SWF performed the pre sale inspection for our home in Longboat Key in December of 2025. The report was largely clean, with small exceptions of dents and wall plates and minor plumbing issues. Based on that we put our offer together on the home. Since we have moved in, Day1 the heat on the main floor was not functional, after service, found out the wrong part was installed and it could have never worked in that condition $1000. Second, we were having issues with the dryer taking forever to dry clothes. Vent cleaning performed, hose was packed with lint and water, coil in dryer fried. $2000. Third was having issues with dock lift going up and down. After having a few dock contractors out, lift was wired incorrectly cause spooling to bunch up. Additionally the outside box had severe water damage from the hurricane $4000 to replace all of the above. I am out 7k(so far) when we had an inspection down 1.5 months ago. I could have done a better job myself and saved inspection fee(oh yeah, add that to the total). Suffice to say ZERO STARS. DO NOT USE THESE GUYS EVER. Better business bureau has been called has the report and all my receipts. I will make sure they pay these guys a visit. read more

I had an inspection done inn 2023 on the new roof and the wind mitigation was completed and sent to me by SWF Home Inspections timely and complete. I recently purchased new Impact windows, doors and shutters and needed an updated mitigation report to include these items. I reached out to a number of companies that either charged WAY too much, or I couldn't get an appointment with for a month or more. I reached back to the roof inspection and called these guys - Not only were they accommodating with my schedule (Caring for a parent), they offered a discount due to previous business with them - Loved that! They were in, again complete and provided the report when they said they would - within the hour. I'm keeping them in my Contacts! Thank you guys! read more

An absolutely egregious lack of knowledge. Conflicting reports between the 4-point and the regular inspection. Ignored major issues on the regular that were noted in the 4-point. Took more than 3 hours to inspect a 1500sf condo. Worst service ever & terribly overpriced. On my inspection report, it is noted that 'the electrical connection to the water heater has been made outside a junction box, which is a safety hazard that should be corrected by an electrician. Yet the 4 point report stated no safety hazards with either the water heater OR electrical. My inspection report noted that there were 4 GFCI outlets that were not operational. They were NOT EVEN GFCI outlets - just regular plain old outlets. The 4-point included the brand of electrical panel, which is well known for being a fire hazard and is NOT insurable & also noted that there was an empty socket in the panel but still rated the 'general condition of the electrical system SATISFACTORY'. Yet my inspection report said 'no visible deficiencies with the circuit breakers, electrical panel and its components' The mistakes were brought to the attention on the company on April 5, 2025 with no response. Resent on April 30 & SWF had the INSPECTOR call me to explain his actions? Not only a terrible, overpriced drawn-out inspection but ZERO customer service to have the inspector call me directly. I have been using SWF HI the last few years and recently a client of mine ordered an inspection in the wrong name because the name he registered on Subbiz was not available. Therefore , my buyer had to select a different name. I explained this issue to the office manager and requested them to update the name on the reports we just paid for a week ago. They refused stating that it is their policy to not change the name after it was issued unless we pay for the inspection again. RIDICULOUS! This practice is greedy and failed to recognize their obligations to reissue the report. Investors buyers are required to buy and sell homes in their business names. At most, SWH HI can charge an admin fee to change the name on the report they just did and was paid for it. GREEDY! Realtors and buyers, there are many other home inspection companies in town, stay clear of SWH Home Inspection. read more

Do not use this inspection company I was an out of state buyer and was told by this companyi had a "solid house" so because of the inspection we purchased the home. We have so many issues its ridiculous. Everything passed inspection with the exception of a few minor items. The following items were replaced or repaired: Sprinkler system 8 new heads and 2 broken pipes Lanai screen 4 holes in the screen Gutters had plants growing out of them in the rear of home front of home gutters not attached to house so when it rained they sagged off of home plus holes in downspouts Pool motor, filter, heater all shot Refrigerator did not work and had black mold in freezer Wine chiller did not work Electrical outlets did not work around pool Kitchen sink leaks Dishwasher worked but sounds like it is taking off into outer space Master toilet did not work Condenser on air conditioning shot Garage door coil broken No outside or pool lights work Lanai speakers do not work Freezer leaked in garage Bbq pit broken Awning in lanai broken Stucco missing off of side of home. Plus we had to pay to have refrigerator, wine chiller freezer and bbq pit hauled away. We have so much to fix and replace it is a true money pit. We would not of purchased this home if the inspection hadn't said it was "solid". And revealed the true issues of this home. read more

" So after getting nowhere with him, I climb the ladder to the main guy in charge. 3 phone calls and 3 emails later (including the pictures of the attic).. the guy "in charge" doesn't even have the audacity to respond to me. I was disappointed in the service received for several reasons. I had an inspection done of the interior only of a completely vacant condo in a multi-unit building. The unit was very clean, empty and in good shape, so not a lot of things to inspect as this was an interior inspection only. However, I felt that the inspector did a less than stellar job. First of all, they reported a couple of items as not working which were actually functioning just fine. They said a ceiling fan did not operate. They could have tried turning on the wall switch and pull the chain on the fan, which they did not even bother to do. Second, they said that the motorized blind in the living room did not work. But they did not even try using the remote that was sitting in the kitchen. The excuse was that if they tried the remote and the blind did not work, that they could get blamed for breaking it. Well if that is true, then the same would be true for turning on the dishwasher, oven range, washer and dryer which they did test. Seems like a cop-out to me. When asked about why they did not turn on the wall switch when testing the ceiling fan, I was told they "do not diagnose or troubleshoot." I would hardly call turning on a wall switch or pulling a chain on a fan troubleshooting. Worst of all, they did not inspect or test the smoke detectors which were about 18 years old, did not have the red or green status lights lit, and were in need of replacement. They said if they tested it they might set off the alarm system for the whole building. Ok, but why not note that the lights on the smoke detectors were not on, and that they were very old, yellowed and clearly well over ten years old? This is a major safety issue and one that I scratch my head over such an excuse. Each detector has its own test button, which I highly doubt would have set off the whole building's alarm system. At least they could have noted the age and no lights lit on the detector. SWF also did as part of their services a floor plan of the condo, which I paid for separately. It was completely missing the kitchen wall. I asked them to fix it and send me a new plan; to date I have not received it. Finally, I have been pestered to death from all of their affiliates they have apparently given out my email and phone number to, without my permission. Know that if you use this company, you will be getting sales calls from all kinds of people for things like security systems, home warranties, home handbooks, etc. For the reasons stated, I do not recommend this company. read more

If you want incompetence and unprofessional service you are on the right spot. 1. They do share their findings directly with the counterpart. 2. They are not consistent with their reports. One inspector within this company can put in the report very reasonable and valuable information while another inspector within the same company has a different vision and competence and seems like can't see an issue 3.They don't have quality control and maybe proper training. 4. Customer service could be better, good luck to speak with manager.. not available. 5. They will flood you with advertising emails. This is solely my opinion and experience dealing with this company. If I could give this company zero stars I would. We just purchased a home in North Port Florida. When we moved in there was an electrical issue. We tried to let them know about it but they gave my wife the run around and kept sender her in circles. The process is difficult to make a claim and I think they do this so they don't have to pay the claim. Either way, they didn't pay and after 90 days it has been voided. The claim also was only for $100.00 lol. Pathetic. Go somewhere else to get your home inspection. They did an awful job, and now I'm wondering if they even did an inspection or just pencil whipped it. STAY AWAY!!!! You have been warned. read more

I have an inspection done with the Company. There was no mention of AC/Heating issue in the report. When my tenant moved it, they were not working. It turned out that the air supply plenum in the attic had giant holes and had to be rebuilt. I had to pay for all the expenses after the closing. Very disappointing and costing! read more

C.Y.A.- should be their initials, not SWF. We went under contract on a condo unit, with an "as is clause". When you hire an inspector they are there to tell you what could be a problem, and what is in working order. That is the limit of what they did. We were told the GFI outlets that were tested were working. Did he test all of the GFI outlets? Did he test the non GFI outlets? Several of the light fixtures did not work. He suggested changing the lightbulb, which may be the issue. According to the gate keeper at the office the inspector can not put in or take out a lightbulb from another fixture. She suggested that my realtor should have tried to change the bulb to see if the light fixture worked. The A/C unit had rust and a dirty coil panel. What would cause that? Perhaps normal evaporation, or a leak from the unit itself. On a condo there is no roof inspection, or sewer line, or waterline inspection. Nothing was mentioned about the age of the furnace, or if it even put out heat. Was there sediment in the furnace? Nothing was mentioned about the garbage disposal, or if all the toilets worked properly. One of the doors did not latch and close properly. Why? We're the closet doors tested as well? $400 for a visual inspection and a colored report with pictures that were inconclusive and vague provided little value. Now to investigate the air conditioning we must get a licensed HVAC company out and correlate with the building management to inspect the compressor in the roof. We are out of state at the moment and it will be an impossible task. To hire an electrician to see if the light fixtures work seems ridiculous when a simple solution is possible to conclude if the fixture works or not. To hire a handyman to give an opinion on if the door can be adjusted to close properly is overkill. In retrospect a good handyman could have given an opinion and advice for under $150 with a tip. A handyman could have concluded if the light fixtures were in working order. They do not represent that they are your advocate in any way. They do not represent that they are knowledgeable or capable of giving you advice or an opinion. This inspection was a waste of time and money. I was a realtor for 25 years. I attended thousands of inspections. Anyone can become an inspector and it's not that expensive. Try becoming a Realtor. My review is truthful. This was not my first home purchase. I did not hire a handyman. The owner and staff would rather discredit my reading skills and my realtor than admit it's better to cover your tracks because this is any easy business to get paid lots of money for little work and a colored report of little value. The seller did replace the bulbs. At least we know the lights work now. We are paying for another inspection and a licensed HVAC . If I could pay a fee to write this review and put $ to warn the general public of this self serving company I would. It is less than 3% of my reviews that are negative. Perhaps if they had know I was a Yelper I would have gotten a helpful and informative inspection report. read more

From the first conversation when making my appointment I felt that i received good customer service. Then David Shirk showed up at my door and along with him "Great Customer Service" arrived. He is the nicest man. He is very experienced with background of many years, in construction . He was super thorough. He inspected my home as though it was a home he was thinking of buying. I could not believe how meticulous he is in his work. I am a Real Estate Broker and was looking for a good company to recommend to my clients. I will recommend SWF and David Shirk, in particular. I would say in general that most of these companies aren't providing general contractor type knowledge they merely are providing some discovery and beware type findings. if an inspector can not inspect sink cabinet because the seller covered it with clutter, then what is the value of this inspection? There was tile laying on the bottom of the cabinet, and when I moved it I discovered completely rotted area that fell through. I understand that personal items can not be moved, but that's why the owner and the listing agent were present at the time of inspection. read more

These guys were recommended by my real estate broker, although I suspect that won't happen again. They were overpriced, did a really poor job and missed some things. In particular, they failed the Wind Mitigation Inspection without giving me any reasons why. I called several times and did not get an answer, finally having to threaten them with bad reviews (which obviously happened anyway). I finally got a phone call from the owner who clearly had no idea, and told me the front failed - he didn't notice that the front had shutter fittings. He also failed the garage doors, even though they were built to code - strangely, he told me that one passed and the other didn't. Plus my home insurance agent sent it back for a "do over" as they made errors in the report. Frustrating! They also try to upsell you on all sorts of other services, when they don't even do their basic service very well. I had a copy of an inspection that was done by the seller just a couple of months before, and they missed all sorts of things in that report as well. Stay away from this company!!! They missed a broken window on a one level house and enough black mold in one of the bathrooms that it now requires a Mold Remediation Company to repair it. When I spoke with them about the 2 mistakes they made, Corey initially said they were waiting for the owner to get back to them on how to resolve the issue about the broken window but nothing about the black mold. After multiple emails and phones call demanding they resolve this I still have not heard from them. Clearly they do not care about their customers and hope you will just go away when they make a major mistake . I will be filing in Court in the few week to recover the cost if the repairs. read more

Terrible experience/Don't recommend-Find another inspection Co. I was not present during the inspection as I was buying from out of state. During the inspection, the inspector broke a window which left it cracked across the frame. Hey, things happens. I get it. But here is where I have a problem. Though the inspector and SWF took full responsibility, they never took ownership of the fix. And since I did not own the home yet I had literally no communication or involvement. They let the sellers find a replacement/fix. They never called me. My only insight was from my agent. I was told indirectly that a replacement was "on order, but nobody knew when the glass would be in". Upon taking ownership of the home, I immediately called the glass Co and was told "your window will be cut to fit on site so we can do it anytime". What? So I made an appointment for them to come asap. They did, but on arrival the installer says, "you know this glass is tinted, and you will need someone to come tint it". That was the first I heard of anything about the tint. They installed the plain glass, which now looks ridiculous as the main windows in the front of the house are completely mismatched. I called Bob Massanova the owner of SWF directly. He was aware as he had approved the glass replacement. He was aware of the tint issue but claimed that info was relayed to the sellers (but why would they care?) I asked him what they were going to do to rectify the problem. He says "we have done everything we are gonna do"...I was dumbfounded. I am the customer. His Co breaks a window, leaves it up to the seller to find a fix, never communicated directly to me, and now want me to pay to have the window tinted??? In the end he said he would get back to me. Never heard another word from him..... Another thing is that they obviously sold my personal info. Once the inspection was done I immediately started getting emails and calls from alarm, solar and home warranty companies referencing that because I had used SWF I was "entitled" to a discount.....hmmm All of this, in addition to many missed issues that I found easily after moving in, including wood rot at one roof joint, a falling soffit, a poorly mated gutter from house to lanai, and the worst being a leak in the main entry of the irrigation system and a broken irrigation line leaking under the lanai. This is not the kind of Company you want to trust on your largest investment. read more

Here's my update. After two letters, Bob never contacted me at all, or responded in anyway. This is very disappointing. I guess it is true -- his company doesn't stand behind their work, and isn't even willing to contact or respond to customers regarding concerns. I've attached a photo of all the "gunk" from the HVAC system. This was taken by the HVAC repair person. A second repair person I called in agreed that it was incredibly obvious there was a problem, and that this developed over months (if not a year) of neglect, and should have been obvious to anyone inspecting the unit. I was told that it looked like the system had been run without a filter for months (if not years). If SWF had simply called me back and said "we made a mistake, sorry our inspector missed it." I would have been satisfied. But I received no phone call, no email, no snail mail in response to the letters I sent directly to Bob. So buyer beware. If you get an inspection by SWF, this might happen to you. read more

Buyer beware. SWF does not stand up to its mistakes. They will say their work is warranted, however the warranty company they use decides what they will cover. SWF missed a few things the most significant being a damaged roof. The abnormality can be seen in the cover photo of the report (but not called out in the report) but the owner refused to acknowledge the damage. People are not perfect and mistakes happen. But when mistakes happen you learn about a business with how they respond. read more

Was quoted $509 for an inspection of a property under contract. When the inspector arrived I was told it would be an additional $100 for the detached garage. They had the address before quoting and could easily look up the property (Zillow, Reator.com, Google Earth) to see there was another building. Upon mentioning this the woman on the phone said in a very curt tone it's a $100 for the extra building (meaning take it or leave it). The inspection report was very superficial. Nothing a layman couldn't surmise. Also I asked the inspector to do one simple thiing for me and that was to see if a wall I'd like to remove was load bearing. After all he was going to be in the attic inspecting right? He said he would but never relayed the information and failed to respond to my email inquiries. Horrible experience. Through our experience I would urge you to find another inspection, we sure wish we would have read the many reviews before agreeing to pay them $400 for much of nothing and when we complained they really didn't have any interest in helping. The home we were looking to purchase was a 20-year old and were selling our 21-year old home. Before listing our old house we paid an inspector to thoroughly look over everything so we could fix any issues ahead of time and after fixing everything on the inspectors list we put our home up for sale. After going to contract with a buyer their inspector still found some minor stuff mentioned in his report, we told the buyer's inspector that we had paid for someone to look everything over before listing. He said that was a smart move, but also stated any 15+ year old home is going to have things wrong with, they might not be major enough to effect the sale or require immediate repair, but there's always something to find in an inspection of a house over 15 years old. We hired SWF Inspections for the home we now live in, after receiving their inspectors report we immediately had several unanswered questions. The report listed only (1) issue, remind you this is a 20-year old home, that issue was that there was some random pin-hole sized areas in the master and spare bath/showers. On one hand we were like that's great, but on the other we were like how is that possible on a 20-year old home? This is the (5th) home we've purchased and we've sold (4), we have NEVER had an inspection report as either the buyer or seller that only listed (1) issue, matter of fact best our memory serves us we've never had an inspection report that had less than (10) issues noted (minor or major). We called SWF and asked what was inspected and asked if we received a full and complete inspection, we assured that everything was OK if the report didn't note any issues. Without being in the house yet we could only go with what we had in hand. After moving in to the house it seemed it was almost daily we were finding issues here and there; - Outlets in the garage and patio that didn't work. - Pool screen had a small tear in one panel. - Master bath had (2) tiles that were cracked and bulged outward because they weren't being help by the mortar any more. - The green board behind those tiles was soft due to water intrusion. - The spare bath shower has an area where the grout meets the tub that has lost adhesion and water is getting to the green board making it soft as well. - Nearly 90% of the screws on the pool cage will need to be replaced soon due to severe rust, when the house was built they did not use galvanized screws probably to save money. - The pool filter was absolutely filthy and ripped in areas needing immediate replacement. Some inspectors may view some of the above as being "cosmetic" but we have never known an inspector NOT to at the very least mention those items. We are pretty sure anybody buying a home would want to know about ALL of the above mentioned as each issue is NOT cheap to fix. Going back through all of our past inspection papers there's stuff MUCH sillier than anything mentioned above that's noted and most in great detail. We called the inspector our buyer's used for our old home and asked some questions since he was very professional, he was naturally kind of reluctant to say much being in the business himself, but he did say that he personally, in 12-years as an inspector, has never put together a report that had less than (10) items mentioned and "low issue" homes are generally those that are 1-5 years old. He also stated that he occasionally inspects just finished "brand new" homes at the buyer's request so they can notify the builder before the warranty period expires, he said even "just finished new homes" almost always have issues as well. After putting everything together we again contacted SWF Inspections and explained our issue, let's just say the lack of concern on their part was QUITE apparent, we were told to refer to the warranty that comes with their inspections. We hung up and immediately went over the warranty the was emailed and the only thing it covers was major appliances and a few other ridiculous items, it had absolutely NO COVERAGE for things if an inspector just get's lazy and doesn't do their job, which it doesn't take a rocket scientist to figure out that's what's happened here! SWF has several inspectors and maybe we got one of the bad apples, but as a business you should want to weed out your bad apples and at a minimum follow up "in person" with your customer to visually inspect complaints. We would urge anyone looking in to SWF to read the reviews from other customers as well, we are NOT the only customer to complain about things of this nature! There is too many other inspection companies in the area to choose from, make the "safe choice" when selecting. read more

If you ever cross the path with this company, decline immediately. Inspectors are very bad overpriced and do not do their jobs. after closing I have about thousands dollars of repairs that I will have to perform because inspector missed. They are not responding their calls and they do not do nothing. This company is nightmare and they should be put out of business. read more
