    I moved in when the apartments were still being finished; i.e. 2018. It was owned by Studer and…read moremanaged by Lincoln Properties. Studer sold the property and BH Management became the new property manager. They are a company that does not care about upkeep of the property, nor accommodating the residents. They require all moving companies to enter and exit from the Romana St. entrance. My apartment was on the Intendencia Street side of the building, which resulted in 1-1/2 additional hours for which I was billed by the moving company. That is Southtowne for you. The water coming out of the faucets smells like mold, and black crud collects at the head of the faucets. In my opinion, this is a construction issue, as I recently moved a few blocks away and do not have the same issue. Parking is a nightmare! Residents do not have preferential parking spots; it is first come, first serve. So we are competing with the members of the YMCA and other companies downtown that validate parking. Quint Studer still owns the parking garage as far as I am aware, so shame on him for short-changing residents who pay a premium to live there. During COVID, the amenities were shut down for more than one year. However, we did not receive any rent adjustments because BH states the amenities are not part of the rent, Move into this overpriced apartment complex if you wish. Just be prepared to pay a lot of money for nothing. Not only do you pay utilities for your apartment, they now make you pay a portion of the gas, electric and water for the entire complex! I should add, this is the only complex in which I have lived that will not conduct a walk-through with the resident. The on site "staff member" Will do a walk through after you turn in your keys, and will send a report to the home office to determine whether the resident owes money for damages. Videotape what your apartment looks like when you move out, as this company will try to charge you for the things that should be updated automatically, like painting and replacing carpet that is 8 years old.

We moved in on 2/22/25 and have been living with an algae pond for 7 months and no resolution on wifi for our work from home needs. We leased a unit for $399 more than the other available 1-bedroom to get the x-large balcony. We also work from home. The 5 common areas that include a conference room had free wifi. It was a plus to separate work/life and have a place to meet clients - it played a big part in our decision. Shortly after move in we found that 1/5 of our balcony is an algae pond every day with varying amounts of restaurant grease. The rain gutters 'perspire' due to the humidity, even on dry days. Grease from the restaurant below drains onto our balcony through the gutter as well. Water and gunk remain due to the clogged drains. I opened a maintenance ticket 3 weeks after move in. When I approached James Foster, the manager about it, he said, "Well, no one else has complained. We don't know anything about it." They absolutely knew about it because the balcony was mopped and scrubbed for showings. He never offered to look at it himself. I had to involve Daniel/Maintenance on my own to try to get resolution. I had multiple conversations to get help - drains cleaned out, balcony graded, a discount or move to another apt - nothing. Nothing is planned to be done. It's as if the plan is to wait us out. At least the drains could have been blown out months ago so that they drain - nope! It wasn't done and the balcony has sunk further. Now our living room window doesn't close properly, the window sill is splitting, the living room and bedroom windows are separating from the wall, and the living room wall is sinking in the corner and wall is separating from the baseboard. Maintenance confirmed it. We like to entertain but it's hard to enjoy this with guests - see photos. During the termite swarm in May, downtown P'cola was dry, except for our balcony and drainage sludge on our next door neighbor's. Termites infested our next door neighbor's apartment which turned into almost 3 weeks of demolition and renovation. I brought the balcony problem up to the current manager, Shelanda Pollard, who gave me a blow off response. She didn't make the 3-minute walk to see for herself either and has not responded in over a month. The common area wifi 'stopped working' in late May. I brought this up to James. His answer, "No one else is complaining about it." Not true. I was downstairs when the healthcare professional was dropping f-bombs because she couldn't use the workstation to sign DocuSign forms for a patient. It's a problem for others. BH Group has a multi-million dollar contract with Cox for it's 30+ properties. After 4 months there is no date for resolution on common area wifi. They have no intention to fix it. There are other issues. Things happen in this building like the crime scene with coroner 7 doors down from us (photo) and police going through the building. I understand there can be sensitivities but they could release a statement to reassure residents about safety. Residents joke about whether or not mgmt. will address problems here. Unfortunately, if you have a problem, management's answer is 'You're the one with the problem. WE DON"T CARE." Where y'at Joe Zarzaur?

The management team was kind and responsive. They recently fired the entire staff and hired a new property manager, and this place now sucks. Don't rent here, you'll wish you hadn't. I regret renewing my lease!!! 11/8/23 Following up to Southtowne's response from the Property manager. Mica I have come into the leasing office on 3 separate occasions and spoke with you directly, asking you for assistance with packages. You have done nothing to help or proactively facilitate a solution with the mail carriers. Since my initial post, the leasing office refused to accept packages from UPS unless the driver would comply with Southtowne's new mandates, so UPS returned all our packages back to the senders. It's taken me 10 days to track down my packages and have them resent to me. 1 item was my dog's food subscription! :( This was so unprofessional and inconsiderate of the residents' purchases and deliveries. USPS still won't deliver to the package room and Southtowne has not initiated communication to fix the problem.

    As others have mentioned, their customer service is absolutely terrible. Sure, the property is…read moreclean and beautiful (it even smells good), but they don't take residents' concerns seriously or address problems in a timely manner. They prefer to spend their time planning "Fiesta Night" and "Wine Down Wednesday" instead of responding to emails and addressing real problems residents are having. The internet was out for SIX DAYS which is completely unacceptable and as others have mentioned they did not treat this as an urgent matter, and for someone who works from home, internet connection is absolutely imperative, and fixing it is an EMERGENCY. Now after reading these reviews I see we aren't even able to pay for another internet company, which is rich, considering that in one year of living here there have been at least 3 major outages lasting 24 + hours. I had another incident 6 months back in which there was a leak and they refused to hire a plumber for at least a week. Finding the leak, breaking down the wall and kitchen, repairing everything and airing out the moisture took A MONTH. It was absolutely ridiculous and disruptive to my work. After many strongly worded emails and daily appearances to their office requesting mold testing, they agreed to it. The apartment smelled horrible, and I was sick the entire time this was going on and I was fairly convinced mold had started to grow. *ALLEGEDLY* there was no mold per the company that tested. After the fact, they tried to give me a "credit" that didn't even cover the amenity fee. I was completely appalled. I thought this was a one off, but after this internet incident and seeing as how other residents are just as disgruntled as I am it validates what I have experienced here. We pay too much money to rent here for these easily-solvable problems to go ignored. Problems are only addressed when residents pester them on a daily basis. I do want to say one positive thing and that is that the maintenance team (two men) are absolutely wonderful and do their best to address issues, the issue is that the management team chooses to not send them out when there are problems and impairs them from doing their job. For instance, as soon as they came to see about the leak, they said they needed a plumber and management refused to provide them a contact for a plumber that could address the issue until we kept pressing for the leak to be addressed. Rent here only if you don't work from home and want to live in an adult dorm type of situation.

The pool, gym, and other outdoor amenities are always in great order and create a special, fun environment for all of us to hang out. Whenever there were small issues to address with my apartment, Sean and the maintenance team were all over it. They always addressed any issues I had within a quick timing window and always ensured I was happy with the work. Not to mention, their entire team is friendly, professional, and extremely fun to be around. Totally recommend living here! A clean, modern, and lively place to live in the heart of downtown Pensacola. Can not recommend it any higher!!!

There is plenty of parking close to the unit, and there is a lovely pool, laundry area (no coins, you use your phone which is great), and a cute 24 hour fitness room. I noticed there were plenty of electrical outlets throughout the apartment, 3 phone jacks and 3 cable jacks. The apartment already had an internet modem, so I just had to plug it in and log in through my internet provider and I was immediately online. There is also a Cox Communications hot spot available. The flooring is very nice and appears to be new. Kitchen appliances are up to date, and the HVAC unit and water heater look well maintained. They provide free AC filters in the office for monthly changes. There is a nicely sized outdoor patio and an extra storage closet outside the sliding glass door, as well as 2 electrical outlets on the patio, which is a great feature. There is a resident portal that is easy to navigate to set up rent payments and to submit any maintenance requests. They have pest control regularly and when I mentioned that my cat had an immune system issue, the office manager said she would reach out to the pest control team and get me a list of what they use so I could ask my vet if it was safe for her. I appreciated that extra effort! On a more personal note: The management staff helped me move in very quickly as I was without a working heater for 7 days during a freak Florida snow storm and freezing temperatures with no remedy in sight after my HVAC unit caught fire in the old apartment. Unfortunately, the old unit was so old (40+ years) that the maintenance team needed assistance to fix it, and the company they called out didn't know what to do either, lol. Anyway, when I reached out to Tanglewood, they expedited the move in process and within 3 days, I was here with an air mattress with my little kitty cat with a working heater! I cannot begin to tell you how safe and wonderful that made me feel. When I came in to the apartment for the first time that Saturday, there was a little gift bag, a bottle of water, and a welcome folder and I almost teared up. I even got a text from the office team on Saturday, when they were closed, to make sure everything was okay. I met the office staff and the maintenance team the following Tuesday, and they assured me they would never leave me in the type of situation I was left in with the old apartment complex. I was assured that this apartment complex was not one that changes ownership frequently, and that they are committed to keeping the apartments up to date and the residents safe. I will update this if there are any changes, but as of right now, I am so happy to be here. It is clean, quiet, peaceful, and I feel like the staff actually cares. Highly recommended!
