My feedback is centered specifically on the building's construction and the living experience. The Pros: The build quality regarding side-by-side insulation is outstanding. The walls are thick enough that you rarely, if ever, hear your neighbors next door; they would have to be intentionally loud for any sound to bleed through. The Cons: Unfortunately, the floor-to-ceiling insulation is the most significant drawback I've experienced. If you have a neighbor above you, the sound transfer is substantial. In my case, this has been exacerbated by pets that howl throughout the day while their owners are away, and activity (such as playing fetch) that continues well past 11:00 PM. While I believe much of this is due to a lack of awareness regarding apartment etiquette rather than intentional disruption, it has made working from home quite difficult and has impacted our sleep. Recommendation: If you are sensitive to overhead noise or plan to work from home, I highly recommend securing a unit on the top floor (4th or 5th floors, depending on the building) to ensure a quieter living environment. Aside from the floor-to-floor sound transfer, the community has a lot to offer.

    RUN! It's a shame as the units and property appear to be beautiful. But... Poor and unprofessional…read moremanagement, delayed maintenance requests (5 months for the garbage disposal repair and 3 light bulbs!), more often than not, nonoperational security gates and swimming pool. No concern about noise violations or people not identified or background checks. And for three months they have failed to remediate toxic mold infestation despite directives from the housing authority and TDHCA. Wrongful Evictions and retaliation. Wish I could share the documented photos of the mold and its destruction.

She had a perfectly coiffed hairdo that would have been at home in an Aqua-Net commercial (if they made them). Sure, there was some minor drug-dealing (it's an apartment complex) and the occasional verbal altercation between the 18 year old who lived below us and his girlfriend ('Why don't you LOVE me?!' 'I do, baby, you're just invading my space! Where'd you put my shoes?' 'All you care about is your shoes?! FUCK!!!'), but all in all, it was solid. No crime, no car burglaries. A lot of residents seemed to be lifers, you know, the weird old people who didn't manage their 401ks correctly, or middle-aged dudes who were scraping by with government assistance... those people are fine. It's the college-contingent on their first foray into self-sufficiency that caused the problems... And the maintenance guy, Roy. Roy was a middle aged black dude with a singular focus: fix the fucking problem. Didn't matter if it was an emergency or not. He'd give a cursory knock, followed by his call: 'MAINTENANCE!' If you didn't answer immediately, he'd Swat-team the door and rush in... You know, to find out why the fridge wasn't working, or to replace the bulb above the vanity. On at least one occasion, I'm fairly certain he encountered my fiancee as she came out of the shower. They probably made love, I don't know (he was, after-all, the strapping 56 year old maintenance man of color). Avanti was nice, though. Lots of good times there. If you're moving to Lee's Summit and you don't have a ton of money to spend, I'd definitely recommend giving it a shot. Who knows, you might get lucky! (If old black maintenance men are your thing)

Management tries to nickel-and-dime residents and inflate ratings with fake 5-star review incentives. There are far better, more affordable places to live in Lee's Summit.

The cost went up for renters, and so did the overturn for people moving out. The building I am in has an unusual number of migrants from another country, maybe the Congo, I'm not sure. They speak a different language that I have never heard before. Infact sometimes there are as many as 8 people in the apt above stomping around late at night, into the early morning hrs talking real loud, blaring the radio. And I have reported this to the police as well as the office staff in person and email. There are problems with the compact trash dumpster breaking down regularly and the pool is frequently closed for maint, from it not being properly maintained. Wrecked abandoned vehicles not being towed. Traffic is over congested with constant road projects and road rage disrupting the commute. The list goes on. They thrive on college students who use the school loans to pay the rent with. The perfect recipe for ruining your child's future, or your own. Bottom line, you might be happier renting at a motel 6.

Amy the property manager is wonderful and very easy to connect with. She truly takes pride in her properties and works to make our community better. Recently they finished a large outdoor patio space with tables, chairs and grills. The community is well maintained and clean. My neighbors are friendly and quiet. Maintenance requests are completed in a timely fashion and the lead maintenance man is kind and thorough. If you are looking for fancy and new this probably won't fit the bill. I had fancy and it wasn't nearly as warm and welcoming as Robin Hills. The units are renovated and a bit dated but overall it meets expectations. Bonus, parking is always available right outside of your building and I have never felt unsafe walking by myself. If you want to be near downtown Lee's Summit and are looking for an affordable rent this is a must see! Tell them Cheyenne sent you :)

No fitness…read morecenter, business center, pool, clubhouse, garages/covered parking, doorman, gated access, in unit laundry or playground. Under new management now. They seem antagonistic. Rent is raising by over 50% on a 12 month lease or 100% for a month to month lease. They are passive aggressive and haven't made any improvements or offered additional amenities to justify an increase of $340 a month. Recommend you look elsewhere. Why would you pay the same as luxury apartments in the area without getting any of the luxuries?
