I'm giving this property 3 stars because while maintenance is generally responsive and works hard, my overall experience moving into this apartment has been frustrating and disappointing.
To start with the positives, maintenance usually responds quickly and the staff themselves have always been kind and professional. My frustration is not with maintenance. Office management also responds fairly quickly, but the follow-through and actual resolution of issues has been inconsistent.
When I completed my initial walk-through, the apartment was still actively being repaired and prepped for move-in. There were markings throughout the unit showing repairs that still needed to be completed, however many of those items remained unfinished when I received my keys.
There was a large brown oil-like stain in the second bedroom that I pointed out during the walk-through. While part of the carpet was eventually replaced after I moved in, a similar stain in my closet was never repaired and is still there to this day.
The overall quality of the renovation work was poor. There were holes left in walls from anchors and nails, sawdust throughout the unit, nails continuing to come up through the upstairs carpet months later while vacuuming, damaged or missing window screens, missing caulking around floorboards and bathrooms, doors that did not properly shut or lock, and hardware that appeared improperly installed. Some of the door issues were eventually repaired by maintenance, but many of these issues should have been addressed before move-in. My carpet was also dirty and clearly had not been properly cleaned prior to receiving the unit.
The biggest ongoing issue for me has been the dryer. Despite multiple maintenance visits and attempted repairs, it still barely works and takes several cycles just to dry a normal load of laundry. Washing bedding or larger loads has become extremely frustrating because it can take days just to get through laundry. I was told management would be notified regarding the issue, but I never received any follow-up and it has now been weeks. Since moving in this past November, I have submitted a total of 11 maintenance requests for various repairs throughout the unit.
Other issues included a thermostat that did not work during winter, leaving me without heat and forcing me to purchase space heaters myself, a leaking bathroom sink that required multiple visits to fully repair, a laundry room door repair, and a dishwasher issue shortly after move-in.
Now that the weather has warmed up, I've also started dealing with bugs including ants, baby spiders, roaches, and other insects, even after recently having the unit sprayed.
The property itself also does not appear to be very well maintained. Dog waste is frequently left around the property, the gym is dusty, the pool and barbecue area appear outdated and not well maintained, and the mailbox area often feels dirty and poorly kept. The gated dog park also has a very strong odor and does not appear to be cleaned regularly.
I've put a lot of time, effort, and money into making my apartment feel like home, and the rent savings are realistically one of the main reasons I've stayed. However, based on the condition of the apartment at move-in and the amount of ongoing maintenance issues within less than six months, I do believe these units are overpriced for what is actually being delivered.
I would strongly recommend future units be fully inspected, properly cleaned, and fully repaired before new tenants are given keys. read more
