It's a smaller complex with friendly neighbors, a good layout, and overall it was exactly what we were looking for at the time. The only real downside on the property side is that noise carries easily from upstairs units if you have heavy footed neighbors. Unfortunately, the experience with Southwest Equity Partners completely overshadowed the positives. This property was previously managed by another company that was excellent. Almost immediately after Southwest EP took over, things started going downhill. There were repeated instances of poor communication and mismanagement. We received multiple incorrect notices, including ones stating we'd need to vacate our unit for several days. When a fumigation actually did occur months later, the process was handled poorly with minimal and inaccurate communication. I personally had to follow up with both management and the gas company to confirm service restoration. Still this was something management failed to coordinate properly, resulting in the complex being left without hot water. No resolution or credit was offered. Billing was another major issue. Our lease clearly stated utilities as a fixed amount, yet they changed the billing method mid lease. Over the course of a few months, I was charged roughly $300 above what my lease specified. Communication with management, specifically William, was extremely difficult. Responses would take 2-3 business weeks if they came at all, and often required repeated follow ups or escalating to other contacts just to get basic answers. I can whole heartedly say that he dropped the ball every step of the way. He was difficult to work with and basically unreachable. The opposite of what I believe a property manager should be. When it came time to move out, I took extra care to document everything due to the company's reputation that I'd personally witnessed. I left the unit in better condition than when I received it, with thorough photo evidence (from move in and move out) and documentation, including the original move in inspection. I even completed a move out inspection and was given no documentation that anything needed to be adressed. Despite this, I was still charged a "professional cleaning" fee. When I challenged the charge, I was initially told this was a standard turnover cost. After I pushed back and cited California law, the explanation suddenly changed to it being a "small fee." Regardless, the charge was not removed, even after I provided clear evidence that the unit was returned in equal or better condition. At that point, I made it clear that I was prepared to pursue legal action regarding the improper deduction. Even with that, the fee was still not returned. I am currently moving forward with taking formal action to recover the wrongfully withheld amount. The deposit process was also mishandled. I clearly specified both in writing and over the phone to William that the deposit should be returned to me via direct deposit. I also specified this when submitting our notice through Appfolio. Instead, it was sent as a physical check to my roommate's address. To correct their mistake, I was then charged an additional $35 reprocessing fee. Overall, while the property itself was nice, the management experience was consistently frustrating and, at times, felt intentionally difficult. Based on my experience, I would definitively say to go with a different apartment they don't manage or a different property management company if you are looking for them to manage your own property. Across the board it has been the worst experience with a property management company that I've ever experienced. I've lived in many places in my life and have always gotten 100% of my deposit back because of the excellent condition I've left the units in. And overall I've had good experiences with other companies. But Southwest Equity Partners has been the worst one by a mile. If you are still going to live at one of the properties they manage, or currently are, make sure that you document EVERYTHING.

Everyone is super friendly!! Our manager is very attentive, respond right away, super friendly, and overall amazing!!!! This company really values their tenants. For example, we had a grill which broke and instantly had it replaced with another one, we asked for lights in our courtyard in which they have been installed (string bulbs lights ;)), our furniture has been replaced as well, they even had a tenant appreciation day with tacos and raffles. 100/10!

The furniture is old and uncomfortable. We had to buy two reading lamps because the lighting was inadequate and many of the bulbs in the track lighting in the living room were not working. The entertainment system was a nightmare with more than 10 plus cords at the back of the entertainment unit and even one narrow cord leading out the window! The kitchen faucet needs replacing and the succulent planters were scruffy and not taken care of. Bring a small car. The owner uses half the garage to park his car and store his stuff. We could not comfortably open the passenger door when our car was parked in the garage, so the passenger was required to exit the vehicle before it was parked in the garage. Seems the owner wants it both ways: rent out his property and use it as a personal storage locker. The best aspect was Patricia from Pacific Coastal Properties. The unit looks like it is…read morefresh out of an interior design magazine with gorgeous furniture and beautifully done bathrooms and kitchen. There are three balconies and you can sit outside and have a glass of wine and enjoy the breathtaking views. It is a short walk to the pool area and the stairs that take you directly to the beach. It is also centrally located to shops and grocery stores making it easy to stock up and then just enjoy the sunsets!! I highly recommend this beautiful property and would stay there again the next time I am in the area!

The unit wasn't avaliable to view until mid June so i wasn't comfortable applying yet. Long story short after multiple texts and seeing videos we were comfortable and ready to apply, we were approved and paid a holding deposit. Long story short at the last minute she sent me breakdown of costs and I see the garage was extra costs. Mind you the add said garage. Never did it say it would cost extra. I told her i wouldnt have applied if I knew it was extra. I've never had to pay more for a garage. Anyway, her unprofessional reply was' it's never been a problem before and you didn't ask' .really?! Your the property management company you should disclose everything upfront and the add should be accurate. You'll see the original post and now she adds to the current post "rentable garages' because she knows she should disclose that. Anyway moral of the story... Dont put deposit down in any case until you see the unit, to this day, weeks later I still haven't heard back regarding me requesting my holding deposit back since it was their error, due to them not fully disclosing the correct info. I have not been employed by Cazador for 3 years and he has yet to take my, personal phone number off the company's emergency contact. He has been notified that this needs to be taken care of, but he either refuses to do so or procrastinates. If you are looking to work at Cazador, I suggest you keep looking. If you are looking for a place to live, I recommend you look elsewhere. He is not able to keep employees and issues are left unresolved.

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!
