He not only provided many excellent properties, set up viewings, and submitted offers for us. He was much more professional than any of the others. He cared about our needs and did his best to help us find the right place. We highly recommend Ben for any services, whether buying, renting, or having a realtor manage your property. If it wasnt for him, we would still be hunting! Thanks, Ben!

[Update in response to business reply:] I want to clarify…read morethat I never asked Ben to lie or misrepresent anything (I have text correspondence to prove it). I simply requested discretion when presenting the lease application--something I later confirmed with another licensed real estate agent is entirely standard and ethical in this industry. Ben's reply avoids the core issue, which is that he disclosed private information against my clear instructions and responded with hostility and abusive language when I addressed it. Notably, in his response, he does not deny using the language I described--something that should give any prospective client, especially women, serious pause before deciding to work with him. Now that I've seen how he chooses to handle client concerns, it's clear he was never acting in my best interest. In hindsight, I'm relieved I never purchased a property through him--because the financial and emotional consequences would have been far greater. ------------------------------------------------- [Review update:] I had previously written a positive review for Ben Fenlon based on an experience in 2022, but I now feel obligated to update it after a recent encounter that was deeply unprofessional and unacceptable. When I attempted to lease a unit, Ben disregarded my clear instructions and disclosed private information to the listing agent without my consent--jeopardizing the deal and violating my trust. When I addressed this, he became aggressive and disrespectful. He raised his voice, used vulgar language, and told me that if I was going to "act bitchy," then the lease "wasn't worth his time" because the commission "wasn't high enough." I had asked Ben to follow a common and fully ethical approach, and to exercise discretion when presenting the application. I expected him, as my agent, to handle the process strategically and professionally, without disclosing unnecessary personal information that could weaken my position. Instead, he ignored my instructions, dismissed my concerns, and treated me with outright disrespect when I raised them. His conduct was not only unprofessional, but also at odds with the duty of care, loyalty, and discretion expected of a registered real estate professional under RECO's Code of Ethics. I can no longer recommend Ben's services under any circumstances.

Julie is a gem of a human: really smart, kind, listened carefully when we told her our goals, made sure we felt taken care of from start to finish, and she knows the real estate business inside out. She's a people person, and she earned our trust -- so important when planning and executing such a significant transaction as selling a home. The other experts she brought in for staging, photos, etc., were fabulous as well, and each contributed a great deal to the success of our sale. The same is true of other members of her support staff, all of whom are highly organized, efficient, professional, and supportive. I 100% recommend The Julie Kinnear Team. If you choose to work with Julie or another member of her team, know that you will be in good hands from the minute you first meet until the final details of your purchase or sale are finalized. I had a deeply troubling and bad experience with landlord, Trish Mutch (Mutch Property Group)…read more She's rude, a bully and doesn't respect the RTA and is very difficult to deal with. Throughout my tenancy, I encountered numerous violations of the Residential Tenancies Act (RTA), which not only caused me significant stress but also compromised my rights as a tenant. Buyer beware and read my experience below. 1. Harassment and Excessive Communication From the outset, Trish exhibited unprofessional behavior by calling me over 10 times in a single day. This harassment escalated to the point where I felt constantly pressured and anxious. According to Section 22 of the RTA, landlords are prohibited from harassing tenants or interfering with their right to peaceful enjoyment of their rental unit. 2. Unauthorized Entries Trish repeatedly entered my unit without notice or consent, which is a serious violation of Section 27 of the RTA. Notable instances include: - January 25, 2024: At 9:01 PM, she entered my unit without permission or any emergency justification. I have video evidence of this unauthorized entry. - August 23, 2024: Trish arrived unannounced with another person, knocked on my front door, and then illegally entered through the back door. She opened windows and yelled at me, refusing to leave until I physically closed the door on her. This incident was so severe that I had to involve the police (Report: 24-1847785). - September 17, 2024: Despite my email stating I was unavailable for a maintenance check that day, she entered my home without permission while I was away. Video evidence confirms her unauthorized entry. 3. False Accusations Regarding Appliances Trish accused me of damaging the laundry machines without any proof. Her threats regarding legal action and refusal to fix appliances were not only baseless but also unfair, as landlords are responsible for maintaining appliances in good working order under Section 20 of the RTA. 4. Illegal Rent Increase I was pressured into agreeing to an unauthorized rent increase from $2800 to $2840, which violates Section 116 of the RTA that states rent can only be increased once every twelve months and by no more than a specified guideline amount unless agreed upon by both parties. She wanted to do this to offset the cost of Wash and Dryer machines in her liking. She's super crooked and not trustworthy. 5. Changes to Tenancy Terms Without Consent Trish sent me updated contracts with terms different from our original agreement without my consent. Under Section 38 of the RTA, any changes to tenancy terms require written agreement from the tenant or an order from the Landlord and Tenant Board (LTB). 6. Intimidation and Breach of Privacy On multiple occasions, Trish entered through the back door and yelled at me aggressively. This behavior constitutes intimidation and harassment under both Sections 22 and 27 of the RTA, which protect tenants from such actions. These actions represent a blatant disregard for tenant rights and have created a hostile living environment. I strongly advise potential renters or property buyers to exercise caution when dealing with this landlord and the companies she's involved with. If you find yourself in a similar situation, document everything and consider seeking legal advice to protect your rights as a tenant. Like I said, buyer beware!!! Stay far away from Trish Mutch and Keller Williams Portfolio Realty, Brokerage. Some of the most trash people and company in Canada.

Extremely pleased with True North Mortgage and broker Robert Dang…read more While shopping around for an online mortgage broker, I chose to try out True North Mortgage because of its A+ rating with the Better Business Bureau and its excellent ratings on Trustpilot. The mortgage broker assigned to me was Robert Dang. I sought out a broker in the first place instead of going directly to the banks because my work income doesn't measure up very well in the traditional gross income models used by the banks and I knew it would be challenging and time-consuming to shop my case around myself at the big banks. Robert took on my case enthusiastically and listened very well to the particularities of my case. I know he put a lot of effort into advocating for me and quite quickly got me pre-approved at two different banks. Once I found the perfect house, he worked even harder to firm up the mortgage as I had slightly exceeded my initial pre-approved loan amount. He was superb from beginning to end and got me approved for the larger purchase price. To top it off, he got me a much better mortgage rate than I had initially expected. He was knowledgeable, always quick to respond to queries, and full of helpful advice all along the way. I very much appreciate all the hard work he put in to realize my house purchase. I am extremely pleased with the service I received from Robert Dang and True North Mortgage. I highly recommend their services.

I really hope prospective home owners take the time to review who they entrust with one the most if…read morenot the most important decisions they make in their lifetime. I've been a home owner for nearly 30 years and have always trusted the big banks in looking out for my best interest. I'd like to set the record straight. Big Banks are motivated by their shareholders but that's not a bad thing. However, it can be if you are not careful and ask the right questions, hoping that your business means something to them. I truly mean it is incumbent upon you to do your research. I wised up really quick when I received a letter from the bank about what my next mortgage renewal would be when I simply asked the question about mortgage rates. They told me that they would give me a rate; however, if I were to recieve a better rate they would match it. Here I'm scratching my head and I'm thinking since I have a 25+ year relationship with the bank and also all of these investments, I must be getting a preferred rate. I was sadly disappointed because that was farther from the truth. I started asking questions and doing my own research which lead me to the great team at True North Mortage. Like many of you may think that Mortgage companies are not reliable nor helpful nor could they compete with the big banks. I will tell you first hand of my own experience with Robert Dang and Nidhita Achhapeliya at True North Mortgage. They didn't know me from a hole in the ground and yet they treated me as a top tier client. Both Robert and Nidhita worked so closely and tirelessly with me by informing me of all the necessary documents I needed. They explained every step of the way.....oh and what I didn't share with you was my mortgage was coming up for renewal January 1, 2026. After several calls to the bank they said someone will get back to me but never did. I am not sure about what the intentions of the Big Banks were but I decided to engaged Robert and Nidhita for their help at the eleventh hour. They could have just thrown a rate to me but they didn't. They educated me on what I needed to know and how to obtain the best interest rate. So, now you know this info, who has your best interest at hand? Again, Robert and Nidhita did not know me but were ready to help me get the best rate possible. Now, who do you think is looking out for my best interest? Hands down, I would say it is Robert and Nidhita as they tirelessly helped me find the best rate (beating out the big banks) considering the value of a mortgage and helping me get the best rate speaks volumes about their sincerity and working hard to earn my business. Robert and Nidhita walked me through the process and offered up information that would benefit me. So who do you think is working hard? On top of it all, my mortgage had to be completed during the Christmas break, New Years festivities, and while I was on vacation with my family. Robert and Nidhita literally held our hands through the entire process......all remotely. I didn't have to meet face to face nor have to give up my family time. Now that's worth its weight in gold. On top of that, we had some opportunities with technology and weren't able to provide signatures as planned. That didn't matter because Robert and Nidhita were able to come up with not only suggestions but real solutions to a crazy and hectic time for us. I recall getting emails and phone messages at extremely different time lines that a big bank provides. This brought it home for me as they are looking after my best interest and in my corner. In my mind, this is how it should be, someone who is not only tirelessly working on our behalf but also communicating with me every step of the way. I never had to wait or wonder what was happening with my mortgage application as they updated me every step of the way without having to ask. I am so completely pleased with how Robert and Nidhita helped me through this crazy economic timeline that I will be engagIng them again for my other 2 mortgages in the near future. If you haven't worked with Robert and Nidhita at True North Mortgage, you are most definitely leaving your hard earned money on the table instead of putting it to good use. Thank you so much Robert and Nidhita for your tireless effort and helping me look beyond my own bias that banks are the only game in town and are offering me the best value.
