As others have said, they will rip you off with ridiculous cleaning and other hidden fees at move out. Avoid this place.

And no, management doesn't care because at this point I think it's only the students who live in this building and the building can make money. They've also been trying to outdo the negative ratings on Google and other sites by asking the doorman to post 5 star reviews on Google and calling it a "quiet place". The units are overpriced, "wooden floors" are really cheap - you can literally press them down with your fingers. The walls have begun to crack, not the best construction quality. Management is a whole different issue - at least 3 follows ups are required and after may be showing up another 5 times in person, your query MAY be answered. The elevators keep breaking down, there is no 24/7 security as they claim and there's no one at the front desk when you need them which means you can't pick up your packages when you want them. Would give a 0 star if I could for the price charged and quality received.

Location is great with plenty of food options, bookstore, groceries buy and the Highland Park close by. Happy living here! Happy living in this community with great friendly neighbors, efficient and helpful manager, responsive maintenance and nice concierge services. Enjoyed the fun summer party with a good spread of great foods and a DJ organized by the property manager recently. Thanks Ms Kasia for her nice great work.

The experience of living in this place has been a total disaster…read more 1. This place is located in a flood-prone area. In the first month after I moved in, my car got flooded and totaled in the parking garage. The leasing office had never mentioned the possibility of this happening. 2. The leasing office treats their tenants poorly. On one occasion, when my friend came to visit, I went to the leasing office to ask for a visitor parking sticker. The sticker was just a plastic paper, and nothing more. Unfortunately, my friend left with that sticker and threw it away during cleaning. I thought it was no big deal, as it was just a plastic paper sticker. However, the leasing office charged me $100 for losing the sticker, a mere plastic paper sticker. 3. This one is the most ridiculous incident. As our lease was about to end, we notified the leasing office of our plan to move out. They claimed there was a penalty of $4500 because we notified them too late. Supposedly, we were supposed to inform them one month before we wanted to move out. They gave us two options: 1) pay the $4500 penalty, or 2) renew our lease. After checking our contract, I found no terms stating that we needed to notify them one month earlier. I firmly refused their demands, and they threatened me, saying a lawyer would contact me soon, urging me to make a decision before it's too late. I challenged them to go ahead and sue me. Interestingly, later that same afternoon, they called and informed me they would waive the penalty as long as I wrote a positive Google review. They attempted to scam me, but realizing it wouldn't work. Honestly, this place is OK if you want to worry about your car being damaged and being submerge under water during rainy/hurricane season. Or having the fire alarm constantly go off. Or having to step in dog poop every few days. Or having the sprinklers broken, leaving your doorway soaking wet and stinking of mold and being a health hazard. Your car parking spots would be taken up by random cars from the public (esp if you're parking on the top deck). Hallways are not camera monitored, so you'll probably end up finding dog poop at 8am in the morning while you walk to the nearest elevator and there's nothing management can do about it. Let's see what else? Your neighbors can be inconsiderate and the walls are paper thin. Garage doors actually never works, (but you wont know this until you're already deep 2 months into your rent and you constantly see everyone complaining and management does nothing) & there have been a lot of thefts. Garage panels are caving and falling in. The side doors (by the parking deck) do not lock, so anyone can come in. You pay trash fees, but you got to constantly bring your boxes down to the trash area? Not a big deal, but I am saying you're going to pay money for something that does not make sense, Plaza square used to be great prior to Covid, but boy are we glad to move further away to the city and pay more to experience nothing of the above! The only great thing about plaza is their OG maintenance crew. Over the past 2.5 years, we've made at least 30 friends (those kind where you actually have their numbers) in the community, there's only 7 who is currently living there now due to the increasing number of issues happening within the apartment complex. Also heard (and was verified by a few current tenants) that new management lacks communication with their tenants. There was no communication/updates about the recent water pipe burst that damaged over 30 apartments and the garage. That said, we don't care if they increase the rent, but why are we paying for the same things year after year and the building 's integrity is turning for the worse?

My experience at this apartment drastically improved with a reliable front desk like her! =) At the same time, Sanay is absolutely great too! She's very approachable and is always there to support residents! I think a lot of student residents feels a lot more comfortable coming home here seeing someone relatable as the concierge! =) In terms of the amenities, the gym cable machine was down for almost 4 months at some point because someone torn the cable. The pool is closed for roughly 8 - 9 months out of the year, and they've added more and more obstacles at the roof top to obstruct residence experience. There are also always random people coming in-and-out of roof top smoking, so be aware if you're sensitive to the smoke. Parking is also sub-optimal because you share the parking lot with the public. You might not be able to park in the structure after paying $200+ a month if you come home after 6PM on a Friday, Saturday, or Sunday. Lastly, yearly raise on the rent at this place is roughly $400 * 12 month ($4,800 annually), so make sure you prep your budget. Honestly, if it wasn't because of awesome people we have at the front desk, this place would be losing residents every month.

CROOKS! My reply to…read moretheir parting charges after my soon moved out, but roommate remained. who shared no one ever came to clean the "common area". To whom it may concern: Why are there line items that read: "Full Unit Cleaning" = $100 "Bedroom Cleaning" = $100 " Damage Charges Trash Out 2 bags" = $50 " Damage Charges Trash Out 1 bag = $25 "Moderate Cleaning to bathroom" = $50 If the "full unit cleaning" for $100, cleaned the "FULL UNIT" please explain this additional cost clearly and what the additional $114 would be for. It appears disingenuous, and possibly illegal to invoice in such a fashion. THEIR REPLY TO FOLLOW: "Thank you for your patience while I reviewed all the charges on your final statement with SoCam 290. Unfortunately, I am unable to reverse any of the charges, as they have been confirmed. After reviewing the Trash Out and Full-Unit Clean vs. Bedroom Cleaning charges, I found that all charges are correct. The "Full Unit" cleaning charge is referring to the common areas (living room, kitchen, bathroom, etc.), and the Bedroom cleaning charge is for the Bedroom only. The Trash out charges are stated twice because one is for the trash out of the full unit and the other is for the trash out in your bedroom. I hope this answers your questions and gives a better understand of the charges. Thank you, and we're here if you need further assistance."

I almost never write reviews, but this situation is laughable…read more The management at this place is comedically awful. They can never seem to return a call or let you know if there's an issue with your leasing application. It's like speaking to a brick wall every time you pick up the phone. Every person you will speak with on the phone will either have no idea how to help you, tell you something different than the last person you spoke with (because you will have to call yourself instead of receiving any assistance), or just not return your call until AFTER the rent has gone up. It's gone up nearly $100 since I began my application. It's been a four week process so far trying to sign my lease - somehow no one I speak with has any clue how to help or work their system. I feel like if I submitted an image of an UNO card as my W2 form they would have accepted it considering NOTHING about this process makes any sense. Would not recommend applying here. I would rather have dormed again if it meant I didn't have to deal with the management that works here.
