If you are considering moving here don'! first the parking is horrible. You will pay high rent and have to park by the pool. Management only tows cars during office hours so at night cars park anywhere without parking stickers. Management does not keep the grounds clean and there is dog poop everywhere. The apartments at first glance look beautiful, but once you move the cabinet doors fall off and the cheap rug sheds all the time. This is how they take your money at the end. Also, it seems like someone is always being evicted. In my building alone in the last year and a half 4 apartments have been evicted. read more

If I had known, I would not have moved here...I moved from Califonia and got a call 4 days before my move in date telling me that they did not have my apartment for me, I needed a first floor for physical reasons. They then told me I would not be able to get my deposit back for 90 days, so finding another place was out of the question. I already had my flight booked and a moving company was already driving. I ended up in a 3rd floor for 2 months before they had another 1st floor opening. In order for me to change apartments, I had to sign a new lease, so that made me stay there an extra 2 months in the end. I rented 2 garages, One of them FLOODED OVER 6 INCHES every time it rained and both of them had MAJOR issues with the doors working. One time I sat outside for 45 minutes waiting for maintenance to come close the door. I called maintenance directly and found out that the office never even called them to help! MY CAR WAS BROKEN IN TO and the entry halls are very loud. My children and i were woken up multiple times because of people partying and talking loud, and stomping down the stairs in the middle of the night. Id say this happened about once a week. The appliances work mostly great, but are loud enough that I could hear the Dishwasher and/or the washing machine running, through 2 closed doors. Maintenance also had to come fix them about every 2 months though. The AC had major issues too! It apparently was leaking . The WINDOWS SUCK! they had to put plastic over them to help insulate, the air that came in caused a 12 degree differance withing 5 feet in the rooms. So that was nice, living in a "Luxory Apartment" and having plastic over the windows. Upon moving out and getting my deposit back, I was charged $360 for blinds that were broken when i moved in, and this was in the paper work when i moved in. I was also charged over 3 months worth of water, even though I didnt even live there for the last month! I tried calling multiple times, emailing, and een went to the office. Each time no one was there and i NEVER got a response. Alot of the building was just old, not fixed, sloppy. NOT LUXORY APAPRTMENTS at all INTERNET is good but not good, we lost a total of 21 days of the internet being out, and we still had to pay for these day! Theres more I can add but it will take up too uch space. Its just really nice to see how this company treats wounded Veterans! read more

BEAWARE...If you come and view the property if I was you I wouldn't live talk to the people that are walking around and live here! I moved in almost new. Nothing ever works! I gave up on the internet that don't work well they make you pay and went up on price the next year , for or the trash is awful. But the big headache it the mud and water I have in my front patio it's been always wet it algae and mud mosquitoes smells. Then they don't clean anything either. Look at the pool the side walls! Look at the dog wash area. NASTY! Grill broken or pool table looks like it 15 years old from the kids and who ever tha rummage thru our club house because the automatic locked door hasn't been locked for months and months! All they do is try to passive you over and over. Never mind if you're on the first floor you hear everything on second floor and third floor! We are in 2025 and they could made it it was quieter. There fix for ac was jamming paper in between to make it quite instead fixing it the right way. Trust me look and observer check out the stuff you will see and make your own judgement call! wish I could give Unscape Apartments zero stars, but unfortunately, that's not an option. If you enjoy being swindled and dealing with dishonest management, then this place is perfect for you. Otherwise, steer clear. First off, let's talk about the rent. They lure you in with what seems like a reasonable rate, only to slap you with hidden fees and arbitrary charges that magically appear on your bill each month. Good luck trying to get a straight answer from the staff about why your rent keeps increasing without warning. And don't even get me started on maintenance. You'd have better luck teaching a rock to tap dance than getting these guys to fix anything in a timely manner. When something does eventually get "fixed," it's usually just a band-aid solution that falls apart again within days. But the real cherry on top of this garbage sundae is their customer service. Or should I say lack thereof? They couldn't care less about you once they have your money in hand. Trying to get ahold of someone in the leasing office feels like attempting to summon a mythical creature - impossible. In conclusion, save yourself the headache and find somewhere else to live. Unscape Apartments is a prime example of everything wrong with the rental industry. Unless you enjoy being treated like a walking ATM by a bunch of crooks and scammers, stay far, far away. read more

They are horrible about communicating with residents via email. As a resident that works hours that go past the hours the office stays open our communication relies on email. We were charged incorrectly on a bill and that took 10 weeks to resolve. If you are someone that likes quick (read: electronic) communication, this is not the place for you. Walk into the office though, and they'll take care of it. (If its open when you get home from work) However, if the job has to go higher up (Corporate level) forget about getting a response for months. They do not offer recycling services, which is a bummer. I've started collecting plastic and taking it to work. The general appearance of the area is nice. Cant comment on how they handle snow, yet. My roof started leaking in the middle of the night during a rain storm. The maintenance guy responded quickly and god bless him for that! (He reeked of cigarette smoke and as a person with allergies to chemical irritants --that wasn't fun) read more

The ONLY reason that Sunscape gets a 1 star review from me is because of their internet. Amy and the rest of the staff are wonderful! They always respond to any issues quickly. It is crazy to me that after spending well over a year remodeling these apartments that absolutely no time was spent updating the actual internet cables. I know that a "major update" was done to the internet (what does that even mean btw?) but it has done absolutely NOTHING to fix the problem. $80 a month for "top tier" internet that will barely run Hulu without buffering on a good day. It's still broken. Edward Rose needs to do better. You need a complete overhaul of the wiring OR let the residents procure their own services from an outside provider. Instead the corporate office has decided to repeatedly ignore the issue in order to profit off its residents. If you're under the age of 65 and enjoy using the internet for more than one thing at a time, do NOT move here. I've called corporate more than once and have never been reached out to by ANYONE other than Amy. She has done her best to try to fix a problem that EDWARD ROSE needs to fix. Y'all don't pay her enough to listen to all the complaints I know she gets about this issue. It's 2021 and we're all out here just trying to navigate a global pandemic. Where to begin. They have mastered the art of putting lipstick on a pig! And those pictures that are posted. Sunscape doesn't look anything like that. Don't let the honeymoon period fool you. I enjoyed living here at first. Then the "let's put a Band-Aid on it" approach to everything management and maintenance does kicked in. The state of the art gym is like someone's run down basement. The equipment rarely works. The "award winning landscape" is allowed to be altered by some tenants and taste is not taken into consideration, so some buildings look like trailer parks. Which would be fine if you weren't paying $1500 a month once all the incidentals added up. Then there is the HIGH SPEED internet. Just imagine the old dial up sound in your mind every time you try to do anything. And NEVER EVER plan to use the internet or stream a movie if it rains! I've had the same leak in my bathroom for a month and maintenance has come four times to repair it, and it looks like crap. Mud slopped up on the wall, and paint slapped up. As for the apartment manager. She is an idiot. She cannot remember her head from a hole in the ground. She is scattered and disingenuous. She giggles incessantly when you are trying to have a serious conversation with her. It doesn't take much to realize she is WAY in over her head. This complex is slightly above section 8 housing with its dirty hallways and messy lawns. read more

I've lived here for many years and can tell you that I can't wait to move out. First, the good news. The grounds are pretty, it's a quiet neighborhood, it's a safe neighborhood, and maintenance responds quickly (though not effectively; more on that below). The apartments themselves are fairly nice, though the appliances are all the cheapest things possible so they need more maintenance than usual. So why am I so eager to move out? First and foremost, the management here is terrible. Whenever I talk to them it's clear that they couldn't possibly care less about any concern I have. They exist only to take my money, and that's it. They're all smiles and sunshine when you're signing your lease, but after that they're rude and condescending. They couldn't make it more obvious that once they have your money, and once you're locked into their lease, they literally don't care about what you want or how you feel. Secondly, the internet goes out here at least once a month. When it goes out it could be anywhere from 5 minutes to multiple hours. To make matters worse, the internet is provided through the apartment complex itself, so when this happens you can't contact the cable company for assistance, you just have to wait for the apartment management themselves to do something. Sometimes they'll notify me beforehand that they'll do internet maintenance on a given date at a given time, so I change my work commitments around that (I work remotely). However, they never start the maintenance at the time they say they will and it always takes longer than they said it would. How am I supposed to work around this, especially when it happens over and over again? What on earth is wrong with their internet infrastructure that this issue is never actually fixed? I have NEVER lived anywhere that the internet goes out this often, for this long, with no resolution in sight and absolutely no recourse with the internet company themselves. Thirdly, the lease terms are exploitative and very difficult to work around. Basically, your only options at the end of your lease are to sign up for another year, or sign a shorter lease with massively inflated rent prices per month. They say they have "month to month", and I suppose they kind of do, but their version of that is you paying almost double your current rent for the privilege of staying there for that month. It makes it very difficult to coordinate a move because they are completely inflexible on this point which means you have to hope you can find a place in the time before your lease ends that you can move into in that small window of time, or you have to pay an exorbitant amount of money on top of all the expenses of moving to another place. Doesn't matter if you've lived here 5 years, doesn't matter if you've paid your rent on time literally every single month for that entire time, they do not care at all. Fourth, maintenance does respond quickly, but they only do the bare minimum. They've actually CAUSED damage when I asked them to repair something because of their carelessness. Their "fixes" for things are essentially to put a bandaid on it until it breaks again, then show up with another bandaid. Fifth, they're doing this renovation project to all the apartments and increasing the rent a staggering amount because of it. They're charging downtown loft prices for small apartments in the county. The options they give you are: move into a renovated apartment and pay almost double your current rent, or move out when your lease ends. Again, they aren't flexible at all about the lease, so even though they essentially force you to pay for their new overpriced apartments or move out, they also won't work with you at all on helping facilitate the process of moving out. Finally, they clearly have a problem with mold here. When we signed our lease the person we spoke with was very very adamant that we need to be careful about leaving the bathroom door open after taking a shower and we need to report mold to them immediately. I've never lived somewhere that emphasized mold more than here. It's so much of an issue they've actually written it into a lease. Ask yourself, would a place that DOESN'T have a problem with mold emphasize this so strongly? I've seen why they say this, too. Mold shows up in the bathroom all the time and has to be bleached away, but it comes right back. They clearly know they have a mold problem and don't do anything about it. So, if you're okay with all of the above, then I guess this is an okay place to live. Otherwise, stay away. There are much better apartments in this price range that don't have all this frustrating nonsense to deal with. read more

Edward Rose and Sons and Sunscape apartments.... Corporate office seems to be the problem resolving any monetary issues. Power bill confusion not taken care of by corporate for over three months. I finally took the money off the rent and suggested Roanoke office resolve all with corporate. Honestly, the manager at the time was as frustrated as we were. We left the apartment, per lease, last July. We are still waiting for the return of our damage deposit. State law in Virginia requires landlords to refund this deposit within forty-five days. We are now over ninety. We were given the corporate office number to call. All you can do with their "deposit contact person" is leave a message, one she never cares to return. So, I called her supervisor and was directed to her voicemail and her mailbox is full. So I called HER supervisor and had to leave him a message. Feel like we are in a vicious loop of corporate greed. I'm sure many give up trying to get their money due them, but we will not! If we have to, we will file a suit and the corporation will be liable for our deposit, damages and attorney fees, this is according to VA law. As to the nasty posts about their staff on Yelp, I disagree, they were all good to us, with the exception of one very argumentative and lazy maintenance guy, and they seem as frustrated as the residents with the corporate office not responding to anyone's needs...theirs included. read more

I will say the outside appearance of these apartments is kept up. Other than that, this place was a nightmare. It took them several different attempts to get the lease correct, all the while they refused to give me the keys while they fixed their mistakes, and my movers were on the clock. The apartment they finally gave us the keys to, had a horrbile smoking smell (I had an infant) and the master bathroom didin't even have a door! We had to switch apartments in the middle of our move, while our movers were on the clock. It took approximately a month for them to get the new lease correct. Since then, it has been one problem after the next. We were forced to go with their cable and internet providers and it pains me when I think about how much I spend a month for the most deplorable service. In my opinion, most of the employees are completely incompetent. I would not recommend this place. read more

While my number one priority in apartment hunting was safety, which Sunscape offered, they are however a complete ripoff. They will never return your phone calls or messages. As a result of their inability to respond in a timely manner to my question regarding my lease, they automatically renewed my lease for 12 months and increased my rent. No signature required, not a message returned (after calling every day, for 7 days straight). They even went so far as to add that they return messages daily, despite my protest that I had even left an urgent message the day before asking them to please return my call regarding my lease. In order to get out of my lease now, I have 2 very "easy" options to choose from. One, I can take the time out of my hectic work schedule and put my apartment on craigslist (which is a moot point because I don't have internet at my apartment, I figured after paying over $850 for rent and satellite I could spare myself the extra expense and give my wallet a break - not to mention you don't have a choice in choosing your internet/satellite provider, so I was not afforded the luxury of choosing a decent priced internet service, being forced to to use Dish), or option number 2, pay $3000 plus my security deposit. So, thanks Sunscape for making my first apartment experience in Roanoke a complete bust. While you do have the only racquet ball court in an apartment complex in Roanoke, you are however the biggest rip off of an apartment complex in Roanoke. My advice, take your money and your business elsewhere. read more

We moved from out of state due to our jobs. We found Sunscape online and rented without seeing the place in person. It was exactly as it advertised. The office people were very helpful and our move in went smooth. We got the cable and Internet package and added a dvr. I have to say no Complaints so far. We had originally ordered a washer & dryer but decided to but our own. The office employees took care if that and we decided to get a garage and they took care if that quickly as well. The maintenance team is also outstanding. They came over same day we arrived to hook up our cable. I have to say most people only take time to Complain and never write anything when things are good. I wanted to make sure anyone reading this realizes this is a great place to live where happy with our decision the grounds are beautiful the office and maintenance people are great and the community is wonderful. I would definitely recommend this place. read more
