I moved out last summer because we bought a home in Greeneville closer to the in-laws. We loved our…read moreapartment! The office staff members were always nice when we called in work orders and maintenance came out the same day. The property had neat little events for residents. My favorite would be the costume parade around Halloween. The staff had games, candy, and a trunk or treat for the kids. I've never heard of events for residents like that before. Once my oldest is ready to be out on his own in the spring, I hope he can move to Allandale Falls.

While they may have services like 24…read moreHour Laundromat, Dumpster provided, fridge/bath provided, Pool, 24 Hour Gym, I can not excuse some of the issues this place has. Example: -Rent for a one bed room apartment cost $1000! There is no other options. No negotiation even for those with special needs. -If you don't have a reliable source of income, you will be expected to pay for 6 months in advance just to move in. -Rust and mold galore! If there was a cleanliness check, this place would fail hard! -No Wi-fi or Heating. You have to pay for it yourself. -99% of the time the Laundromat fights you when trying to pay for your wash/dry session with a Credit Card. I've told the front desk about the issue NUMEROUS times and yet they've done nothing about this. -RUDE STAFF! -No Microwave -Short of actual emergencies like leak pipes, staff doesn't really do much to help you. I've been asking them to replace this rusted, creaking door since April. It's now 9/23/23 at the time of writing this edit and I STILL don't have this door replaced months later. And yes, I have confronted the manager about this multiple times. Just today, on 9/25/23, after months of being led on, they finally tell me, oh we're not going to replace that door there is nothing wrong with it. Check the hinges in my picture and tell me nothing is wrong with it. I was also told when I reported a drippy faucet and a potential case of faulty wiring to put in MY OWN work place order. Excuse me? I am the customer! Isn't it your job to SERVE the customer? -The sink is WAY TOO LOW. I'm 6 foot so every time I need to wash my hands, I have to bend over. That's not going to be good for back in my older years. It's like the sinks were designed for smaller people. -If you get assigned an apartment on the second floor, good luck getting any heavy furniture up the narrow steps. -Massive bug problem. I hope you like Stinkbugs, Spiders, Centipedes, Cockroaches, and Moths. When I voiced my concern about it happening to me they basically told me, it's not our problem. -Staff is only attentive with communicating with Tenants if there's a problem. Just go to the office in person. -When there's heavy rain, the street has a bad tendency to flood making it difficult to get to your apartment. -DON'T TAKE LONG SHOWERS! THE HOT WATER LASTS ABOUT AS LONG AS THE POSITIVE THINGS I HAVE TO SAY ABOUT THIS PLACE! I'm quick in the shower and the hot water was done before I could even finish. -You best secure your packages or get a door bell camera if you're gonna live here. Why? Because we have package thieves here! I know first hand because it happened to me. Do yourself a favor. Do not waste your time with this place! It's a dump with uncaring staff only in it to take your money for lack luster service! For $1000 a month, you can do better then this. Legit anywhere is better than this. I originally wrote my review to be fair, but this place has forced my hand. I fully intend on using my time while on lease to find a better place then this... Therefore when my Lease is finally up, I'll be moving to someone better, more quality and above all else cheaper. EDIT: Today I asked the front desk person for help with a review for The Pokémon Center by taking my picture in the pool on my Giant Inflatable Lapras Raft. The lady working the office passive aggressively refused to help me because of this very review I left. Considering I have a lease until May of 2024, that is not very professional. As a Local Guide for Google Maps, I leave unbiased reviews. I am not paid to say things. I am not influenced by my own personal feelings. I leave brutally honest reviews telling the reader what they need to know about certain establishments. And if some people aren't okay with that, well too bad. I value integrity of my reviews above all else. That is what got me in the Amazon Vine program after all. Revised my review to get this place 1 out of 5 stars now.

They will charge you for absolutely anything they can not very nice people at all. They are some of the most petty people that I have ever met. If you chip the paint slightly or spill anything on the carpet they will charge you $175-$400. Do not live here.

Not 1 has come close to Overlook at Indian Trail in Kingsport TN We moved here in March 2024 and liked it from the start, but we've really fallen in love with living here since the New Ownership took over, the manager Danielle and her office staff are exceptional, professional, helpful and friendly The maintenance staff is the best we've ever encountered, professional, efficient and friendly The improvements to the complex grounds and making sure it's kept up with is excellent and the security gates functioning properly all the time makes us feel safe and secure living here We've met a lot of nice neighbors and the pool is a beautiful zero entry salt water pool and is enjoyable to hang out around during the summer, also we were very impressed with how they handled making sure the parking lots and sidewalks were cleared quickly after the snowfall we had this past winter I could go on forever about how wonderful it is to live here.

Please do not rent from this place. The management is completely unprofessional. If you need…read moresomething repaired, you'll have to wait a very long time and they will not fix it and when you talk main maintenance guys and told them what you want to get it fix they will tell you file report . They don't care about cleaning , and the trash bin is always full. When you move out, they will lie in their report just to charge you a lot of money. Beware of living in this place--they are big time scammers .

It all started with a desire to move to a quieter place. Being almost five hours away, from a promising-looking place, I decided to reach out and inquire about the property. I filled out one of those online forms, mentioning in detail what I was looking for, -and I mean every detail. One of those requirements: a quiet place. I received an automated response letting me know that my information was received, and I would be contacted by someone at the office. Later the same day, I receive a response from Charleigh, (Red Flag No. 01- Not same office staff, which seems very revolving door based on reviews) which seemed curiously and lazily copied and pasted, not only, mentioning the same information as the automated response spat out upon my initial contact (Red Flag No. 02), but my specific points were not addressed. I ask the same questions, stating I live far away, and would truly appreciate real-time photos or videos showing the property, its views, and the apartment. Charleigh mentions that if I go to the website, what I see, is the same as any pictures they would send (Red Flag No.3 -hesitation, and lack of willingness to work with someone in this position.) I gently insist, reminding her of my position (I should have run like the Dickens, at this point) and Tabatha (The Manager) gets involved by sending me responses also. At this point, my inbox became a circus, with me asking questions (meticulously dodged) and getting responses from Charleigh, or Tabtatha, from 3 different e-mail accounts. At one point, I finally receive some pictures from Charleigh, only to realize they were website photos (As if one cannot tell, and if you go to their Instagram account, you can see the same used-and-re-used tactic on the feed), and one (included) which was of a First-floor dwelling, supposedly being the third (3) floor apartment I would have been renting. Now, I'm no arborist or an architect, but that seems to be the first 3rd floor reaching bush I have ever seen, and the lowest third-floor dwelling I have witnessed (seriously, that ground looks dang close), and given their stellar desire to help and lack of warm communication, I doubt this was an honest mistake, and more a slimy, sneaky, avaricious move. Not t mention, after my initial contact, every other interaction felt as if I was inconveniencing them. So, I was going to be in the area, looking at other places and decided to drive by. Well, Thank goodness I did. Part of the property burned down some time ago, and you can still smell the fumes. Construction will be a thing, and if you've ever lived or worked or walked or driven past a construction site, you know the joyous melodies accompanied by these happenings. Now, why would no one at the property mention this? (I have a clue: Lack of empathy, even during a pandemic, and an inhuman greed for money). I was so disgusted, I contacted the property, and was given the usual, tired, and automatic candidate response of: "Would you like to stop by the office to discuss?" (Which in my experience, is also very slimy, sneaky, copy-and-paste, of an answer). Nope! no, thank you. In the end, the only thing left, was me learning to trust my instincts, with Tabatha stating she was "sorry *I felt the property was misrepresented" (Really? That's your apology? A non- apology?) I had also contacted the Management Company, and mentioned all of these events, providing all interactions, including visual proof of Tabatha herself smoking a foot or less away from the office (Something the property claims to be illegal, and subject to a fine) but never got a response from them either, only to find that this is their entire M.O. I lived here and would not recommend it at all. So many broken things when I moved in - cabinet…read moredrawers, towel racks, close doors and the dishwasher to name a few. The managers did not get around to fixing. My downstairs neighbor was only there 2 mths and had to move due to mold and water leaking in the apt. They never fixed that as well. The residents were unfriendly and clickish. Completely unaccpetable.

Since it changed over to LHP it's awful. Management doesn't treat everyone the same. They literally…read morehave people that will watch every thing you do and then go snitch on you at the office without asking you first. WARNING busy bodies and they will make your life miserable here. WARNING make sure you read that lease every month because it changes whenever management feels it's beneficial for them. They're kids running into your cars with their bikes, management will do NOTHING even tho it's on camera. You absolutely have to have a date and time before they will even look at the cameras. There are many incidents that have happened to me personally that I don't want to write because of fear of being more black balled then I am now. Many residents are scared to even say anything to management. When the LHP came in to reconstruct it was just a face lift. It's still falling apt around us, the floor is bowing up. Mildew is still around the doors and windows. There is no smoking in the apts unless you are a manager fav. I'm just warning y'all. Some people can have animals some can't, just depends if you are chummy with management. I had a dog that I was getting its shots and vet process and they made me get rid of it. They take strays to the dump.

The stress of living here was stressful for me as well as my Kids. There are kids running around till 12 or so and not monitored by parents, but this is allowed. I lived there for 12 years and I am so glad to be out of there. The best thing about that place is leaving it. Manager is not pleasant and the Secretary is a gossipy trouble maker. If you have to move here, stay to yourself. Everyone is all about drama and gossip and everyone knows everything. During inspections of the big guys make sure to get paper stating you have no bugs, Cooks does there past control and they lie......A LOT!!!! It's all about that money though....... The owner sees no fault of the manager even though she is wrong , so no point in calling with any complaints. I had my windshield broken and I had to pay for it. They have survelance cameras that conviently only work when they need them to. There is NO PLACE for kids to play as they tore down the 2 playgrounds that were there, leaving kids to play in the small yard areas where other neighbors just complained about them. I wouldn't rate them at all. I wouldn't suggest them to anyone. So in conclusion if you wanna constantly worry about being evicted, you're children trying to find something to do, no survelance with obvious problems and when you go into the office there is a dog everyday that is there, it's the managers, and the Secretary is annoying as all get out then .........this is you're place.
