the typical 60-day notice for the renewal/end of lease, accusing me of false claims regarding certain signatures on the lease that were later proven true by a third party, etc). Though I initially planned on renewing, that coupled with the owner of the company's behavior led me to do otherwise. Toward the end of the potentially renewing, the owner told me I had DAYS (less than a week) to make decision, which was ultimately because his team gave me the renewal documents late. When I moved out, the owner and his purported "legal counsel" (a fake email address that represented him legally) threatened to not return my security deposit in full, which they legally could not do considering I returned the place in a cleaner condition than that of when I first moved in (ex.: scraped off ALL of the melted crayon on the inside of the dryer and covered up holes in the wall that I did not create). The company's technician/handyman and another office employee are employees that I commend. He and she did their jobs well, timely, and professionally, which is why this rating is not a one-star. Unfortunately and in general, though, I'd avoid this company as a whole. Good luck to all future tenants.

I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Make no mistake, Florida Property Management Services LLC is the top-shelf in property management; the 5 Stars is not hyperbolic, I am incredibly grateful they are managing my property. Erin K. Lease up was very simple and they take care of monthly tenant interaction. Their software is also very easy to use for both tenant and landlord. A super rude beach chair attendant that's employed by The Beach Club aggressively approached us and cursed us out, with zero provocation. Calling me a bitch (in Spanish) because I was "about to" picked up the wrong beach chair (I didn't even touch it). The situation was so embarrassing as it happened in front of others. I proceeded to simply ask him where do we get the beach chairs and umbrella from in the most calmest manner, only for him to continue cursing at me. It's not my fault that you are in the United States and can't understand nor speak English and try to use your language barrier as an excuse to be rude to others. This is South Florida pal, not Cuba. I immediately called the hotel and made a report about the incident. I even walked into the front desk and spoke to someone in management about the incident, I've then sent two emails about the incident but of course nothing will be done. Shame of you for having a disgruntle employee working for your establishment that would get that upset with beachgoers on vacation because of something as simple as a beach chair. This hotel need to provide some customer service training and explain to your employees that these same people that patronizes South Florida, contributes to their paychecks.

There is no parking but the beach public parking and valet is expensive with incompetent staff. Lobby is majestic and nice, fitness center and spa facilities are amazing. The luxury aspect is all in the beach, pool, spa, fitness... facilities. It is right next to Hyde Beach and the public beach parking.
