I had issues with their online pay system, I called to try to get it resolved. I called at least 5 times with no answer, but I kept calling until they picked up. Eventually someone picked up and told me they were busy which means they probably ignored the calls because they were "busy". The person said they'd call back and they never did. I called back about 5-6 hours later and got my issue resolved. Eventually, I just ended up paying with a check because there's a 4 dollar fee for paying with their online payment system if you don't set-up auto-pay. Oh, and when I walked in to drop off the check, most of the management and maintenance team was stone-cold chillin in the office. To be fair, the few maintenance issues we've had were resolved mostly quickly. Not looking forward to living here for another year, and I hope I won't have to renew here. Maybe they won't let me renew here \_(''/)_/ P.S. There's definitely dog shit all over the place and homeless people rummage through the garbage. Did I mention there was a shooting at the local Wal-Mart recently?

    I have lived at these apartments for the past 4, going on 5, years and my experience has been all…read morearound fantastic. This is the best place I have lived so far in Olympia. At Bayview the rent is cheap by Olympia standards and the utility cost low, the buildings are extremely clean and well maintained, the landscaping and overall maintenance is top notch. There is an on-site repair person who is very responsive to any difficulties I have had (which have been very few). The apartment manager is also very helpful and responsive, in addition to being a genuinely nice person. The people who live here are for the most part very nice and/or keep to themselves. I have never felt unsafe here, although there has been an occasional car break-in or bike stolen over the years. The buildings themselves are well lit at night. The only downsides would be if you are loud and/or like to have lots of people over frequently. Most of the apartments house single residents, and the owners like to keep things quiet/low key. Also, because the apartments are so clean to begin with, there is a good chance you will not get all of your deposit back- which I have heard people complain about. Honestly, I consider it a fair trade off when all is said and done- I have lived in many a moldy, dingy Olympia rental and this place has zero mold issues and is cleaner than any place I have lived in. I highly recommend this place!

    I currently live here in a 3 bed/ 2ba unit - bldg 3808. They will not tell you that the complex…read moreisn't smoke free upfront, so I will. Do you have asthma, COPD, other respiratory problems, children, or merely just want to breathe clean air? DO NOT MOVE HERE. The entire complex is NOT SMOKE-FREE. They DO NOT have ANY designated smoking areas or any buildings that are smoke free. Inside the unit, aside from one small ceiling fan located in the dining area, no other forms of ventilation exist. You must open windows and doors. * My Summer Experience * Imagine that it's 90 deg in the summer, you have your windows open. Your neighbors begin smoking on their patios and in front of their unit. You're trying to get a cross draft in but the smoke from cigarettes and pot, along with who knows what is billowing through the windows and infiltrates the entire unit. You, the nonsmoker, are forced to shut your windows so you can breathe and its 90 degrees! And, you've explained the situation to everyone - the owner, your neighbors, the onsite personnel, and property management, but they don't offer remedies or make changes. * No Response From Owner or Agent* I've contacted Dan Cyr, Dancyr42@gmail.com, the owner of the complex who can illicit this change, along with the attorneys office, Winslow Law Group, who is listed as the registered agent, but neither respond. * Solution - Breaking of the Lease * The only remedy offered to me, as I was picking up mail in the office, was to break my lease but made no mention of a fee. Later that night, I emailed the management office my intent to vacate early. Because i hadn't received a response from management, I texted the onsite office 3 days later asking if they received my intent to vacate. Lisa, who works onsite, said they never received it and I would be charged $1700 for early termination. Later, she said, that I'd have to pay through my lease and they would credit back to when a new tenant moves in - my lease expires 10.31 so they would have $3,400 regardless if I vacated early or not. Mind you, it takes weeks before maintenance completes a work order so it's laughable to think they'd show my unit any sooner. They would already have Sept and Oct rent so why would they show the unit? * Expense to Vacate Unit Early * Let me breakdown the huge expense IMPOSED ON ME. If I vacated now, I'd have to pay for another rental, lets say $2k for September, another $2k for October, plus admin fees of $300 and sec dep of $500,, plus $3,400 for this unit from September- October. That's over $8.000. All of this so that I could breathe without congestion and coughing from smoke. And this was the only solution they offered to me from the office! * Contact from Management Office * Mike, from the Management Company, Olympic Management (OMC) raised his voice at me. I was attempting to answer his question but he cuts me off and i explain that i wasnt finished. He then raised his voice and yells at me that I was done speaking and it was his turn. Well, I am not the type of woman who will allow anyone unable to control their emotions to speak to me in this manner. If you value your health and peace, go elsewhere. Plus the area is very sketchy! Don't go on the trail!

A few months later, it was bought out, and renamed. They immediately started working on upgrades, including repainting the buildings and adding an on-site office. Unfortunately, with the upgrades also came a price increase, but that is to be expected! Rent: * Payment is due on the 1st of the month, and considered late on the 6th. You can pay with a personal check, money order, or using their new online payment portal. * Most of the time, there is a wait list for these beautiful apartments, so get on the wait list ASAP! * For a two bedroom apartment, we payed $990/month. Rent does not include electric, and any cable or internet you may have. * They offer a six month, nine month, and yearly lease. They also offer month to month for an additional $50/month. Pets: * These apartments are pet friendly! * There is a $400/one time pet deposit. Caged animals do not require a deposit. * Last time I checked, there was a 20lb weight limit on dogs, but I have see some pretty large pups around the property, so they may have changed it. I would suggest checking with Lisa for clarification. Apartments: * The kitchen was my favorite part of the apartment. It was large, with lots of cabinets, drawers, and counter space! * There is a small back patio and strip of grass for the ground floor apartments. 2nd floor apartments have a balcony. * There is a washer and dryer in the unit. * Extra storage units on the pack porch/balcony. * Check out the pictures in the photo album! Office: * Office hours are 8am-5pm, Monday-Saturday. They are closed on Sunday. * The staff is super friendly, and Lisa is the sweetest ever! Maintenance: * Brian is the maintenance man, and he is fantastic! * For any emergency issue, you call call the 'emergency maintenance' number, and he is over in a snap! Any other issues, you put in a work order at the office, and he is usually over within 24 hours, unless he has to order parts. Neighborhood: * Neighborhood is a little rough when driving down the street, but Trailside Apartments is like the bright ray of sunshine at the end of the road! * They have security cars do random drive-bys at all hours of the night, just to check out the area. So don't panic if you see a patrol car roll by! * You will occasionally get a crabby neighbor, which unfortunately we had to deal with. But that risk comes with any living area. The majority of our neighbors were sweet as can be! * There is an entrance to the Chehalis Western Trail right next to the apartment complex. It's a beautifully paved, 20+ mile trail - perfect for biking, jogging, and walking your dogs. There is also a small playground near the office! Military: * They do have a military clause, so in case you get orders to PCS, you won't be charged for breaking the rental agreement! We lived here for just over two years, and only moved because my husband was stationed elsewhere. But I'd recommend these beautiful apartments to everyone!

    Spoke to a man while he was applying herbicides to the complex the other day, and had an entire…read moreconversation with him about them. He even spelled out the brand name, Crew herbicides, meant to "kill the little weeds". I called the front office and asked why there had been no notice put put to tenants to make sure their animals didn't get poisoned from it. The answer I got back was that they had no idea of any herbicide being put around, but they'd look into it. I called today to see what they found and the property manager said that it was grass fertilizer being spread around and that there was either a language barrier (he spoke perfect english) or the worker hadn't known what was being applied. He was putting the herbicides into bare dirt... the office worker had to look up what herbicides were, as well. Either the man lied for 10 minutes, or the complex has no idea of what their hired company is spreading around the complex. Both are red flags. I've been here 3 years, and I'm ready to live in a van instead of staying here any longer. Also, why did the office lady tell me that dogs are ONLY supposed to go to the bathroom in the dog park, so there shouldn't be any worries about the herbicides hurting them?

My son cut his hand on the wood that was unfinished under the counter. They hadn't cleared the snow and they should with such a large complex been able to do so. I never ended up moving into the apartment. I didn't spent one night there. I had to stay in hotels which cost a small fortune. Then had to pay a an attorney $500 to get out of the lease. This place is a total ripoff. It was so icy on the pathway to the apartment that I slipped several times and injured my knees. Then again I decided to rent a garage, stupidly I signed the lease online. I had rented an SUV because I knew I would have to move a lot of stuff into the apartment. It barely fit into the garage which wasn't really a garage but a storage unit with a window and no place to exit. They had power outages there and so if your car was stuck in the garage and you had an emergency, only the manager who was so nasty and unhelpful, had the key. They didn't even bother to make separate keys for each garage in case you needed to get in there for an emergency and charged $150 per month for this joke of a garage. Seriously these are some of the meanest people I've ever met. I am the widow of a 21 year Navy veteran with a disability and it was so stressful dealing with these people I had a hard time functioning. Buyer beware!!!!
