    I have lived in many different places on/around the university of arizona and this is the worst one by far.Walking into the apartment I immediately was grossed out.The tile floors were very sticky and the couch had scratch marks up and down, smelled horrible, and completely stained.We talked to the management about getting a new couch and they best thing they could do was to "professionally clean it" (never happened).The carpet in my room was disgusting and black in some areas with clumps of hair everywhere.Like most apartments by campus they provided a bed frame, cheapy mattress, two drawers and desk/chair.The drawers were scratched up and when i went to wipe down everything in my room and bathroom I went through a whole container of clorox wipes.On my toilet there were several urine stains and the seat was broken. Later, the maintenance man come up to help with some other issues my roommates were having with their rooms.I went to talk to him about my issues with my bathroom, because it's extremely gross how stained it was and it looked like no one cleaned it and his response was "It's not that I don't believe you, but I personally cleaned that bathroom myself", which first of all that's a lie if he would have seen the stains, but the fact he has the audacity to say that to me and my parents is ridiculous.The first month after move in the parking garage was broken and wouldn't work like they told us on move in day it would. If you wanted a spot you would pay $90 per month and the gate was supposed to be censored to where only people with passes could go in.After many complaints and questions the gate finally worked 4 weeks after everyone moved in and lasted maybe a week before it broke again for months. It makes everyone extremely uncomfortable when anyone can walk into the garage and therefor the buildings, and I personally know friends who live here who have seen cars been broken into.This cycle has continued to where the garage would be broken for weeks then only be actively working for a couple days, and it doesn't help that there is a single camera throughout the whole garage so even if someone did break in there's no video proof.I have never once seen this apartment complex hire someone outside of a different company to come and fix problems, especially ones continuously complained about.Speaking about issues, every window has horrible insulation; each window in each room- you can feel fresh air flow when closed, and the window in the living room has been ajar and cannot be closed.With how bad the insulation is you can hear everything that happens outside, especially the trash when it comes everyday between 6-8am and will take its sweet time being the loudest it possible can. Another example at how disappointing this apartment is, is literally how disgusting it is. The hallways and elevator in my building are always stained and stink so bad every day and it looks like they only "clean" it once every month, which is extremely different than how it looked when we went on tour (that's how they fool you). All the staff are extremely disrespectful and rude no matter what issue or concern you have, all they worry about is making tiktoks and getting new people to sign by posting new things on instagram. The package system here is absolutely terrible: you have to text the office 30min prior to when you pick it up and only half of the staff will follow it. I once texted at 2:55 to pick it up before I left for class, which would have been 3:30. I got to the office at 3:25 and when I asked the manager, Jazmin, she said it wasn't going to be put out until 3:45. I asked if there was anyway I could get it now because I had to leave for class soon and it was exactly 30min after I texted. She disregarded my request and said no it would be put out at 3:45 (50 mins after I texted like they asked for) but you can have a roommate or someone else pick it up for you. I was baffled at this especially when I saw 4 other staff members in the back glass room all on their phones and goofing off doing absolutely nothing. Overall I am just very disappointed in this apartment complex, especially when it's such a good price range and area, but has no regard or respect for the students living there and can get away with giving them a terrible experience for a year. Even though the base pay may seem nice, they apply so many fees that it simply isn't worth it. 10/10 recommend living anywhere else.

    this place is a joke my 5 year old nephew can give you better answers than David the so called "community manager" will. everything is broken, garbage is EVERYWHERE. the gate on the corner of broadway and tyndall BROKEN the door to get into the building? BROKEN. does everybody have access to every single spot of this building after that? YUP! david had a walkthrough with my roommate just to discover his whole building is broken and all he can say is "ohhh this is broken too" like uh do you even walk around the building you're a community manger for crying out loud. car has been broken into that was cool david did nothing. actually i was the one to tell him that the security signs posted around the garage is actually not in service and the number is a dead end. his response was "ohhh i didn't know that i'll get those taken down today" lol they weren't taken down until july. this happened in december... instead of fixing the door handles they put a huge rock on the top of the door to prop it open lol just wait till that falls on your students head. btw if there was an emergency 4 floors of residents are stuck because they can't get out. hope you like your college students dying! at least then you can sue. i'm seriously not even trying to be comical because this whole building is the bigger joke. i can go on and on about this place from personal experience and then go on and on more about other residents experiences. this place is in violation of so many basic human rights that go unnoticed and uncared for because of our age. it's a scam. they don't listen to any of the actual residents. just wipe their hands. oh and i've contacted the main company that runs this place. they told me to talk to david...

    I created an entire Yelp account just to post this. I notice that most of these reviews are completely fabricated. I normally wouldn't care, but after living here for almost four semesters, I feel like I have a responsibility to tell future renters what its really like. The Mark does have some very positive aspects, including a nice view from the roof and a location close to campus. Unfortunately, the negatives seem to outweigh the positives. I have lived at the Mark since it opened and have witnessed it degenerate into a place I no longer want to live. Here are some of the highlights: There is no security. Whatsoever. Homeless people know the lay of the building and wander around at their leisure. They even use the amenities and are known to enter unlocked apartments during the night. I have personally encountered homeless addicts in the parking garage and at the rooftop pool. Due to the lack of security, the garage is completely unsafe. There is no gate and cars are broken into on a nightly basis. Vehicles are also stolen routinely. I have personally had my car broken into, and my $7500 motorcycle was stolen just last week. The quality of the construction is abhorrent. The electricity short circuits regularly and the appliances break frequently. I personally had my entire kitchen sink collapse, something which seems to have happened to everyone I talk to. While mine was fixed after I fought with management for a few weeks, others have had to wait months for repairs. On the topic of management- this place is mostly run by college students. They are chill for the most part and cannot be blamed for their incompetence. The actual management, on the other hand, is really awful and goes out of their way to harass residents. I could name other things, but I think these details should sum up my experience pretty well. I hope my review helps you make a more balanced decision. After living here for almost two years, my best advice would be to avoid this place for the sake of your own safety and possessions.

LOCATION/PARKING This is a prime location, about 10 minutes walk to Fry's/ ~2 minutes drive. I could walk to Banner main campus hospital or the university health science campus in about 20-25 minutes. I could take the number 6 bus to get to the main campus and University avenue easily after a few stops, or get to downtown just as easily with the number 6. Free parking up to 2 spots included with our lease. The parking isn't covered but you can use a window shade or there are a few large trees that can provide shade. NOISE Most of the tenants were also quiet and there were no frat parties within this complex. Or they were good at concealing it and I never knew . If you are looking at other nearby housing/apartments, they seem to attract a much rowdier crowd. THE HOUSE One of the main reasons I chose this location initially was that it was a very reasonable price, in a good location, and it was two bedrooms, two bathrooms. It is nice to not have your own bathroom, and if one breaks, you have the other to use until it gets fixed. One bathroom is attached to the master bedroom. The kitchen itself is cozy, perhaps a bit less than I personally would want, but if you don't excessively buy kitchen appliances you'll probably be fine. We fit a large microwave, small rice cooker, Keurig, dish rack, 6 qt instant pot, and magic bullet easily. Electric burners. Easily accessible breaker box in the kitchen area if you kind of know what you're doing (or can YouTube for help) if you need to reset a circuit. Extra perks: We had a nice little front patio area which I wish we took more advantage of, but we were always a bit too busy, and I am unfortunately a delicious tasting morsel magnet to mosquitoes. There is an additional storage on the back side of each housing unit, which can store a decent amount of stuff. I personally only kept a half-broken bike there, but it probably gets decently hot as it faces the setting sun. MANAGEMENT Bill, the landlord, was definitely a landlord who cares about the upkeep of the property rather than just trying to patch fix an issue after it crops up. He did regular check-ins every few months to check and change the air filter, and run a cleaning cycle through the washer and dishwasher. He was also easily accessible, and if something went catastrophically wrong, he addressed it in a very timely manner with whichever maintenance crew was needed to fix it. It was easy to pay rent via Zelle, and even when my bank did something stupid and sent a rent payment after I moved out despite me finishing my repeating payment sequence appropriately, Bill was very prompt to my text and sent the money back to me. Chase said as Zelle is a third party platform there's nothing they could do from their end (which makes me never want to use Zelle for anything but a one-time payment with trusted individuals). Additionally, he did not spring the all too common unchangeable and frankly BS "fees" that many landlords charge everyone when moving out. He outlined usual problem areas that can deduct from the security deposit prior to moving out, and was very fair with the final deposit. Bill is easy to contact, reliable, and an actually good person, which is hard to find with a lot of scummy landlords that are unfortunately all too common near a college campus. THE BOTTOM LINE I didn't even know this property had a Yelp page, but there's a reason it's rated so highly. If you're looking for a good property to rent with a good landlord and no drama, this is a perfect place.

Our friend said hands down Nicole Brule-Fisher When we first started looking we were thinking second house. We exchanged emails with Nicole and made arrangements to drive and look at houses. Nicole spent all weekend with us showing homes, connecting with other agents to give us more options. There was one house that was amazing that she was able to show us before it even went on the MLS but it didn't have a place for a pool. (sad face) Nicole showed us a bunch of houses but nothing we were ready to pull the trigger on (this is the beginning of October). So we went home and Nicole started emailing us listings. There was one house that we wanted to see but we couldn't get away. Nicole went out and face timed us for a walk-through. Since we were relocating there wasn't urgency on our end. We were looking for a turnkey house that hit all our must haves. Anyway, my husband was on a quick trip to Tucson and I was in California when I went on Zillow and saw this sweet fixer upper in a great area. My husband called Nicole to see the property. I guess she was unavailable because she told him Nick would meet him at the property. Nick was great - he's unpretentious, friendly and knowledgable. We wrote an offer on the fixer and with their recommendation added an escalation clause. Our offer wasn't selected but became the backup offer. Anyway, all the stars aligned when the first party backed out and we got news that the sellers wanted to accept our offer. woot woot! The fixer didn't have everything we wanted but the location was so amazing and the price low enough that we decided to take on the project to get exactly what we wanted. I honestly didn't think we were in that headspace when we started looking. I really liked working with Nicole and was a bit bummed that we got kicked to Nick. Life happens though - it was during covid so who knows why this happened. On the up side...We also really liked working with Nick. They both were great and have gone the extra mile for us - before, during and after the purchase. Before we closed, two turn-key properties came up on Zillowthat we absolutely loved. We made a trip out to Tucson just to be sure we were making the right decision with our "fixer" - We passed on them, but those houses were very tempting. Nick recommended contractors and inspectors so we could get things inspected during our 10 day inspection period. He really made this part of the transaction go smoothly. My husband and Nick did the final walk through. Nick was with us every step of the way. After the sale we got a notice from the city that we had a water leak. One of our neighbors saw the notice and called the listing agent who in turn called Nick. Nick called us and was kind enough to go to the property to turn the water off for us. The only area that I felt didn't go as smoothly as I would have hoped is with the lenders they recommended. There was some miscommunication that was really inconvenient especially around the holidays. I would highly recommend Nicole and Nick if you are looking to buy a property in Tucson. They are both professional, unpretentious, and know the area extremely well. It was a pleasure to work with them and we appreciate all their time and care.

I moved into a disgusting apartment and had to spend about 9 hours deep cleaning it. Also, they had cleaned all the carpets in the apartment except for my room, which had cat pee and feces everywhere. It also took them 3 days just to get me my keys! However, now that move in day has passed, I think that the staff and management is a little more reliable. Also, the amenities are really nice so that's a huge plus! Her current roommates not only aided her in helping track down my daughter but also let the girl move in and squat in her room. We have sent a police report along with photos and multiple emails, they will not let her out of the lease. They will only let her transfer to another unit. Obviously, my daughter is home and doing school online because there is no way she can go back. It is absolutely insane that these people rent out to college students. We paid for a full 6 months after she signed her exit notice and they're still threatening us. Fee for terrible internet service Fee for the package locker that you can hardly access They charge the residents electricity and water based on the complex's useage which somehow equates to paying 150$ electricity for a 300sqft studio apartment!? -packages are only available to pickup during business hours 9-5pm if you miss that window you CANNOT pick up your packages and also Amazon will not and cannot access the mail room after those hours so they CANNOT deliver your packages if it's not between 9-5. -The managers Ida in particular is very rude and absolutely does not care. -The property has homeless sleeping in the stairwells and by the pool on the couches there is no security here. -There is no locks on the complex gates I'm not kidding it's wide open no fob no key no number needed to enter the complex ... so homeless and street people come lurking and breaking into cars and apartments. So I drove over every day for a week and was told each time that they would let me know soon. They also tried to get me to put down a deposit each time, which I refused. After a week, they told me the original tenant, who broke her lease, might be moving back in, but that I should wait and see. Then 2 days later they said they weren't renting the apartment to anyone. They are a complete waste of your time. Just move on to a company that actually does business. Their offices are also disgusting. Trash and broken furniture are piled up in corners. Not exactly hygienic.

Then come move out , they won't let you be present at the inspection and then charge you money for the issues they already, broken fence, pipe coming out of house(water comes out of it when you shower), the tub not being cleaned when you couldn't even use it because the water coming out brown, mold in the showers, one room at no working outlets, then they charged me for landscaping which was already in my rent every month and the landscapers never came once. Even with our picture proof before I moved in of all the issues and then the filled out move out inspection form. Not to mention the cockroach's all year being found in my house and then the office letting people walk on my property to look on it multiple times even after I complained. They are suppose to book tours..... don't rent from them especially if you want your security deposit back , they will charge you for damages you didn't even do, even after you tell them when you move in you want them to fix the issues so you don't get charged at the end of the year and the manager literally said I'm not spending all this money on an old house but we can assure you , you won't be charged for the issues. Then they take my money at the end of the year to fix those issues I complained about.... I would give zero stars if possible
