But our rule of thumb is to do our due diligence anytime we are buying or selling, regardless of age or condition of the property. We decided to go with Beyond Home Inspection. And we are so glad we did! Their prices were very reasonable and they offered a discount as the home was a new build. Our Inspector, Ken, showed up early and was extremely kind, professional and knowledgeable. He explained his inspection process, answered all questions and addressed the handful of concerns we had. Ken began the inspection on the exterior then moved to the interior. Ken diligently and throughly inspected every inch of our home. I was onsite during the inspection and as items surfaced, Ken explained in detail and in words I could understand potential issues and items that required attention. He provided us with a detailed analysis of our property the same day the inspection was completed with at included detailed information and multiple images, electronically. Ken is even drone trained and if he was unable to throughly inspect the roof, would have used a drone. Luckily, he was able to access all points thus it was not needed. Ken is extremely insightful and I could tell that he truly cared about our interests! I cannot say enough great things. We 100% recommend Ken of Beyond Home Inspection! Can't speak to any other inspectors but I definitely vouch for Ken! Money well spent!

The pool was never opened and they did not actually inspect it, the gas was not on to the heater so that was not checked. The inspector even verified that he did not fully inspect the pool since it was closed, now they will not return calls or emails.

Who knows what unpleasant surprises could be lurking in your attic, basement or framework? Only a…read moretrained home inspector can alert you to the potential threats and problems in your house. Hire Fireman Home Inspections to conduct a thorough inspection of your home so you don't have to worry about if the random person you just hired is actually going to do a good job. Whether you're preparing to put your house on the market or looking to buy a new home, you should get the property inspected right away by the best people, not just the cheapest which could cost you time and money down the line if not done right the first time. No one wants to buy a house full of issues, and I will recommend Fireman Home Inspections every single time. This is the second time I've worked with Lee Carns in a year on two different houses and he's the best professional you could hire for the job. You want someone that is going over the entire house with an infrared device that can see everything wrong behind the walls. You want someone actually testing every appliance, device, outlets and more. You want someone that's actually giving you feedback every step of the way. You want someone that's actually going to give you good house advice on how to maintain the house for the future. I'm telling you, I'm not a paid promoter, I'm not an auto generated AI bot review... I'm a real house-buyer on the other side of this screen right now telling you to use this company and spread the word to everyone that these are the people you want taking care of your inspections if you want the job done right and can trust the report was as thorough as can be. I might even just hire Lee once a year just to give me an updated run down of my house to make sure everything is in order. Six out of five stars!

We are now past the "guarantee" on the inspection but immediately after purchasing this house there…read morewas tons of plumbing problems and while I tried to follow the inspector around, this was the 2nd home he had inspected a potential home of mine. He went very quickly and missed some BIG plumbing issues, and electrical issues. I'm glad I got a home warranty or I would be starving. The inspector, himself, is nice enough. He just seems to not like people or be very fond of being educational. He kept his mask on, that's a plus! If you're a 1st time homebuyer then you need someone who will slow down and go over things with you. This is not that guy/company. You cannot show up early to a home inspection to find the inspector has started without you, and he did this both times. I don't know if he was having a bad day or what, but he saved me from the 1st house with a thorough inspection, but for this 2nd house he FLEW through the inspection-- leaving me buying a home with a broken garbage disposal, water shut off valve that did not work, hot water heater malfunctioning, and MULTIPLE electrical outlets either did not work or were broken in full. While the report just states "slow draining" the problems were FAR WORSE. Add to it that pest control goes through the company, and the pest control folks will NOT release the findings to you directly-- you have to go through A-Pro to get them. So when this family ran company (the mother) decides she will "get back to you" when she is ready... and that "ready" never comes, it can negatively affect your purchase of a home. It's sad that my 1st inspection & communication with this company was an A+ and then the 2nd time around they totally dropped the ball. That lack of sound customer service is too dangerous in the housing market. Rushing through an inspection on hundreds of thousands of dollars of investment is not good business practice. If you go with A-Pro be sure to get a home warranty.

My low star rating isn't for the inspection itself but for the back office support & payment…read moreprocess. We contracted with AmeriSpec to have the home we are purchasing inspected and they did a great job with the inspection - no complaints there. I have an issue with the cost and the payment process. We were sent an inspection agreement to sign off on which gave us a price for the inspection and a link to their online payment site. Early on Monday morning I signed the agreement and made payment online via credit card. The inspection was done on Tuesday, all went well. Wednesday I get a phone call telling me I didn't pay them for the inspection. I said I did pay online, I have an email confirming payment and I gave the amount. I was then told that amount isn't correct and they have no record of the payment - it seems from Monday to Wednesday they changed the price and did not tell us. The cost increase was not huge but it was not communicate - it feels like bait and switch. They are steadfast in their claim that they did not receive payment (I confirmed the charge went through on the credit card) so now I need to pay them a second time and dispute the first charge with my credit card company. Needless to say we will not use AmeriSpec again and would not recommend to others. Update: I received an email response from AmeriSpec that my payment has been received ("The inspection has been paid for but we are have a problem with finalizing a paid receipt for you...should have the glitch fix tomorrow") a welcome change from 'you didn't pay us'. They are honoring the price I signed-off on as well. For these reasons I have bumped up the rating by one star. The inspection was well done, no complaints there. AmeriSpec stumbled on the service/payment aspect. If the price changes, explain it to me and I'm fine. Don't explain it to me, just tell me to pay and I challenge you. And get your house in order with the tracking of payments. Don't ever tell a customer you have not received their payment unless you are more than 100% sure you have not. AmeriSpec will do a great job on your inspection but don't be surprised if they change the price and you have a challenge proving you paid them.

This company missed something huge with no mention in there so called findings. We had or have a mouse infestation. Actually I'm convinced he didn't write it down on purpose since you literally couldn't miss some of the damage. What do I know tho I'm just home buyer. We absolutely over paid and the amount of mice damage is unbelievable. There is no way they didn't see this and now of course the new home owners are stuck removing panels and Sheetrock to rid the old mice droppings and urine. Stay away! Make an informed decision on your home inspector someone who cares about your 30 year investment any good inspector would have noticed this. Once we had a pest control company out the evidence was very obvious and clear that Amerispec missed this. Below I'll attach my finding so far full disclosure it's not very pleasant. My experience with your inspector was nice he was polite but lacking the know how to see something like this. Another thing I did not have to remove the walls to find out I had a mouse problem so before amerispec says it's just an inspection and they can't always see underlying issues this was literally in plain sight to the right eyes.
