To be honest, I looked at these apartments. They're not too bad but the only thing I'm very concerned about is the area downtown Akron there was a lot of junkies bad people rolling around definitely up to no good. Very scary. If you're a woman that wants to move here I think it's a big mistake. If you're a single man yes, a single man can live here by himself with no family Because it is reasonable to live here but otherwise, if you have a family or you're a woman, please turn around and go the other direction because it's not safe. There's a lot of shooting down here in Akron, Ohio, and you could tell by the people when you walk up past the sidewalk and past them it's could be very scary for a family or a woman don't even go find something else go find somewhere else to live. It's more safe, but if you're a man, you man could probably handle it but otherwise it's definitely a maybe. read more

Overall good 2 years living here in one of the 4-room apartments, esp. out of the last 7 years of renting. Since the landlords don't live on site or nearby, always take before & after pictures of your rooms. Pros - Maintenance responds quickly & takes care of the property: leaks, cleaning, spraying for bugs etc. - At least one resident event is held every month, usually free food/coffee/donuts. - Staff is friendly & helpful, & some live at the apartments too. - Recently, they repainted the hallways & cleaned the carpets in the main hallways. - Dishwashers, washers, & dryers are great - Small quip: if people live above you & open their dishwasher in the middle of a cycle, occasionally you will see leaks from the ceiling. - Trash rooms are emptied almost every day. - Security cameras around the main halls, common rooms, & outside. Cons - If you have problematic roommates, management's attitude is generally one of "sucks to suck". - It would be nice if families were put on the first floor. I had a couple bad months of sleep because of the family that moved in above my apartment. - Computer lounge is outdated (software/OS = 2013, some Macs & Windows desktops) - Printer is not reliable: sometimes no paper or staples, doesn't connect to internet anymore, & scanning/emailing yourself is not much of an option. - It's on Main Street, so when the city has events every couple months, can be difficult to navigate or get to your car. - No covering for cars, yet premium parking is $135/month (within gates) or $90/month for standard (adjacent parking lot) - Management buys passes from company that owns the lot, ABM Parking, who charge $35/month - Won't let you remove a parking pass for the entire year even if you're not using their parking anymore - FYI: Free parking is available from the city underneath the bridge across the street from the apartment - Get a wagon for grocery halls. - You have to provide a 3-month warning about leaving the apartment; otherwise, they will charge you thousands of dollars - Wifi is great but some issues: - First year, wifi was public, which isn't secure & made it difficult to connect devices like an Alexa, HomePod, etc - Second year, they switched it to private per apartment but delegated the password control to one roommate for every apartment - Beds take up a large fraction of space in the bedrooms read more

The management has been very unhelpful ever since they were bought out. The management has been very unfriendly whenever approached. They also are trying to get more money out of people than before. They used to offer a free yoga class weekly which I had been taking advantage of for over a year, but this new management has decided to charge each resident that attends a $10 fee each time they go. College students struggle with rent to begin with and this fee is just petty. They have not upgraded or improved the service to justify charging this fee now. *edit: They have just cancelled yoga entirely The office often closes early because they cannot keep it staffed. All the old managers that were friendly are no longer here and we have some grumpy new people. They used to do monthly events with free food or something as a community and would often post fliers on the doors of residents. But the new management has not done that once. *edit: They told me they have hosted 2 events in the past 2 months. Not to mention that today they sent out a blast email saying to leave them a positive review on yelp in order to be entered into a raffle. *edit: Im pretty sure asking for reviews on yelp is against their TOS too Overall, don't move here. Its too expensive for what is offered, the management is uncooperative and unfriendly, and the quality of the internet included (which is your only option to take) has decreased significantly to speeds of barely usable. read more

I enjoy living at 401. It is close to Akron General Hospital so many med students choose this location. My studio has large windows with great natural lighting, in unit washer/dryer, full kitchen, and full bath. It comes with furniture including the bed and mattress so I don't have to worry about moving them in and out. I do wish the closet were bigger but it accommodates all the belongings I need while I'm here for school. I recommend the premium parking since regular parking is across the street. Facilities are nice-I mainly use the gym and coffee machine. I would choose to live here again. read more

If I could give zero stars I would! First of all, take every positive review written under a year with a grain of salt bc they are part of multiple raffles BEGGING for positive reviews for measly gift cards. Also, I'd like to say that the only good thing about this apartment was the front desk workers and the maintenance/cleaning staff because they were all so nice and sweet. Now the bad stuff. Your privacy and security of your apartment will not be respected by staff. One such example is one of the maintenance men coming into my apartment at 11PM when I was showering and alone. Yeah it absolutely terrified me and his reason was that he was looking for the source of a leak that has been there for over a month already. Does that really allow for you to just walk into any apartment so late? Especially if you hear that I am in the shower? Another such instance is when my roommate moved out, management needed to check her room and they texted me the day they will be there, but then decided to show up the day after. They knocked but I was in the bathroom and when I came out to let them in, they're already walking through. Like they couldn't wait 1 minute and just busted through? Disrespectful. Also they just look at me and say "oh, oops." So please be careful here. You just might be scammed out of some money too. 7 months into my lease I'm suddenly getting texts "you owe apartment insurance, you need to pay this now." I've never had apartment insurance and so I'm questioning them, asking where this came from, etc and they're still insisting. Now this goes on for a month and next thing you know I get a measly apology "oh sorry we mistook you for someone else in the building!" How the hell do you make that kind of mistake? Even after I questioned you guys? Horrible. Also, we lost hot water multiple times (with the outages about a week each) as well as wifi outages (over a week). Now if you WFH like me, this will ruin your week. Why am I paying for "premium living" when you guys can't even provide hot water? I couldn't live in my own apartment during this. Not to mention all of the other maintenance issues there. It's no better than a shitty college dorm but at least college dorm windows open (401s windows don't, I didn't know that till I moved in). Don't even get me started on moving out either. These people will do anything to keep your deposit like typical greedy landlords. Long story short, I was told one thing by the previous property manager about the 30 day notice, the current property manager doesn't honor it and takes my security deposit. And just keep an eye out for small sneaky things they do. For example the reason the current property manager gave me for keeping my deposit was that the 30 day notice was included in the renewal offer they sent. Well the renewal offer they taped twice to my door doesn't include the 30 day notice AT ALL but the one they email does, and if you were busy like me then you would assume that the renewal offers were the same. (If the property manager is reading this I suggest making sure all renewal offers are the same document. Then you can happily take people's deposits with no problems!) So just keep an eye out. Also, the property managers are never there in the office. I have been in the office multiple times to pick up packages during the work week and they're just never there. I'm not the only resident that was grumbling about that either. You would think that property managers should actually work on the property but what do I know? I wanted to enjoy my time at 401, but these multiple incidents overshadow all of the good experiences I have had. Right now I just feel like I wasted my time here, I feel scammed out of so much money, I left feeling so disrespected, and I have been warning everyone I know of these apartments and to stay away. So please, anyone that's looking into this, there are so many better apartments available. The amenities and the pretty building (it's kinda ugly imo) may fool you, but trust me you don't need all these things. Do yourself a huge favor and look elsewhere! read more

Something new wrong every other week whether it's wifi/hot water going out, or the room next to you smoking weed all day and management doing nothing about it. Don't call and ask the students at the front desk if they've been happy living here because they'll lie and said they've been here for 4 years and haven't had a single issue; I've heard it happen first hand. You can find a much nicer and more spacious place for the same rent. However, the maintenance crew could not be better. Any issues that they could help with were resolved within 12 hours. Please don't stay here, you won't have any friendly experience with Rebecca (property manager), no maintenance on time even if it is an urgent matter, you will get sudden notification that "no hot water for 3 days", and Rebecca will make every tenant pay extra by not giving anyone notice regarding 90 day renewal notice and then make the tenant pay for 'buy out', which is 250$+ 3 months rent+ no security deposit refund. I lived at the 401 Lofts my last 2 years at the University of Akron. We took a tour of the 401, and were stunned. We had just come from the University Edge whilst moving the last of my stuff out, a building that wreaks of pot, has firealarms going off, and a leasing staff who charge about $80-100 per resident for electricity during the month of February for no reason. In my time at the 401, I felt like I was staying at a hotel or a resort, rather than an apartment complex. Each hallway looks elegant. The tour we took showed a chic 2 bedroom apartment, and even has a provided TV in the living room with access to Spectrum. You can make your room look as nice as the demo. The people living here aren't just students. There are actual families and professionals. This raises the standards of the staff. In addition, it creates a more professional environment. The wild shenanigans of the Edge don't exist here. There is an incredible patio. It's well lit at night, has two grills, plenty of seating, and some outlets if you'd like to hook up some speakers. There's even a fireplace and a TV outside. The gym is a gem. There's a wide selection of lifting weights including kettlebells, treadmills, bikes, and a bench press. Placed to your right as you walk in, there is a cable pulley machine attached to 3 different machines on each side. This includes a lat pull-down, a cable biceps bar, and a cardio rowing machine. I never had to use the rec center other than for swimming. The lobby amenities are stellar. There's a coffee machine with a decent selection of drinks, a big screen TV, an Xbox 1, a pool table, and a shuffle board. The computer area is nice, with both Mac, Windows, and a printer that you do not have to pay or provide paper to use. There's an indoor heated bike storage, tanning room, movie theatre, and study rooms. This is beyond extra, but it's all available here. Everything here is up-kept, elegant, and modern. My studio apartment was great. The bed itself was actually comfortable to sleep on, as were the provided pillows. Despite being in a studio, I had enough space. The provided lighting is basic: a bathroom, hallway, and ceiling fan light. It's not a bad idea to bring additional lighting and a small dresser. The sound insulation is good. I practiced my oboe and nobody complained, unless it was past 11:30 PM. For multiple bedrooms, there is a good amount of sound insulation between one bedroom and another bedroom. It's not as nice between a bedroom and the living room, but it's decent. For fire alarms, there's a strict no-tolerance policy and cameras everywhere. I only experienced the alarms once, and the person who did it was evicted. This is a far cry from the Edge. With only a 10-12 minute walk to campus, the location is solid. The Dash bus also stops right outside the 401, and then outside the College of Business. There are two spacious lots. One is right outside the complex (about $60 per/month), but there is a cheaper one across the street (about $30 p/m). There is also metered "back-in parking" on South Main and parallel parking on Selle Street and South High Street. The city doesn't check meters after 6:00 PM. There were some negatives. The windows don't open. While there's a ceiling fan, there's no fresh air in the building. Being able to open the window would have been nice, especially for cooking. Overtime, I wasn't a fan of the layout of my studio. As you walk in, it's a tiny hallway with a closet, the washing unit, and the bathroom. Then, the living room, kitchen area, and bed are all in one open room. Having a wall to separate the sections would have been visually great. The sound insulation between floors isn't good. On multiple occasions, I had visits from my neighbors below, asking me if I could walk around my room quieter. They eventually stopped asking, but aside from buying deep thick carpeting and walking delicately, you can't remedy this. My best friend lived on the 2nd floor, and we could hear the guy above us clear as day. One time, my best friend was approached by these shady drunk guys in the parking lot right outside the building. This happened back in August of 2017, but anyone can walk in the lot. There's always a police officer on station, but they can't cover everything. This is Akron. Also, the city of Akron dug up South Main and it's an utter disaster. This is no fault of the 401, but anyone considering living here should know. Regardless, the 401 was a great place to live. The leasing owner and staff were amazing. One of the girls who sadly is no longer at the 401, made this place phenomenal. You could talk to her about anything, and it felt as though you were conversing with a great friend. The entire leasing staff and the maintenance team took so much pride in their positions. They actually tried to make living at the 401 Lofts a great experience. Management has gone above and beyond, is well organized, and professional. They are prompt, caring, and considerate. The various social events are thoughtfully put together and are a blast! Any maintenance concerns or lease questions are taken care of the day of and delivered via email promptly. The staff is like a second family and so are my neighbors. The property is well maintained and secured. The pool, fitness center, computer lab with free and unlimited printing, tanning bed, cinema lounge, and study rooms have created an environment where I can hone in on my studies and enjoy myself too! The apartments are beautiful, the staff is nice. The only reason I'm giving 4 stars is because the rates are pretty high on the studio apartments, but they are one of the few complexes that have single units. In response to the previous reviews: -Yes, they reuse the mattresses (just like hotels, dorms, and pretty much anywhere else that offers furnished units). The mattresses have waterproof nylon covers, so there aren't any problems with allergens, pests, or dirt from former tenants because they can be wiped down with disinfectant. They are good quality and comfortable with a decent foam topper and a mattress pad or protector and good quality sheets. For those considering living here, the beds are a full XL size. Sheets can be purchased at ocm.com & bedbathandbeyond.com or you can use queen sized sheets and expect them to be just a bit large on the sides. Full/Queen comforters and quilts fit fine. I found a mattress protector and foam topper in the Full XL size at amazon.com. -Yes...the outlets are in line with the bed frame....because the building was built to code with the outlets at a precise distance from the floor. Get over it. That's not the fault of the complex. -Yes, the TV units are COBY brand, but they get a decent picture, cable TV and internet (both wired and wireless) are included at no additional cost. Unlike at the dorms, you can create your own internal network for your printer/roku/phone/computer to use. It works great and the speed of the network is good. If I ran an apartment complex for college students, I'm not sure I'd install top-of-the-line units either. They're usually busy with work and school and these units are more affordable to replace if they get damaged or experience an electrical surge. -The closets...They are 6-7 feet wide and have 4 foot openings (pretty standard). One end has shelving built in, the other one can house out-of-season clothing. They work just fine and hold lots of stuff. -If you are worried about spots on the countertop, you can get a spray bottle of granite sealant. We found that wiping up spills seems to works great. -The appliances are not top-of-the-line Bosch or Viking. They are entry level, they work, and they were clean upon move-in. The front loading washer and dryer seem to get things clean and dry, the dishwasher works, the oven and stove get hot. If the other poster was used to a gas stove or oven, then yes...electric units seem to take forever. That is not the fault of the complex either. -No, the windows don't open. They don't even tilt in a bit like they do in the dorms. I didn't notice any suspect smells or off-gassing from the building and my daughter and I are both asthmatic. We didn't incur any increase in symptoms as a result of the closed system. -Also, the lease agreement clearly states the financial consequences if you break the lease. Saying you didn't know that you would be charged means that you didn't do your due diligence when you signed the legal contract in the beginning. Again, that's not the fault of the complex. The hallways are quiet, the other tenants have been very nice, so far. There are safety patrols on the premises, you have to have a key to get in, and even the parking lots have remote-controlled gates. Security is important to the complex and it shows. The computer lab with free printing, gym, pool, outdoor kitchen, free coffee bar, bike room and other amenities are nice, but having a safe, quiet, comfortable environment is the real benefit of living at 401 lofts. read more

Kids will write nice reviews because its probably their first apartment and they are excited like my daughter. I moved my daughter in Aug of 2016. Not the greatest experience....It was a very unorganized with 20 min waits for the elevator. We get to her room and they hadn't finished fixing her bed/bath area. There were areas of walls that were not finished, a loose bathroom door, cracked toilet seat and dirty shower. I wasn't thrilled because I was the one paying over 10k for her to stay there. She was just excited to have her own place. So there was a check in form on her desk. I had her fill out the form listing all that was wrong with the room. On my way out we went downstairs and found a nice young man that worked there and turned the form into him. The room was never repaired and I never gave it a thought. After she moved out I got a $330 bill in the mail for room damages & missing key. I called and spoke to Tina the manager and explained the above story. She was great. She apologized and told me that she would take care of it. Never heard another thing..... Fast-forward 2 years to the summer of 2019.I get a credit monitoring alert that a collection was place on my credit bureau! I found out it was an agency hired by 401 Lofts for room damages. I called to talk to Tina and was told she left the company a few months prior. The young girl told me Jayann was the new manager and she would have her call me back. After leaving a couple messages for Jayann she did called back. She said the check in form was "missing from my daughter's file" and just to pay the bill because there was nothing she could do. In the meantime my credit score took a 100 point hit because of this. There was no excuse. They had my contact info email and my cell # and with NO communication whatsoever they just destroyed my perfect credit. PS; The internet didn't work most of the time and I had to buy my daughter a mobile hotspot to do her homework. read more

This was by for at the worst experience I have ever had with a business. Do not get sucked in by the "great amenities", there cheap and just for show. The first mistake they made was putting us in a room with a tenant who already had multiple complaints about her and all her previous roommate had either broken their lease or requested to change apartments. This tenant was rude and moody, she also gave her boyfriend a key to our all girl apartment. He also parked his car in the lot without a pass or paying for it. They also would have friends over constantly without asking any other roommates. One of her ex-roommates actually works as a receptionist for 401. That roommate switched rooms to across the hall. In the morning there would be different people passed out on our couch. She also got so drunk one night and threw up in our living room. Multipule complaints were made from my other roommate who had the same concerns. I also had made a formal complaint. Management had a meeting with her and said the problem was fixed... it wasn't. The issues continued to stack up, and during my time there 401 made no other attempts to try and resolve the issue. Problems continued.. I broke out of my lease with 401 when my family ran into financial trouble because my mother was injured, and I had had enough of the toxic environment. 401 lied through the whole process and was rude. Before I broke my lease I explained my situation to them, they were very nice and seemed very concerned with my situation. Turns out they were only concerned with the money they were going to lose. I had asked 3 different times on three spectate occasions what the penalty would be to break my lease, i received the same answer of 85% of one months rent, I had spoken with receptionist and the account manager to get this information. I signed my "30 day notice" way before 30 days, and I paid my fee. It wasn't until 2 weeks later, after I had signed a lease at a new apartment which was more affordable, did they send me and email saying I owed an additional 750$ from a promotion when I first signed, and I was still responsible for the rent till they found new tenants... which they never did. If i would have known that before hand, I would have never broken my lease, or signed a lease with them for that matter. They made an already hard financial time for me and my family much worse and showed no remorse. I haven't paid rent since March, its now May. They sent me a letter in the mail stating I owed them 4700$ by the end of the month or they would take legal action. My rent there was around 650.. I should only be responsible for 3 months rent... Where they got 4700$ I wouldn't know because they haven't returned my call. They DO NOT care about their residence, they care about money. Please take my warning and DO NOT sign a lease there.. you will regret it everyday. read more

Has anyone else experienced the 401 Lofts keeping the security deposit plus additional billing? After living at the 401 lofts for 2 years my son moved out at at the end of his 2nd year's lease. We just received his final bill. Not only is he not getting the security deposit back, they've stacked on additional charges. It's probably just a boilerplate thing where they charge you for everything possible. We spent an entire day cleaning up this apartment so that he could move out and get the security deposit back. We left it in better shape than when he moved in. And now they want all of the security deposit plus extra money. read more

While 401 Lofts apartments in Akron are beautiful on the inside and out, the air quality is very troublesome. This is a new apartment complex, in which the windows do not open at all. This new building is made of new materials that are full of smells, most likely from chemicals, which are slowly being released into the stagnant air in the building. Although the lease restricts burning of candles, most everyone smokes cigarettes in these closed-air apartments. There is no fresh air and less than poor ventilation. While living in these apartments, one has a stifling, trapped, prison-like feeling. Most importantly, when I stay at my apartment, I experience allergic reactions including an extremely bad headache, swollen face, itchy eyes, and severe congestion. When I stay at my parent's home or at a friend's apartments, I do not experience these symptoms. The people I know who live at 401 Lofts spend as little time in this building as possible. There is an eerie smell and feeling in this apartment building. When looking for an apartment initially, I was also attracted by the promise of roommate matching as I was new to the Akron area. This though, was a mistake. Being allergic to smoke I of course put down to not match me with a smoker, what did they do? They matched me with a smoker. And only after weeks of emails unanswered and visits to management did they finally move me (note: not the smoker, who brought in dogs and violated the lease in many other ways) to a more tolerable room. Additionally, I was told of a waitlist for studio apartments and have yet to hear of anyone actually being moved to one of these rooms. I advise everyone to think carefully before signing a lease here. I for one can't wait to move out. read more

When my lease was finally up at 401, it was the best day of my life. The staff when the place opened was amazing and you couldn't try to think of a bad thing to say about the place. Then as time took its toll, which is a phrase that should be used years after a brand new place is built, not several months, the true quality of this place showed. You can only wonder what is going on when the entire staff is turned over within 6 months of opening several times and your "luxurious" apartment feels like the cheapest thing money can buy. You can hear parties nearly all the way down the hall (which isn't always bad unless you need to be up early the next day), you can hear everything through your windows (and no they do not open), the floorboard scuff very easy from having to move your bed/cot every time you do your sheets/change the (which the costs is about $40 per plank), and this place will only try to nickel and dime you for everything they can. They will make you feel like they are there whenever you need them, but if when you do, bring your credit card, check, or just tell them to put it on your rent for next month because, like apple has an "app for that" for nearly everything, theres a charge for that. By the way, the next time they tell you there is a waiting list, there were people who I knew of who moved out early for various reasons, and they were told they would try to fill their room, and not one of them got filled, yet we always heard of this "wait list" and how people were lined up to get in. The apartments are starting to fall apart, also. They have the cheapest things you can buy to build/furnish a place. Lets go room by room: The countertops that are "granite" in the bathroom and kitchen have to be of the cheapest you can buy, as even though it is a stone that may absorb some water, if it gets wet, it looks like you left a puddle of water there for months. I have never seen granite hold water the way these counters do. The bathrooms have ("very nice" /sarcasm) linoleum, a positive is the toilet only clogged once, and the showers do have fairly good pressure/decent heads. The chair you get in the bedroom must have been free or all designed/made by a 4 year old at 3:30pm close to the end of daycare. I got mine replaced for free, but if you lean back and weigh more than wet rag, your chair will slowly crack until the back just snaps off. The bed, as stated earlier, is a cot with a cheap mattress on it, and yes they reuse the same mattresses from "tenant" to "tenant", no thanks needed for break it in. And to top it off, some of the outlets aren't usable because of the location, they sit right on the frame of the bed and you have to pull your bed of the wall to use them, how good does that look!? Only have 75% or so of the closet is usable because of the design of the doors. The other space is just a pain to get into. In the kitchen, as stated, only the most fancy countertops for what you pay to live in this dump. The fridge was falling apart, and the freezer constantly frosted. Hopefully you if you plan to boil something you get that started hours ahead of time otherwise, forget it, it's not worth the wait for how long it takes to get it to boil. The oven takes just as long or longer to preheat to 350 degrees. The microwave isn't bad though, I'm pretty sure it was regular microwave, not some ecofriendly underpowered device that takes 4x as long just to heat something up. Not all rooms have a pantry, so keep in mind of that. The washer and dryer, as far as I'm concerned, are complete junk. I wear high quality clothes and had several shirts have holes appear, and nearly all my towels started fray around the outside. Not once has this ever happened when I was at home and my parents laundry equipment is 30+ years old. Again, only the best for your money here. The TV, let me tell you, they went all out with the Coby 42"... a GOOD 50" TV can be had for 5-600 if you were to walk into a best buy and buy one. In bulk, I'm sure you can get a much better deal, and a corporate price too I'm sure. I can only imagine how much cheaper a 42" could be in this situation, but nope, AGAIN, only luxury here at the 401 lofts. The furniture isn't horrendous, although it couldn't have costed more than a couple hundred to furnish the entire living room of any of these, and if they did, then the management company who owns it is even dumber than I thought. All in all, for your monthly payment, you really do not get you moneys worth. I can't remember exact prices 7-800$ a month for a studio... You can get a nice house for that, and if you have 2-4 people, you can probably get some of the nicest fairlawn/bath has to offer and have enough left over for you each to have maine lobster and filet once a week. If I were you, I'd make sure you keep that air jacked all the way down, especially during the summer, and don't be afraid to use the heat in the winter. Once you sign, you're in for a the whole year.
