One of the most frustrating aspects of living here has been the lack of transparency around fees, especially during lease renewals. Charges are not always clearly broken down in the resident portal, and trying to get clarification often leads to unhelpful or dismissive responses. There are definitely better-managed and more reliable options in the area.

He is a control freak, he unnecessarily harasses tenants, he is condescending, and he lies. For example, he won't keep the pool open during summer hours when people could actually swim, he only allows use of the recycling bin on Tuesdays, and he tells people that he is building a dog park but has yet to build one after 2 years, and he won't allow a community BBQ area, and when there is a crime on the property, he won't inform tenants so as not to unnecessarily panic them. With all the complains, I'm not sure why he hasn't been transferred to another location but for a 5 start rating, this property manager has to go.

I ended up signing the lease. Over the next few days I returned to visit the apartment again. Every employee I dealt with was gracious, warm, friendly and so very helpful and accommodating. You will be a 5 minute walk to the train station, and a 35 minute train ride to Center City. You will be a 5 minute walk to Devon Square which has Target, ACME, Great Clips, Dan Dan (great restaurant) and more. You will be a 10 minute walk to the Radnor Trail which goes for 3 miles. This is a great trail for walks and biking. You will be a 15 minute drive to the King of Prussia Mall, which has a lot of stores/restaurants in the immediate area. There's plenty of parking, great amenities including tennis court, swimming pool, beautiful pond, and access to Chester valley trail. During holidays, the condo association always organizes a party for the community. Snow removal is always prompt, the maintenance staff are very friendly and helpful. It's usually very quiet all day/night but I live right behind the US postal office and it can get noisy in the mornings when the trucks are honking. You have to be very cautious driving at night due to deer population being very common in the area. It can get very difficult getting out of the community during rush hour as it is off valley forge road. Overall, a pleasant experience.

The unit condition bears little resemblance to the polished model shown during leasing; appliances, fixtures, flooring, and HVAC systems are worn, outdated, and poorly maintained. The billing structure is aggressively padded. Multiple "convenience" fees are layered on top of rent, including charges simply to pay rent through their own app. Costs quickly exceed what is advertised, raising serious concerns about transparency and fairness. Amenities are bare-bones and frequently closed under the vague excuse of ongoing "renovations." Management is effectively absent, and front-line staff appear undertrained, unsupported, and unable to resolve even basic issues. The lease agreement is excessively punitive and heavily skewed against tenants, with clauses that should give renters pause. Read it carefully before signing! There are far better properties in the immediate area at similar price points. AVE relies on heavy marketing and selective presentation to sell an experience that does not exist in reality.
