Some of my neighbors and others renters do help around the property, which I thought was pretty cool. Makes living there feel more like home. My neighbor and I always watched out for each other. And having a closed gated communtiy made me feel safe. Plus having free Basic cable, Water and especially not having to pay a monthly charge for a pet, you can't beat that!!! I have moved, but I will certainly go back.

The office does NOT care about your health and well being even tho they will act like they do. I have personally hear them bad mouth multiple people that live in the apartment complex with my own ears. They want to charge you all of these fees for "professional" cleaning that does NOT happen, a maintenance woman "cleans" the apartment and they do not change the carpet out of the unit. When I moved in the apartment smelt like nothing but cat pee, to the point I had to buy a carpet shampooer. They are allowing a woman to come back into the complex to feed stay cats, causing everyone a huge flea issue. It's also against the lease but they didn't care when it got bought up, instead they talked bad about be to this lady when I was trying to protect my animals! This is not including all of the times the water got shut off and how many pipes where busted because they take the cheep route and "fix" it themselves instead of getting professionals to fix the water pipes. A woman's house got completely flooded due to this issue, they are trying to blame her for the problem as well, even tho they do NOT get people to fix the stuff the correct way. All they did was put big fans in the apartment to "dry it out" For your own peace of mind and safety please stay away from this place, it will cause you nothing but trouble and sickness! If I could give ZERO stars I would!!!

We just moved out, and honestly, these apartments are not worth the price. There's dog poop…read moreeverywhere, and our upstairs neighbors constantly let their dogs pee on the staircase. Even with Ring footage sent to management, nothing changed. A few months before our lease ended, new neighbors moved in -- and that's when roaches started showing up. Pest control did almost nothing; they just walked around "looking for the cockroaches" and later when confronted gave us two useless traps. The water bill is outrageously high every month, and between that and hidden fees, you end up paying way too much. When we moved out, our emailed final bill was $60 less than what appeared in the portal -- they only corrected it after I asked, so double-check your charges. The gate is always broken, cars get broken into, and the trash pickup service you're forced to pay for is a joke. If you're looking for a place in New Braunfels, skip this one. Try La Sierra or somewhere else -- it's just not worth the stress or money. Below are screenshots of the Facebook group for the apartments. It's not just me!

Then new managers took over and it has been NOTHING but horrible since. The hallways are nasty, and we have been told they will be power washed but have not. There is dog feces that is not picked up, it is supposed to be a non smoking community but that is definitely not enforced. The main issue we have is our pool. For the last 2 years we have had to put up with a nasty pool. We ask about it and always get the standard "we're working on it answer" . Would NOT recommend this place at all!!

A Dream Come True is Not a Cliche, Thanks to The Landmark Lofts and Garden Apartments…read more The Landmark has been a dream of ours for some time now, nearly 5 years, and the view, staff, service, amenities, location, and the surrounding area have all exceeded our expectations. My words are not intended to advocate or solicit on behalf of management; rather, give an honest and genuine (hopefully not too long) account of our authentic experiences. Please, by all means, schedule a tour to come and see for yourself; the view and location alone, everywhere you look speaks of a perfect harmony between us and nature. I'm serious, how many residences do you occasionally have ducks crossing the parking lot? The view from our loft speaks of a great novel, morning and night, and at times truly breathtaking. Quaint and serene, yet exciting, do not even begin to express the atmosphere. The location especially fits our young family lifestyle; in the middle of the city and next door to nature, an almost limitless park with deer, ducks, fish, a lake and rivers as a backyard, our child's school only a 2-3 suburban blocks away, the grocery stores a swift drive, and entertainment and city festivities a leisurely walk or stone's throw as the crow flies. Last, but not least, the staff and service crew at The Landmark are the hardest working, fun, and most respectful group of residential personnel I have ever encountered in my years of renting. The humble staff personify diligence and grace with every encounter normally reserved for upscale communities, and their always friendly demeanor is a welcoming comfort. Likewise, the service crew are as equally diligent, undoubtedly respectful, and efficiently expeditious. Even under the restraints of human abilities, time, and natural law the service staff's prompt and thorough work would astounded most athletes. Nevertheless as expected, I understand my words can be met with some disbelief or skepticism, but I emphatically welcome you to tour the The Landmark as we once did, and witness the beauty and charm. And in keeping this short as much I possibly could, trying to call upon each curious point, I envy you, because you can only fall in love at first sight once.

Upon signing the lease, I realized my 12 weeks free were not mentioned in the lease. I emailed the complex for clarification to which they responded that the promo was only for residents moving in before the New Year, which they had not stated when I toured with them. I mentioned how we had discussed my move in date and even my plan to use the free weeks to prorate my overall monthly rent for the year and we came to an agreement for 8 weeks free as a compromise. Come move in day, 02/13/26...there are literal bandaids painted onto shelves, hairs laminated on my shower walls, and the washer and dryer machines were filthy. I spent the night cleaning; come 3am I'm exhausted and ready for bed. Now I had noticed some warping in the paint on the ceiling of my unit in my bedroom but just associated it to the quality of the paint job in the apartment. However, I noticed droplets of liquid on my pillow...which is situated under where the poor paint job was. The warping was now a bubble that was leaking water onto my bed. Best part? I live on the 2nd floor, there is another unit above mine. Disgusted....needless to say, I slept elsewhere and washed my bedding. (Other issues persist like the outer building gate always malfunctioning and making it hard to enter the building and parking spots are a gamble later at night. Which I specifically asked about when I toured and was advised of "more than enough parking".) Update: my car was towed for parking in front of the complex for future residents while there's no parking in the rear because the gate stays open so there aren't enough spots. Office even acknowledged the broken gate for a week but refused to apologize or make amends for my car being towed. Final Update: My ceiling has been restored and this matter has been resolved

***TENNANT PARKING WARNING***…read more I currently live at the River Haus Apartment complex, and it's been an absolute nightmare so far with parking. First of all, my vehicle has been towed for the second time 2 days in a row, and over $300 each time to get it out. I have entered my vehicle in the portal and have done everything I am supposed to do to ensure this didn't happen. Despite follow-up direction from management, my vehicle was still towed, stating that it was not registered. This shouldn't EVER happen to a resident, and more precautions should be taken to ensure this doesn't happen to future residents or current residents, as it really shows the lack of care to help each person through what seems to be an impossible process or a flawed process to register a vehicle. I will not be paying to recover my vehicle, and will contact the media to look further into this until my vehicle is returned to me or legal. If this horrible oversight is taken care of with this complex, and my vehicle, I will gladly remove all reviews we've posted. ,
