Now let's talk about the rent, every month they tack on fees that seem repetitive and redundant. You will always have a "balance" that was not even on your bill. Save your time and rent or buy a home/house. Apt Office is hardly ever open during business ours, staff doesn't seem to want to be there. Random people park where they don't live, so good luck coming home after work and be able to park in front of your own building. Your complaints to the office will fall on deaf ears. Let's not talk about the people who let their pet poop anywhere! I tell my guests "Don't walk in the grass!!" Darby was far better before the management change. This new company "Gecko" is the same as palmetto Grove, so reading those reviews were equally depressing...I digress. Yelp is hiding my review.

The pool has been in disrepair since Oct of 2025 because they were "fixing" it. In April we were told they had another set back and it would be awhile. The front office is never up front with the residence's - they lie through their teeth. Pool did not open on Memorial Day weekend and I was told by Arianna that they had a pool company who is working very very hard to have it open by Memorial Day. Friday came, pool was closed, office was closed and no email or text telling us anything. No one worked on the pool at all over the weekend. It finally opened on June 1 - but since then the maintenance guy (who has no clue how to maintain the different chemical levels) has made the pool a swamp! There is mold in the pool, the water traps are filled with debris which makes the pump work harder. I was told by another tenant that the levels are at zero or in the negative for chlorine and other chemicals and bacteria is growing in the pool as we speak. He talked to Brandy, the manager, on Friday and said he is certified and can work on the pool for free to get the chemical levels balanced. She said, "I'll let you know". He left, 5 PM came and she just threw "The Pool is Closed Sign" on both gates and left. No email sent, no text to the tenants. I am paying for a pool in my rent and have not been able to use it since last September. "Line Upon L." is correct in everything he said. I live in the building where guys work on cars. People come and leave their vehicles to be worked on for days. I can't park close to my building. Plus, the same neighbors throw trash everywhere. They have no respect for the people who live around them. The quality of tenants have definitely has gone down hill since Gingko took over. It wasn't like that before. The new management could not care one bit about us. They barely work 9-5; weekends off. They close the office during the week for "trainings" or other reasons. I would HIGHLY ADVISE to look elsewhere to live. Unless you like being ignored, talked down to, have disrespectful neighbors and the grounds that make it look like a run down trailer park. I'll be moving once my lease is up.

A month ago I'd have given Ingleside a one star review, but in the past two weeks, a new property owner and new management company have taken over. Now under new management, Sage at Ingleside seems like they are turning over a new leaf. Our maintenance concern, ignored for days by the previous maintenance team, was taken care of right away by Justin from the new team. Courtney in the leasing office has been very helpful, professional, and friendly in all of our interactions with her. The property has had quite the glow up in just over a week, with a new lawn care crew who actually mow, a team of arborists cutting back tree limbs, which has never been done, and renovation starting on the older apartments that have not yet been upgraded. We are very excited for the new changes coming, and I hope the enthusiasm of the new owner/management continues!

The oven is CURRENTLY full of MAGGOTS and reeks like something died in it and 4 weeks into this request for assistance/ emergency resolution I was told they would not replace the oven. They want to charge me a fee for carpet cleaning and only offered a "professional cleaner" to come manage oven issue. Despite me telling them that this bug infestation has done some sort of internal damage- the burner is broken and using the oven trips the breaker for the entire house?! Fire hazard. Health hazard. WORST BUG INFESTATIONS I HAVE EVER WITNESSED. In the outdoor patios and in the units. Be prepared to coexist with creepy crawlers even after requesting a thorough spray and cleaning... nastiest place I've ever lived. Both ladies at the front desk were unhelpful. Weeks with no response or resolution. Asked for drains to be unclogged, nothing. Asked for locks to be changed from PRIOR RESIDENT HAVING KEYS... nothing. Asked for broken disposal/ grinder to be fixed/ cleaned... nothing. Literally having to use a plunger on the sink. Nightmare rental, avoid at all costs.

The covenants are reasonable and welcomed in keeping this beautiful lifestyle. The homes are impressively architecturally designed with attention to structural integrity. The staff at the sales center and "Resort" are courteous, knowledgeable, and helpful. The amenities are abundant with activities and clubs to satisfy all interests. Most importantly, it is a comfort for us and our families to know that our neighbors and community residents are there when we need them. They are like family, and that was never more evident than during the epic flood of 2015 when everyone in this and the surrounding communities, pulled together to help anyone in need. We are so pleased and proud to call DelWebb our home!
