The permanent businesses include mostly small, local stores and only some national businesses such as Kay Jewelers, Marshalls, and Rural King. Many small vendors had set up tables to sell crafts, foods, and other homemade items. This mall does NOT contain enough stores for me to purchase everything that I need and want, but I still enjoyed walking around this mall, people-watching, and buying some goods. The parking lot had A LOT of pot holes and much trash. With all of the other customers' vehicles, I had to drive around for several minutes to find a spot.

To the point where it's more of a walking track than it is a mall. Years ago this was the place to be in the Washington area. Filled to the brim with stores that were desirable. I think what was a downfall of this place was a combination of a few things that happened in the area. The first was the failed shopping complex in South Strabane. Before its demise, it drew customers away. The next thing that caused decline would be the opening of the Tanger Outlets nearby. That pulled customers from here that had long standing stores that opened up in the outlet mall. Then the one of the worst things that could happen was that anchor stores started to fall. Gander Mountain closed up, followed by Macy's, then out went Bon-Ton and finally Sears just closed up last year. So yeah, this place has suffered many blows as of recent. What counts for an anchor store here now are the likes of Marshalls and Ross Dress For Less. I suppose you can say that the movie theater is an anchor and maybe whatever Rural King is. But as for the stores in between. They have become more and more of the mom and pop variety. It's better than a dead mall. They are trying. The one thing that surprised me was the food court. It actually is thriving. I don't think there was one empty spot there and it was a good variety. The building still looks the same from the last time it was renovated. With the upkeep they have been doing, this building has held up. It's actually kind of nice and feels vibrant. I hope that in the future this place rebounds. Especially with the proximity to the minor league ballpark nearby. There should be more around to do.

Current restaurants include Moe's Southwest Grill, Panera Bread, Starbucks Coffee, Rita's Italian Ice, Krispy Kreme, Plaza Azteca, Cracker Barrel, Applebee's, Red Lobster, McDonald's, Arby's, Crumbl, Fusion Japanese Steakhouse, Jersey Mike's Subs, etcetera. Other businesses provide services for hotel accommodations, banking, hair styling, etcetera. My husband and I shopped at some of the stores, and we ate at some of the restaurants. The lots are not very well taken care of, but that's not the worst. When exiting the plaza between Arby's and Panera, the road down the hill is terrible. There is a spot going down the hill that keeps sinking. It was at one point bad enough to total car. It was repaired poorly, and is getting very bad again.

I am giving this shopping center a neutral 3-star rating because I am interested in being a customer of only a couple of the businesses, the Gabe's and the Outback Steakhouse. Many of these buildings have been restored and converted into shops. The shopping center contains Pig and Fire House of Barbecue restaurant and about 11 specialty local businesses, including a tattoo parlor, nail salon, barber, hair salon, juicery, a K-9 trainer, and more. In the past couple of years, I have eaten lunches at Pig and Fire House of Barbeque and gotten a snack at Desire to Be Well Juicery. I recommend both of these businesses for their excellent foods, drinks, and service. The buildings look lovely, although I was told that one building lacked adequate insulation for the winter and summer. I deducted one star because I cannot shop for all necessities here.

This mall also contains several local home-improvement businesses that can be useful to homeowners (e.g., handyman, heating and cooling, Bath Fitter, appliance repair, cabinets, and grout repair). A few businesses offer recreational activities for physical fitness, including a swim school, trampoline park, and indoor cycling. Many other businesses include a Verizon, salon and spa, UPS, jewelry store, candle store, etcetera. This mall does not have a large grocery store, but other nearby malls do.

It does not contain as many businesses as some other town centers do, but it still has some great restaurants as well as a nail salon, healthcare providers, a gym, apartments, a hotel, and offices. The anchor stores are Nordstrom, Macy's, JCPenney, and Dick's Sporting Goods. Luxury/designer stores include Burberry, Gucci, Louis Vuitton, Tiffany and Co., Kate Spade, and Tory Burch. The mall also has many lower-priced clothing stores, including American Eagle, Banana Republic, Buckle, Chico's, Express, GAP, H&M, Hollister, J.Crew, J.Jill, Levi's, LOFT, Madewell, PacSun, Victoria's Secret, White House Black Market, and Zumiez. Unfortunately, a few of my favorite clothing stores have closed since my previous review. Several other stores sell shoes and accessories, such as Coach, Foot Locker, Kay Jewelers, Lens Crafters, Pandora, Sunglass Hut, Swarovski, Tumi, VisionWorks, and Warby Parker. The mall also has electronics stores such as Apple and phone stores. Stores for home goods include Crate and Barrel, RH (formerly Restoration Hardware), Tempur-Pedic, and Williams-Sonoma.
