I am rating 1 only because there is no negative start rating available. Bogus charges upon moving out; ridiculous. These people will find a way to take money fraudulently. Stayed there for 4.5 years and they were very poor with maintenance. They charged me for scrub and malfunctioning of kitchen stove burner. - Primarily, they don't understand wear-tear loss incurred during 4.5 years of stay. - Secondly, While staying there I had requested repair of one of the burner that was malfunctioning but they could fixed it. Upon my move out they sent me invoice for repair. I tried to negotiate through BBB but the leasing office never responded to their inquiries. Now they have send it to collection agency (Fair Collections & Outsourcing of New England, Inc) - I am in process of explaining them the situation. littering issue while living there and party noise wasn't handled by staff after repeated reporting / complains - they suggested me to call on police. Oncence sprinkler system broke and flooded my apartment and these guys did not compensate or clean well. 1. I got this apartment sight unseen because of Covid. The apartment in the pictures was not the apartment I was given. I did ask and was assured it was the same one. 2. Pet policy is not followed. There are numerous pit-bulls, huskies, German Shepard's and Great Danes. My dog was bit by a pit-bull and nothing was done after I filed a complaint. My carpet is stained from the blood as well. Also my dog has fallen sick often because they pet waste policy is not followed.  3. Parking. I paid $30 for a sticker and pay $90 for a garage. I can park around the curbs or anywhere for that fact without a sticker and not get towed. I do not see the point in paying when I could just park like many do and not get towed. Also I have almost been hit because somebody didn't see me because a car was parked on the curb. 4. Every weekend the trash is overflowed. That is not sanitary and it is consistent in being full. 5. With an updated apartment my carpet, HVAC unit, and ceilings are not updated. When paying this amount I would assume the whole apartment would be updated not just appliances and blinds. My baseboards are not complete in areas and it just shows the lack of care put into the space. The flooring in my kitchen was different from in my bathroom. The gutters outside are poorly painted with lines to match the color and it exemplifies the lack of care. 6. Anytime I ever visited the pool it was very dirty. I would also miss out on getting a pool pass because visitors would be allowed to get them. 7. This apartment complex is mostly college students. Beer cans and trash are thrown across the property with no regard. They also have massive parties outside at the volleyball court, with loud music and many non caring guests. 8. There is a resident there now that has a manikin in his window and will sit outside on his porch and yell profanities at other residents. This was also filed as a complaint and nothing was done. The apartment and amenities are not worth the price. I can go somewhere else and get the same amenities for $400-$500 cheaper. If the policies were followed and updates were made I would stay and pay the price but they are not and that is why I will be taking my money elsewhere read more

I gave it one star just because there is no option for zero. Management is just sooooo bad and incompetent that is impossible to have a reasonable conversation with them. They want residents to sign the leasing renewal through the webpage and they don't even know how to upload the documents. Last time it costed us 300 dls and it was their own mistake. 5 staff including manager said that would not be a problem and they still charged us. The lady with long hair and glasses (she covers her name with her hair) is just so unreasonable that is useless trying to explain anything. Have been leaving here for almost 5 years and I'm not renewing the lease because I don't want to deal with them anymore. I ended up renting here at the last minute, and have loved it so far! These apartments are way more quiet, safe, and inexpensive than other residences on Mud Island, and I never feel unsafe leaving my apartment at night. The staff has gone out of their way to help me with maintenance and room issues. I had an issue come up with a roommate, and they were willing to help me to find the best solution. Anytime I have a problem, someone is willing to pick up the phone and help me out. Also, compared to other apartment complexes, there is a ton of green space and forestry, and I always enjoy the views during the changing seasons. One the best rental complexes in mud Island without any doubt! Writing this review after a year of living in it. I almost visited all rentals in this area and this one has a professional management, respectful and accountable staff, continues maintenance programs, fast response to residents inquiries and a vast beautiful community with good amenities including a descent pool, club house, gym, yoga, business center, volleyball and tennis courts, BBQs, pet play ground and car wash. I definitely recommend this complex to those who are looking for a high quality place with affordable rent, safety and peace of mind. read more

I love the apartment but definitely regret moving in on the 2nd floor. I've lived in many different apartment complexes over the last 7 years and I've never experienced so much noise above my head! For starters the neighbors above me have dog(s) which doesn't help. But they stomp around ALL THE TIME. I'm not sure if it's the insulation or they're really just that noisy but either way it's terrible. My sleep schedule is literally based on the people above me. For this reason I definitely won't be resigning my lease. Also..if you do plan on moving out here. Please make sure your furniture can fit through the entryway before doing so. My couch does not come in pieces and could not fit so I had to find someone that could hoist the couch over the 2nd floor balcony..another expense. Not fun. read more

I have lived at the estates for almost three years and highly recommend it to young professionals. It's quite and safe. The office is quick to respond to concerns. It's near the beautiful Mississippi River. Just a heads up they take parking very seriously so make sure to put stickers on your vehicles and tell your guest to park in the visitor parking. read more

I have lived at Estates since November 2013 moving from a 3brm house to their 2brm apt. The staff and maintenance is always courteous and helpful. Any issue I have had, which has just been a microwave that went bad and dryer, they were exchanged out immediately. This was the best decision I made to move here and to be in Harbor Town. I'm pretty picky, so this says a lot. Only reason I didn't give five stars is bc I don't believe anyone or anything is perfect and stuff happens, but overall you can't go wrong. And the security is best I've seen down here with gate mechanism they have in place. Thanks Estates! read more

NEVER rent here. The staffs, especially Andrea, are extremely unprofessional and rude. I lived here for 3 years and they expected the apartment to be in brand new condition upon move out. I got billed over $400 in move out charges. I asked for them to send me move out pictures and they never did. What hurts most is the amount of time I spent cleaning the apartment to their taste... and I still got this bill. I should have taken pictures (my bad) but I almost missed my flight trying to detail clean the apartment. They charged for the most ridiculous things. I referred 2 people to this apartment and totally regret that decision. If you live here, just make sure you take pictures of your apartment before you drop your keys. I have lived here for three years, with no problems. However, I have a big problem now. RATS Seriously, they are everywhere. I have been calling the office for over a month about the problem, and I'm getting blown off. I'm being told that they are baiting the dozens of rat holes around the dumpster and in all the bushes...but I still see at least one rat a day, usually more. The tipping point came when I noticed two brand new rat holes less than a foot outside my bedroom window, and actually witnessed a rat crawling up out of it. The response when I called the office' "Well, you do live by the river..." Tonight, I stepped out on to my porch and into piles - yes piles - of rat poop. It's all over our door mat, which means the rats are right up against my back door. I can't even sleep here tonight. Like I said, for three years, I had no problems living here. In fact, I recommended it to two friends who now live here too. However, I am disgusted by the place I live now. I pay too much for this to be an issue. And the worst part is the management doesn't seem to care. Don't move in here. It's gone severely downhill, and it's getting worse. Unless, of course, you don't mind rats. And stray dogs. Oh, I didn't mention the diseased stray dogs who camp outside my door each day' Yeah, there's three of them. But don't worry - I've seen them eat the rats. read more

Kasey helped my boyfriend & me find an apartment we love, answered all & any questions I had in a very timely manner, & made the process as easy as can be. She truly is awesome! Visitors parking is far from some units. Did you know about that robbery within the complex in the news in the past? There was security patrolling before, but none when I lived there. The gate is often broken by people running the gate. Pool is closed during some of the earlier hot months. Mosquitos are out of control, good luck opening your door during the Summer months. Spiders are often a problem. If your unit smells like mold when you move in, it's best to tell the manager before rather than just deal with it. Water bill is a separate utility not covered through MLGW and is a bit of an annoyance. Most tenants move out within a year, my whole building had new renters when I left, than speaks volumes. read more

Used to be great, but now maintenance is incompetent to the point where i hate calling them and try to sort things myself so they don't come and mess up something else while half-fixing the first thing. Maintenance people are not trained plumbers/anything really- they try hard to avoid calling a professional, leaving you to have trouble longer than is necessary--all while raising rental fees. If you have pets, do not live here. They will charge you to replace the carpet regardless of what you paid as a pet deposit, what you paid to get it fixed before move out, or for your monthly pet rent. If you hate the smell of sewage, don't live here. They won't let you know that there is a sewage treatment plant within smelling distance depending on the wind's direction that day. If you get robbed and request to move to another apartment because your door was broken through, make sure to be ready to wait 2 months for that to happen, and then you'll get surprised by a new 12 month lease that you have to sign. read more

I lived at the Estates for two years. The only reason I moved is because school took me elsewhere. If I ever go back to Memphis I would definitely live here again. The maintenance and office staff knew me by name and they were always so kind and professional. I loved my apartment and the mud island community. Easy drive to school. I have lived at the Estates for over a year now, and I can honestly say it is not as horrible as some of the reviews indicate. Maintenance staff is always quick to do repairs, the front office has been nothing but kind to me, it is probably the safest apartment complex on Mud Island (I know that is a big factor for a lot of people.) There are some complaints I have with it, such as only one site for garbage drop off and its a long walk to get there; the gate to open is very slow; some of the appliances are out of date (dish washer and clothes dryer especially) but no place is perfect. I fully plan on living here as long as I am in Memphis. read more

I moved 3 years ago to Memphis. Lived two in Collierville and one already in Mud Island - Estates at River Pointe. I recently moved from Estates, not renewing my leasing, here is my honest opinion: I didn't have any problem at all with Estates at River point, inside of the complex building, people living there are really nice and during the summer is OK. BUT, management and the NO security on the apartment complex, leave this apartment complex really low what you will expect. Stolen my motorcycle, value $8,000. Management rejected to worked with the police and insurance company in order to get information. The last thing I can tell you about this BIG issue, the left the front gate open... no security at all. I'm not consider a special person, just when something is broken in your apartment, want to be fixed as soon as possible, NOT in Estates at River Point. Management NEVER and when I say NEVER... is never reply your emails and being no polite. Recently in the Estates at River Pointe, in the parking inside of the complex, had been committed a handgun robbery. THREE TIMES already in the past month. Three times in 1 month. As you can read, not safe at all. They know when you are out of your apartment and they will break into your home... how they know the thief's? difficult to prove inside job... BUT here is my story with my $8,000 motorcycle, recently moved in the estates, just living one month... last year. I don't think its to difficult to keep happy the people is paying at least $1,000 / per month for 1 bed/bath apartment. Estates at river point is the most expensive in Mud-Island and is not reflected in the attentions for living there. I will not recommend anyone to live here. I have lived at the Estates for over 5 years, and not only have I never had a bad experience here, but I have always had exceptionally great experiences with the staff and maintenance. The thing about websites like this is the only people who take time to write a review are those who are mad about something, so they take their anger out on a review website. People who have great experiences don't tend to venture on these sites as often. So, when looking for a place to live in Memphis, you should definitely consider the Estates at River Pointe. The maintenance staff is always nice (waving and saying hi while I'm walking my dog), and they are always prompt about responding to maintenance issues. The office staff is extremely friendly, know me by name, and take the time to develop a relationship with their residents, which can definitely not be said about every apartment complex. The pool is the nicest pool on Mud Island, and the onsite gym is always kept in clean, great condition. I have never felt unsafe walking my dog late at night, and the dog park onsite is a great addition to the complex. This is the best apartment that I have ever lived in. The staff are extremely friendly and even gave balloons, a signed card and candy to my husband for his birthday. They have resident appreciation days, food trucks, etc. on a regular basis. I've never had an issue with any of the maintenance workers and I've also never had a bug/rodent problem. It seriously has been wonderful living here, especially considering every other apartment I have lived at has had issues. I highly recommend this place! read more

I wish I had read these reviews before renting at the Estates at River Pointe. Some of the same things that have happened to others have also happened to me. The staff is rude and incompetent. I have tried to go up the ladder with my complaints but have been blackballed all the way. Ever since I complained in writing to the manager they have been even more rude, though I thought that wasn't possible. The amenities they promise before you sign the lease are inoperable or unavailable. For example, the Internet and fax machines work very sporadically. When I bring this to the attention of staff they blow me off and it may be a week before it is fixed. I've found it's almost better NOT to complain about this because it takes longer when I do. The movie room is only open from 9-5. If you have a job or are in school, when can you ever use it? I have talked to the manager about this and she told me months ago that this would change. I have yet to see it change. The vacuum by the car wash was inoperable for the first 8 months I lived here. I heard from day one that it was "getting fixed." I was told the same thing on repeated occasions when I checked up on the maintenance of the machine. There is a billiard room that I was told I could rent and use for get togethers. Then a few months later, someone apparently made a mess of the room after they had rented it out. Rather than punish the individual for violating the policy of responsible use of the billiard room, the Estates in its wisdom banned the room from being rented out ever again. We frequently receive harshly worded notices on our doors when an individual resident does something against policy. The notices threaten to take away "privileges" for all if the one person does not refrain from the behavior. For example, someone did not return a movie they had rented on time. So we all received notices on our doors that threatened to "revoke rental privileges" if people as a whole could not return movies on time. First of all they are not privileges if we are PAYING for these amenities. They are included in the money we pay each month in rent, and if amenities are taken away rent should be reduced. I do not appreciate the way the Estates imputes the mistakes of others onto me and residents in general. It seems that most people who live here are just waiting for their lease to run out. It's mostly students who are only here for the next three or so years anyway and get stuck here so just deal with it until their lease or school is over. CRIME: We had a string of crimes where apartments were broken into and people got held up with guns in the parking lot. We were not told of all these incidents; I had to learn of them through other residents. When I asked the leasing office for details, such as a description of the criminals and their getaway car, a description of the gun, what time these happened- ANYTHING that would be helpful to me maintaining my safety- they claimed to know nothing. And despite the crimes, the Estates continues to engage in practices that make crime easier for criminals- for example, putting notices on our doors regularly. When they do this it is very easy to tell who is out of town a good deal, because the notices will still be on those doors. These are the people whose apartments are most vulnerable to attack yet the Estates continues this practice despite complaints about it from me and many others. On a good note: The individual apartments are beautiful. The maintenance men are very courteous and friendly. My final advice: Don't rent from the Estates. If you are not persuaded, KNOCK ON DOORS! If you can get past the gate and actually talk to residents, I guarantee you will get a consensus of people who will tell you a very different story than the leasing agents who are trying to sell you on the apartment. read more

Never ever live here. Atrociously expensive, poor drainage and above all very poor customer relations maintenance. the management is rude and do not care for their residents. we were asked to vacate our apartment because of some miscommunication not only on our part but on their part as well. one of their employee forgot to update the file and we were asked to move out in two days in relation to a vacating notice that we asked to extend later. Trash does pile up on weekends, along with raising rent prices every year. My bath tub needed work so instead of replacing it they cut out the bottom for an access point, then used cheap material to cover the huge hole they made to fix it. Now it creaks and fells like it moves during every shower. My major problem was NEVER park in permit parking with out a permit (otherwise park on the main street and walk a block). They have given a tow truck company the right to enter the gate anytime they want to tow cars at owners expense. My parents drove to visit me from long distance. Since schools are pretty much out half the parking lot was empty so they parked away from everyone but truthfully it was still in permit parking. They arrived at 10 pm, car was gone by 8 am. When we talked with the club house staff the guy working there was rude and kept saying he doesn't know without even breaking eye contact. We tried to reiterate that we just wanna know if he knew who has our car, if it was stolen, if it was towed, where they were located, or any information at all. He was very rude and standoffish with my father. All he told us was the tow number is on the gate, they can come anytime they want to, and it is to keep guests from parking close. He did say it was probably towed and not stolen since they tow vehicles nightly. Cost $168 from PB&J towing which was open only 1 hour on weekends from 12-1 and their answering service has no access to their computers so we had to wait until noon to find out if the car was stolen. They only take cash also and since it is in south Memphis (bad part of town) there is no ATM around it. We waited in a 20 person deep line (they only have one barred window with one guy working while every stood outside with no shade). The owner has to be present with proof of ownership (this is when the one guy takes your keys and walks off to go looking through your car for these documents, which took 10 mins for us). Luckily we were there made it early and only took us 40 mins since only 3 people where in front of us. Although we lucked out because we heard from people before us we needed cash so we sent my mom to find an ATM while my Dad and I waited in line. read more
