I cannot recommend this builder…read more I purchased a new home from Satterwhite Construction in October 2020, at the beginning of the COVID-19 pandemic. Shortly after my one-year warranty expired, I began noticing cracks above the doorways and doors that would no longer latch properly. What I didn't realize at the time was that my floors were actually dropping. When I contacted the builder, I was simply told that they "dig all foundations to hard pack," and that was the end of the conversation. Concerned, I had five different foundation companies inspect my home. Every one of them reached the same conclusion: the floor joists were overspanned. I then hired an independent engineering firm, which confirmed the same issues. They also found that there were not enough support piers and that the lumber used differed from the plans that had been submitted. I shared the engineering report and repair estimates with the builder. Their response was, "It's your money if you want to throw it away." At that point, I contacted the county. An inspector came out, found multiple code violations, and sent me a certified letter documenting them. While I was not required to make the repairs, those violations are now permanently on record with the county. I also filed a complaint with the North Carolina Licensing Board for General Contractors and provided all of my documentation. Although they acknowledged there were issues, they were careful with their wording. The builder eventually returned and corrected the county-cited violations but never addressed the underlying issue of the dropping floors. Over time, the problem continued to worsen. I had several additional foundation companies inspect the home, and they all confirmed the same structural concerns. Ultimately, I hired Ram Jack to correct the foundation issues at a cost of approximately $15,000--repairs that could have been addressed by the builder much earlier. As a retired Marine and someone who owned several businesses over the course of 30 years, I've always believed that doing what's right should come before maximizing profit. Unfortunately, that was not my experience here. I also know of several other homeowners in this builder's subdivisions who have experienced similar issues and have had to spend thousands of dollars out of pocket to bring their homes up to acceptable standards. If you're considering buying a home in one of Satterwhite Construction's subdivisions, I encourage you to do your homework, ask detailed questions, and obtain independent inspections.

When we freed up money for the larger scope to include the kitchen, were told suddenly that it was a mistake and would cost more. --Wrong roof was installed on the deck. Instead of being charged the difference in the cost of the materials, we were charged for the cost of the materials and install without the usual mark-up. --Wrong lights installed in bathroom. --Bedroom door opened in front of window. Design error, but we were still charged for a change to the bi-parting door. --Wrong color paint on front hall wall. Told it was close enough until I hacked out a piece of old wall and had it matched myself --No air return planned for --AC move not thought about by design team or engineers. More than 2000USD to move it to a place that would allow us to hear each other talk on the deck. Chose to have someone else do that. --Generator mis- installed. When I shared link with that installation information, was ignored. New board installed. Still problem. Generac guy came out, was indeed installation. --Water in crawl space and lake around generator and front of house --New floor needed the contract pulled out to ensure no corners were being cut. Was told we were getting prestained flooring put in when contract called for flooring stained on site. Was told the weight room and closet were not getting sanded and refinished when the permits called for that. Building and Project Managers acting like they were doing me a favor in following what was in the permits and contract. --Floor installed has cracks already --Bedroom fan made fluorescent humming noise when on, and although it was changed out, I was told that I was being "too sensitive" --Shower head designed and installed at an unreasonable height --Drywall was left outside under a leaky tarp in the rain and was only replaced at my insistence --Screens were put in backward so they could only be removed/changed/cleaned from someone on a ladder outside the house --Shower surround as designed would have made the shelving unusable --The security lights on the outside of the original house were supposed to be reused, but were instead thrown out. Getting new ones and having them installed to the same specifications was a weeks long problem --Floor needed redoing, not once but twice. I have been told repeatedly that a floor has 6 sandings in it, and we are now 3 in --Drainage and waterproofing for the addition was not properly planned for or executed --Entire project was supposed to be done mid-May even with the few days delay caused by changing the foundation to pass inspection. It is now the last week September. --Not one single inspection was passed the first time. I do not recommend. ** After I posted this review, I heard from Ken Combs, company owner who I had not heard from at all during the nine month period that we worked with them to address my "allegations". I have utilized Shipshape Crew for multiple renovations over the past 4-5 years (3 bathrooms,…read morekitchen refresh, and basement renovation that involved replacing long industrial/fluorescent strip lights with recessed can lighting and covered cinder block walls with drywall and fresh paint). With each of these renovations, Shipshape provided accurate estimates and time frames for completion, and communicated well when any delays may have occurred (ordering appliances, for example). They kept me apprised of everything throughout each of the renovation processes, and were honest and open about any issues that arose during the projects. They completed the work in a timely manner, left worksites cleaner than they were when they started the work, and were kind and courteous throughout. The work was delayed some by all the challenges faced - but that will be true for all contractors these days. Overall we are very happy to have worked with these folks.
