The genuine, cheerful greetings from Mark & Andrea (Manager & Assistant Manager) & the attention they give to their residents' or guests' needs far exceeded any other property I visited in my search. It took me several visits to decide which apartment style I would like, & they were the most gracious hosts & property tour guides I encountered. Also, having all calls returned before the end of that day, even after business hours, is greatly appreciated. This management team seems to enjoy exceeding expectations. Mark & Andrea clearly are happy people who love their jobs and have created a culture at LeSilve to reflect their service-oriented values to ensure everyone feels taken care of.

The rent is…read moreincredibly fair for the square footage and the property is immaculately clean and well maintained. The only reason I'm moving is to be closer to my workplace downtown. But if I worked at CUNA Mutual (or anywhere on the west side), I would be crazy not to live here. The resident manager is very friendly and lives on site. The fact that he's your neighbor is GREAT both because you're notified of any changes or planned maintenance right away and because he's just around living life (which allows you to politely bother him when he's watering the flowers, checking his mail, etc. with any questions or concerns). Very accessible management and incredibly responsive maintenance! The properties (320 and 318 Island Dr) are non-smoking and no pets, so this place isn't for you if you're a smoker or pet owner. But the perks of those policies are that the buildings are very clean AND you do not have the click-clack of paws above you/the yip-yap of dogs all around. Furthermore, the community itself is chock full of polite people. One of the many reasons I consider this the best place I've ever rented is the fact that I was never disturbed by noise. One of the stipulations of the lease is to be quiet after 10pm, but I worked 3rd shift for part of my stint at 320 Island Dr and not even during the day was I woken up by music or ruckus of any kind. I know of (and have rented from) some places--especially if they're run by a property management company--that try to withhold as much of your security deposit as possible. Parkwood Arms is not one of those places. If you keep your apartment clean throughout your tenancy and then spend one day deep cleaning towards the end of your lease (my tactic of choice), you'll get your full security deposit back. I even got a credit added to my security deposit for the landlord's expected use of the utilities after I vacated the premises! At the end of the day, this is an excellent place to live. If you want a nice, little, quiet community, Parkwood Arms is exactly that.

I…read morereally needed to find an apartment quickly because I got my new job in the winter time and had a long commute. I couldn't find anything on the west side and if I did, it was usually very expensive. I discovered Parkwood Arms Apts. via an ad for a sublet. It looked nice and was reasonably priced. I was delighted when my application got accepted. I was very happy and comfortable the entire time I had lived there. It is in a safe part of town and the apartment manager always made sure everything was cared for and under control. I felt very safe. They do a thorough background check during the application process, so all of the residents are polite and kind as well. I never had to worry about a package or my laundry getting stolen or anything like that. They have a no smoking policy, which helps keep everything clean. The maintenance was always prompt and thorough. If I had a problem with anything, the manager was quick to schedule a maintenance call for me. They are also very fair and do not try to cheat people. I have heard of places trying to keep your security deposit and things like that if even the tiniest thing went wrong. This was NEVER the case at Parkwood Arms. They are fair, reliable, and honest about repairs and maintenance.The apartments themselves are very well kept and comfortable and also plenty of extra storage space in the storage units below. Additionally, the location is ideal for those looking to live on the West side of Madison. It is nearby everything you could possibly need (The Mall, Woodman's, Convenience Stores, and tons of restaurants). The manager and the land lord go out of their way to make the tenants feel cared for and they add a lot of nice extra touches to keep the place looking nice. The flower beds in the spring and summer time are very pretty. I had many fond memories there. I only recently got out of my lease because I purchased a new home. I would suggest Parkwood Arms if you are looking for a nice rental in Madison.

Some of my packages were missing after the Amazon tracker said they were delivered. After calling Amazon to let them know what's going on, Amazon decided to give me a refund. I sent emails to the building office to let them know what's going on. all they did was to blame things on me, Amazon, the mail delivery service, to deflect the blame. I am not saying the office is to blame for what happen to my packages, but not a single word of concern from them, and not trying to improve the situation, not taking a security measure action is bad. The mailroom is in an isolated corner of the building, away from the public area and the public view. There is no camera in the mailroom where anyone can walk in and just grab anything they want and walk out. There is no way to know what's going on unless you are there to watch everyone come in and out. The office repeatedly mentioned that nothing ever got stolen from the mailroom. Well, now they can say at least ONE TIME THERE HAS BEEN AN INCIDENT because I filed a police report on the missing packages. install a camera in the mailroom, do something about people stealing/mixing up the packages. Do something, anything is better than denial from the people who can make the changes. Be aware, people will steal your stuff out of the mailroom and you will find your packagers missing, this is happening everywhere. but the office won't do anything about it. All they offer is empty words that are worth less than their service. They charge the premium price for the minimum to no service.

I have truly loved living here and looked forward to coming home to my apartment everyday after work. There are three separate blocks of apartments each with their own COMMUNITY ROOMS offering different things. I find these rooms to be a huge perk. You can relax and study, enjoy cable tv, or shoot pool with friends. The outdoor community area is my favorite and offers comfortable lounge seating, tables with umbrellas for shade, a fire pit, and gas grills. I would love to see the community rooms grow with board game options! The BIKE PATH lines the back road of the apartments offering great access to other areas of town with minimal traffic. Underground PARKING is available for an additional charge- be sure to let them know if you work at the hospital for a parking discount. There is ample outdoor parking for guests or if you choose to not pursue underground parking. The main GYM includes 4 treadmills, 2 ellipticals, stationary bike, free weights, towels, water, and some type of cable weights? There is a much much smaller gym that I believe only has a treadmill and some free weights (not positive). I wish I could pick this apartment up and move it across the country with me. Who can complain about living directly across from Hilldale Mall and aka target? Whole Foods is also just down the road.

    Copying this back over from my post about butler management:…read moreI have been lucky to only really have positive renting experiences in Madison, well that is minus the time that I spent at Hamilton Plaza (owned by butler management). I guess to start, the problems began on move in day, I was given a key fob that just didn't work, and when I went in to get this problem solved it took roughly 2 weeks for them to get me a working key fob, preventing me from accessing my own apartment without going through the garage. The next unfortunate event took place about a month into living there, my parking pass fell off my mirror on a Saturday night without my noticing, and come Monday morning I awoke to find a blank spot where my car was! $600 and a half day off work later I had my car back and did some digging. The towing company that butler plaza contracts with is less than a mile outside of the towing radius that would've cost around $125 dollars so I was charged around $500 for about a mile tow. When I went in to complain about this (especially since they have my plate and car information) they told me that I was lucky! I'd receive a new parking pass to replace the on that had fallen off without charge, but it was 100% my fault that my car got towed. The final slap in the face came when I transferred my MGOE service over to my new apartment but something happened where I maintained a line of service at Hamilton Plaza. I reached out to them immediately upon noticing this and was told that they would retroactively end my service upon my move out date. Come 6 months later, I'm looking into my electric bill and see a $115 charge for services unpaid that had been accruing interest from my prior apartment. I call back in and they sent me an emailing how it was my responsibility to handle all utilities. Absolute scam artists that have been facetious and rude through every interaction I've had. Thanks for wasting my money!

    I have lived in 9 different apartment buildings over my lifetime, and have lived in some of the…read moreworst and some of the best. After a year and a half (2014-15), I can count Hamilton Place Apartments as one of the best I have lived in. Location, location, location! It is centrally located a block off the "quiet side" of the Square across from the Madison Children's Museum and Bradbury's (see my review for this place - yum!). I consider it the "quiet side" because it is far enough away from campus, bars and stores that it gets very little late night foot traffic - rarely will you be awaken at 2am "woohoo"-screaming kids coming home from the bar or the obscene yellings of the homeless crazies that often wander the square. However, even though it is on the "quiet side", all of the things to love about the Square (Farmer's Market, restaurants, cafes, festivals, etc.) are all within a couple blocks walk. Excellent Management Gaby is an excellent property manager - always available via phone, text or email. She responded to every question I had within a day and took every request seriously. At least 24 hours notice was given anytime they needed access to my apartment for routine maintenance (filters, window cleaning, etc.) and when I needed something replaced or fixed, Ricardo, on-site maintenance guy would address quickly and completely, even if it's at their expense. In my case, Ricardo replaced a toilet shortly after move-in that wouldn't stop running. Hamilton Place is Gaby's only building, so unlike other property companies that manage several properties in Madison, you get very prompt and personal attention from the staff if/when you need their support or help. Right-Sized Building The building itself is older, but has been well-maintained. It has the amenities you would expect from a luxury apartment (penthouse patio & community room w/view of lake mendota, fitness center, secure elevator, storage lockers, etc.). The best thing about the amenities is that they're almost always available, because there are only ~9 apartments per floor of this 6-story building. In other words, the amenities are appropriate for the number of people living there. There are assigned parking spots in the heated garage. Gaby can arrange for a spot if you have guests coming, or there is a city parking garage conveniently located across the street if guest spots are not available. Primo Apartment Since I work from home full-time, I tend to splurge and go big with the apartments I rent... so a disclaimer - I was in #600, which I believe is one of their primo-apartments. If you're looking for an apartment and it's available and within your budget - grab it - you'll be very happy. Stainless steel appliances, built-in space heater in the bathroom, amazing view of the capital (see photo), easy access (elevator, trash chute, stairs). Friendly Neighbors of All Kinds Your fellow neighbors will be of all ages and backgrounds. You never know who may join you on the elevator - from a small family w/kids to a young professional heading out to walk his/her dog to one of the international students that live on the entire 2nd floor. But regardless of who you may run into, you can count on him/her being friendly. If you are considering living at Hamilton Place, feel free to send me a message.
