I had an overwhelming response but when I spoke to Kendra and reviewed her credentials she seemed a perfect fit so I made an appointment to meet with her for her next available business day. She sat me down in her office and we reviewed the requirements to be input into Quickbooks 2012 and this went very smoothly. She was able to tell me with certainty how much effort would be required and even accommodated my urgent needs by working into the night and rescheduling her other recurring duties! I came back the next afternoon and it was 99% done with only a few conflicts that she presented me with. We worked out the final details and updated the company file and I was on my way. After taking her work to my accountant for review and to transfer the summary figures into the filing form there were almost no issues with her expedited work. Today I filed the form and the summary data for review and with only enough time before my deadline. Granted this was my first experience using a bookkeeping service I was very impressed by her professionalism and enthusiasm and would recommend her for anyone's Estate accounting needs. Above all, in this case, her efficiency, communication, and understanding of the requirements are what pulled me through this ordeal. I plan on working with her for the second accounting which is due in January.

When it comes to people skills & salesmanship, I don't think I have encountered anyone in the real…read moreestate industry as impressive as people at Gemini. But when it comes to integrity, their practices are very ummmm questionable, if not outright fraudulent. Before I got into this real estate transaction, I had my dream team trio (Best real estate agent, best loan officer, best settlement office/attorney) which I had been using for numerous transactions for decades and would trust them with my life. Armed with that, my lowball offer on an REO property got accepted, only because I could close within 14 days or less (been doing that for almost a decade). And here's when I was introduced to Gemini.... I received a phone call from Gemini right after I get my ratified contract telling me that they are handling the seller's side, and if I use them, I would save thousands on buyer's title insurance (which was a lie, it was a lot less than that), and since everything is almost done on their side, they can close as soon as I want them to close (another lie). I confirmed if they can close within 10 days, and their exact response was "if your lender can close tomorrow, we can close tomorrow!" (It is scientifically and legally impossible to do that, and I take part of the blame for not sensing this lie/sales tactic). And everything would be smoother without any hiccups (it could actually be true if Gemini was competent settlement office).... So I went with them... BIG MISTAKE... Fast forward, my lender took care of her part in a week, 48 hours prior to the closing, when I get my disclosures from my lender, I call Gemini to confirm, and find out they haven't even gotten started on their part.... And don't know when they can get started... Or tell me for sure how long it could take, maybe weeks, maybe months, they are just busy at this time. Their reason: The person you spoke with at Gemini was not aware of the closing process or our workload. His job is to earn your business! We apologize for the inconvenience and we make sure we will have a staff meeting regarding this issue. The result: The closing got delayed, went past my rate lock, I lost lots of time from my day job, had to reschedule all the contractors, I lost out on the ability to close in the summer time which was exactly a $17,700 loss (in future REI income), an unwinterized REO stayed vacant and open for an extended period of time (when I finally took possession, the windows were busted and most of the appliance were gone, go figure...). The icing on the cake: There were major (10+) violations that they failed to discover/disclose during title search which I'm still trying to fix (the primary job of a settlement company)

Then a several month long adventure started which involved both her and us scanning the market for suitable properties, exchanging e-mails every couple of days with potentially interesting houses, and meeting at least once, sometimes several times a week to visit the really interesting ones. In that process, we found Djana to be very flexible and accommodative to arrange the property visits very quickly. During the visits, she was helpful with advice, pointing us at pros and cons of the individual properties without ever pushing for us to go for any of them, but rather waiting for our reaction. Even after many visits (and quite many turndowns for one of the other reasons) she was always friendly, jolly and very professional. She also showed us some properties which were not yet in the market, which was great. When it came to making offers, she was helpful guiding us, delivering comparables to help us get an understanding of the fair market value of the property, and also sharing with us her views about how best to approach the seller (delivering a lowball offer in some cases, being more aggressive in others, etc.) as well as explaining to us at length the ins and outs of the purchase contract and what to be mindful of. After submitting the offers, she did timely follow up with the seller's agents and share the information with us. Finally, after we eventually signed a contract, she did a great job in following up with the whole pre-settlement process helping us to keep up with all the signatures and documents which need to be delivered. We can only recommend Djana as a top real estate agent: professional, friendly and really fun to work with. It was a pleasure working with her and we will definitely come back to her whenever we want to buy or sell a property in DC.

When you read this review you're probably going to think that my realtor Leslie Friedson paid me to…read morewrite it. She did not! But here's what the Friedson Group did for me: Leslie is a consummate professional. She's a closer. She knows the real estate business inside-out and manages to read buyers and sellers like a great marriage counselor; except everybody wins. She sold me my first house 18 years ago in an incredibly tough market were there were 12 other bids, all way above asking price. She got me that house for $20,000 LESS than asking price. Yes, less. Leslie's team and fabulous sidekick Tyler helped my son buy a very cool house in Silver Spring. The inspector she works with helped my son avoid a house with serious flooding issues that would have cost $60,000 to mitigate before even moving in. Her mortgage broker got him a great rate. After my daughter had spent months looking for a house with other real estate agencies who gave her shady advice on prices and contracts, I strongly recommended Leslie. She found my daughter the perfect house in the perfect neighborhood and worked tirelessly to help her put in a bid that worked! My daughter especially liked how Leslie listened to her and didn't let her compromise on her must-haves. Last but not least, after 19 years I told Leslie about my idea to move out of our house in Bethesda, rent it out, and buy a house in Silver Spring to be closer to family. She didn't skip a beat. She helped us think through the pros and cons of this risky endeavor. She knows the market and helped us see the moneymaking potential of the house. When we decided to go for it she told me exactly what I needed to do to prepare our house for rent. She tells it like it; specific important things like "get a new fridge, those lights have to go, use this paint color." She even helped us with the ad to rent the house. We had to move out quickly, so Leslie got right on it and found us a wonderful house within minutes of our daughter, our son, my sister, and it's closer to my husbands work. It had everything we needed including a park around the corner to let our dog run. And of course we got an amazing mortgage rate. Now our other house is rented and we're getting enough rent money to not only pay that mortgage but help pay the new one, too! Remember what I said in the beginning. You would think she paid me to say all this. You would have a hard time believing a real estate agent could be this good. But Leslie Friedson is this good. Don't waste your time going anywhere else.
