    Avoid this "inn" at all cost. It is not a Bed and Breakfast but rather a SRO - Section 8 boarding house.

We stayed in Vermont Room (3rd floor), Savannah Room (3rd floor), Southern Exposure (4th Floor), and Summer Cottage A (side building). All rooms were excellent! Joe and Kelsey are amazing hosts and very responsive to texts/questions. All the staff is great. There is a beautiful rooftop deck that we enjoyed at night after dinner. Great for socializing. There is also a room with a couch on the 4th floor for gatherings/gaming systems for young kids. Breakfast every morning was delicious!!! Each morning there was a specialty option, as well as eggs and bacon plus homemade breads and muffins. My mouth is watering just thinking about the delicious egg sandwich Joe made. You can get a beach pass through them ($8 daily), which is $2 cheaper than purchasing at the beach entrance. The inn is a quick walk to the beach, it's in a perfect location. The inn is also not a far walk to Asbury Park (leisurely walk took us about 20 minutes). With traveling with a young baby and all the beach stuff they need, having a room on the 4th floor could have been a little complicated, but luckily, we had a parking spot right out in front to pack away our stuff each day. Make sure when selecting your room you are paying attention to which floor it is on. Overall we had a great time and cannot wait to come back! The Inn was perfect for a vacation with family!     After staying at The Inn @Ocean Grove for half a year, I considered it home and forged a few…read morefriendships. Because I stayed here for that long, I was able to make a few observations, which frame my opinions. As with anything, there are both good and bad. But these are just my POV. Management: The place was basically run by two women, with one being the "chief cook and bottle washer," stepping in to do repairs and treating the guests to her amazing baked goods. The other woman served more on, in her own words, an "organizational" level, collecting the "rent" every Monday, and "keeping things in line." If you stay during the Winter season as I did, don't expect breakfast, but summer guests will have that amenity. Not to worry. There are quite a few options in town. There is a Keurig coffee machine, however, which you can help yourself to any time of the day. It's easy to use. For those of you who don't know, just put the K-cup in, making sure there is water in the side container, press the top down and push the button to the desired strength of coffee. But I digress. It's just that people kept asking me how to use it. One of the downsides at the Inn were the numerous power outages, and guests were sometimes suspected to be the culprits, even though the building is more than 100 years old and the infrastructure probably needs an upgrade. Also, at least in the winter season, you must supply your own bedding: sheets, blankets, pillow cases. And don't expect to bring Fido or Felix. Pets are not allowed, except maybe in the back cottages. All in all, enjoy the stay, don't get too inebriated (it's a dry town, and you'll have to sneak off to Bond Street Bar in the next town) because there are three floors, and you have to climb stairs. Parking is free, outside the building, but that could be problematic in the Summer. During my stay, I was sometimes playing musical cars to keep my auto on the "correct" side of the one-way Webb Avenue . Take care, and Godspeed.     Quaint and no-frills, but great location, good price, and it gets the job done…read more Check-in is super easy, you can arrive after-hours if you must. It is billed as a B&B, so we sampled the options one of the mornings during our stay. Coffee and water, mandarins, and store bought coffee cakes were out, and the proprietor, who was super kind during the stay, made some scrambled eggs, which were really delicious. He had some bread and cinnamon raisin bread out, too, which we toasted. The room was decently sized and fairly clean, though there were some ants. One oddity is the bathroom situation. Our room had a private bathroom, which was a deal breaker for us. You can request that when you book. Most rooms share bathrooms - there are a few in the halls. The walls are pretty thin, and there was a definite clomper present during our visit, so we heard them a-clompin' from time to time. Overall, though, it didn't detract for us. The third floor has a nice little lounge and TV room if you need to stay indoors awhile, plus there are porches out front and on the second floor. Bonus points because at the entrance they sell "ping pong pals," which are ping pong balls with mini sunglasses. That's the stuff bonus points were made for. Extra bonus points for the single best selling point about this place - the location. They are a five minute walk from Ocean Grove's Main Street with its nice coffeeshops, bakeries, delis, shops, etc; less than five minutes walking gets you to the beach; and about 5-10 minutes across the bridge gets you to Asbury's main dining/night life area. That makes for an incredibly convenient stay. We were satisfied.

The inn's location is quite close to the Bradley Beach NJ Transit Train Station, and it is just half a block from the beach, so most of the rooms have views of the Atlantic Ocean (mine did!). The innkeepers and owners are so charming and friendly, and they really want to make sure everyone has a good visit to the shore. Though I only stayed one night in the Cape May room on the 3rd floor, I really enjoyed my time at the inn. I loved the huge wrap-around porch and the comfortable homey feeling in the main living area. I also really appreciated that they had "Shared Book" shelves all around the inn on every floor.

Our room, the common areas, the verandah, the breakfast, and the hospitality were all outstanding. I couldn't have been more pleased. Our room, the Savannah, was one of the smallest in the Inn but it was still surprisingly spacious, tastefully decorated, and thoughtfully appointed. The mini-fridge was a nice touch (we stocked it with club soda and wine); the shower had plenty of water pressure and hot water; towels were fluffy and plentiful; bedding was comfortable with a pillow top mattress, lots of pillows, a summer-weight down duvet and fresh cotton sheets. Although the room offered air conditioning, we opted for open windows and the ceiling fan. The basket of magazines and bookshelf of paperbacks in the upstairs hall was a stroke of hospitality genius. Ditto the fresh-baked cookies in the dining room in the afternoon... and the cold bottled water for the beach. These small mindful touches were very much appreciated. A number of very nice amenities were available, including loaner bikes, free beach towels, chairs and badges. The hosts, Chris and Debbie, were thoughtful, friendly and unobtrusive. They made us feel absolutely welcome and comfortable without overwhelming us. The full breakfast was fresh, yummy and plentiful -- and served at a human hour (9am - 10am). For early risers, the coffeepot is perking by 6:30am. We plan to visit again and I absolutely recommend the Atlantic View Inn to anyone looking for a relaxing beach-side stay at the Shore.
