Thus far there has been a much better experience with the new property management, and my experience here prior was excellent. I moved in here back in March of 2019, due to wanting to be closer to where I train (competitive runner on the side). I'll go over the pros and cons below but my experience with the leasing office has been top notch. They really stepped up to help me out when I lost my job due to Covid in 2020, and the new management has been super fast at addressing issues (minimal) & providing additional experiences to residents. Plus, rent control here has been EXCELLENT, making it easier for me to want to renew each year. Pros: - Close proximity to 285/85/75/400/575 - Nature Trails, River Trails, Cycling Paths & Chattahoochee River right outside your door (6 Miles of Nature Trails) - 2 Pools (lap pool and child community pool) - Fitness Center, Study Area, Book Area, Business Center - Community Activities (recently did a Braves Game, paid for by Kinstone) - Playground, Tennis, Activity Court, Doggie Bag areas, Grilling Areas w/ Benches/Swings - Valet Trash pick-up - Trustworthy Community (have never had anything stolen) & Family Friendly - Quick Maintenance & Friendly Staff - Highly sought after school district - Cozy apartments Cons: - Apartments are older - Ventilation: I do smell what my neighbors are cooking from time to time from the vents - Children stomping above - Pantry area is pretty small I honestly have only had two complaints in my time being here, and both were addressed fast. I first approached Marvin around 5:30 p.m., and he genuinely tried everything he could to help me. Even though he was limited in what he could do at that time, I really appreciated his willingness to assist and the effort he made. Wilham was also incredible. Because there is no interior access to my garage, getting the door open was not an easy situation. He asked me to give him about an hour, took the time to figure out how to release and open the door, and came back in less than an hour with a solution. He could have easily said there was nothing more he could do, but instead he took the initiative to figure it out and came back to help me. Marvin and Wilham both deserve recognition for their effort, kindness, and willingness to help. I truly appreciated what they did for me, especially Wilham taking the extra time to find a solution when there wasn't an obvious one. Thank you both!

I was one of the first tenants to move into a newly constructed building at The Knox. Within just…read moreone month of residency, my unit flooded with raw sewage that originated on the fourth floor and impacted all levels from the top floor all way to the ground level. Given the building's brand new construction, such a failure suggests serious underlying issues with design or workmanship. My renter's insurance ultimately denied coverage, stating the cause of damage fell under the property's responsibility. However, The Knox declined to accept any liability and instead offered a $500 reimbursement -- a gesture that fell far short of addressing the extent of the damage, the health risks, and the disruption to my living situation. They paid for a moving company to help get everything into a new unit, but they were scheduled 3 days after the original sewage flooded my apartment. In order to minimize contamination of all of my belongings, I had to move all of my belongings that had not been ruined by the sewage into the new unit and pay for everything to be professionally cleaned. $500 did even begin to cover the cleaning, time and "set up" fees i would have do do yet again in the next door unit. Despite repeated attempts to engage management and seek a resolution, I received no meaningful support or follow-up. I was also informed that the previously sewerage flooded unit was presented to the next tenant as "brand new" and "never lived in," without any disclosure of the prior sewage contamination. This is deeply concerning and raises ethical questions about transparency and resident safety. Beyond my individual experience, there are ongoing issues throughout the property: * The front gate is frequently left open, despite numerous car break-ins and even a vehicular theft off of the property that remains unsolved. There are no functioning security cameras, and 95% of the time all of the gates are left completely wide open so this apartment shouldn't be allowed to be advertised as a gated community. When the gate caused physical damage to a resident's vehicle, management declined responsibility deeming the gate "not their property". * Poor drainage and irrigation result in frequent flooding on ground-floor patios. If you are looking for a waterfront property, this could be the place for you considering every time it rained there was a lake of water flooding the patio due to improper drainage. * Trash collection is inconsistent, leading to unsanitary conditions around the complex. * On multiple occasions, both in my unit and in those of other residents, washers and dryers have malfunctioned and caused interior flooding. * Additionally, there have been multiple incidences in which fire alarms go off in the middle of the night multiple nights out of the week. This not only happened to my building, but other residents buildings around the property. Overall, my experience at The Knox has been defined by construction failures, inadequate response from management, and an ongoing lack of accountability. I cannot recommend this property in good conscience and would strongly urge anyone looking here to find a better location. There is a reason they are unable to retain tenants given a laundry list of problems I am only able to capsulate in a simple review. There is a reason that they are offering 8 weeks free rent.
