You buy a property, gut it, and less than a month later (without renos mind you) you put it up for sale $250k more than your purchase price. Make it make sense. The most you should ask for is the purchase price you paid plus demo price. Whoever your agent is in charge of that property is also difficult to work with. He doesn't let anyone get a word out to have a normal human being conversation. Won't go near your agency with a 10 ft pole.

While I understand the laws have changed around buyers commission and sellers commission fee, the percentage requested up front is more than the average commission received by sellers today... usually it's 6% total (buyer/seller) and 1% goes to the sellers company, and selling realtor gets 2.5% to 3.0% and buying realtor gets 2.0% to 2.5%. Even then everything should be negotiable between the buyer/seller which is what the law was changed to mean.. Would not recommend anyone deal with Amanda from John greene Realtor.

It should not be embroidered on such articles as cushions or handkerchiefs and the like, printed or otherwise impressed on paper napkins or boxes or anything that is designed for temporary use and discard. Advertising signs should not be fastened to a staff or halyard from which the flag is flown. I suppose they think these flags will just be mostly tossed out after July 4. They need to understand that many of us older folks are potential near-term home-sale clients, and many of us served in the armed forces, where flag etiquette is mandatory.

The staff answering the phones is clueless, if you can understand what they are saying. I don't know how people can run a business so poorly and get away with it!

A new neighbor helped connect the two drain pipe parts back together. No one called me back. I tried a week later, left a msg with them. Sump pump issue again. I requested they make sure the 2nd pump 2 doors down is working since mine was iffy. No response. My friends noticed one pump was not pumping while a lower one did on occasion. I called & left a msg again. No response. I left msgs twice in the past 2 days. This time I said have the community Mgr call me directly--tonight or tomorrow. It is 8:02 p.m. CT. No returned call. Two townhouses in each building of 4 to 5 have a sump pump for all the bldg units. Ensuring they work is critical to preventing flooding. The answering service? does not seem to understand building maintenance. 360 does not understand communication nor urgency.

    I honestly don't know where to begin - and if you look at my other reviews you'll see "finding…read morewords" isn't usually a problem for me. I worked with Marco on the sale of my condo and couldn't be happier. I had met with several agents before finding Lucid and while I liked all of them, Lucid's commission structure interested me greatly. Marco and Gary came to see my condo and I shared with them where I wanted to be price wise. I thought my expectations were in check, however, they firmly believed that my property was worth a large 10+% more than I thought it was worth and significantly more than the other agents "swore" I could get for it. In fact, when I mentioned my ideal price to another agent (which was much less than what Marco wanted to list it for) the agent suggested I hold on to it for another "couple" years so that it would appreciate. When Marco told me what he wanted to list the property at, I was a little concerned (because it was SO HIGH) and a part of me began to question whether or not this was the "catch" on the "hourly model" with Lucid - that they price high so they can bill bill bill. This, absolutely, is not the case. Marco was right on with his pricing analysis! The property received several offers within the first four days of listing and closed within 40 days after we listed. The process was so seamless and Marco was so hands on I, honestly, felt like I was his only client for that month. During the negotiation phase with the buyers agent, I REALLY wanted to accept their first offer (it was tens of thousands more than I was willing to accept) but Marco calmed my fears and coached me through being aggressive. I was afraid, again, that his desire to stand firm was because there was no "harm" to Lucid if it didn't sell (since I was paying hourly) but - like the listing price analysis - Marco was spot on with his advice to me during the negotiation phase. I can't recommend Lucid, Gary and Marco enough! I have referred my friends to them and I will shout from the rooftops to anyone that is willing to listen to me - this brokerage is amazing!!! You will get white glove service and expert advice. Mind you, I saved over 48% in commission fees and got BETTER service and TENS OF THOUSANDS of dollars more than other agents told me was possible. I couldn't be happier and Lucid Realty has acquired a client for life. If you want to save money, receive better service, get a higher price, and truly be "wow'd" look no further. I am a firm believer in that if it "seems too good to be true" there is likely a catch. I assure you, however, there is no catch! Thanks, again, Marco!

For us it was a home & not a building. Marco helped us choose a decorating scheme that attracted contemporary buyers and suggested a way to stage the living room that we couldn't have dreamed of. After the prep, he had 2 offers after 7 showings. One of them was full price and "as is". Marco helped with negotiations after the village's pre-sale inspection came back with requirements that would be found in new construction and were not common when the home was built in 1950. The house was listed after Labor Day and closed at the end of October. I recommend Marco as a realtor and would not look anywhere else.

Leda gave my son a phone number of Nick who, as we found out later, was Neda husband and said that he will show him the house. My son call Nick and Nick said that in order to see the house my son will have to sign an exclusive agreement with Nick that he will use Nick as his Buyer agent for this house or any house he plan to buy for 6 month. Seller's agent job is to get the seller the highest price possible. Buyer' job is to get the buyer the lowest price possible. So there is a clear conflict of interest between the the 2 agents. This office want to keep all the commissions. and practice highly unethical practice. I called Jack, the broker to let him know that 2 of his sells people are practicing an unethical practice, but he saw no problem with that. This office is not looking for your best interest whether to want to sell or buy a property. They only look for their interests. Do yourself a favor and avoid them all together,

They apparently send $1,500 checks via USPS with no tracking information. Went so far as to let us know they are not responsible for lost mail and if I don't receive my funds they will charge me a $20 fee to resend it. To get my money back. They tried to find every reason to not return my check. Every day I was told check again later. This isn't the first time. After reading the google reviews I see it's a history here of not returning earnest money. Make sure you do a full review on this agency.
