I've rented 6 units with three property management companies and one private owner and by god, I think Carling Park was my favourite place of them all. No, this place isn't downtown, so if you've got your heart set on it, this might not be the place for you. If you're into awesome bus service (located right beside Lincoln Fields transit station), great restaurants (Capone's, 1000 Island Sushi, Golden Palace), close malls (Carlingwood's about a 10 minute walk or 2 minute bus ride and Bayshore's a 7 minute bus ride) and walking distance to tons of specialty stores and other services (animal hospital, 3 pharmacies, banks, etc,) then this little gem just might be worth a closer look. Bonus? It's right on the Ottawa River Parkway which makes it a great place if you've got a dog, are into cycling or just enjoy a stroll by the river. The management at Carling Park is superb. Jenn, the office manager, is kind, professional and fair. She was genuinely excited when we signed our lease and was always available to chat or answer questions. The superintendent (actually, there are two that live in the building) is super helpful (read: they let me into my apartment when I left my keys at my parent's place and got me a laundry card at 9pm when mine was stolen - while my clothes were sopping wet in the washer!) and always ready with a quick-witted joke and a smile. The building is immaculate - the carpets are always clean and the lobby and elevator always spotless. Another huge bonus? The tenants are generally super friendly and helpful, and there's lots of dogs in the building (a possible negative f you're not a dog person...). I always felt very safe in this building - it really felt like home, which is hard to find in a high-rise. It took is awhile to find a place with hardwood floors, an animal-friendly policy, close to both downtown and Nepean on the bus (16 minutes to downtown, 8 to Algonquin College) and in a decent price bracket. As long as this building remains in Paramount Property's care (particularly with Jenn and the supers on staff) I would grab a unit here if one becomes available - they don't come up often! :)

I have gone here many times to visit friends in the building and am always impressed with it. Maybe the best moment to live here is during the summer fireworks competition at the casino in Hull. Residents of the building ran up to the roof to watch the fireworks with a great view! This building is close to all the comforts of Beechwood, including coffee shops, grocery stores, salons, restaurants, dentist and more! This is a great neighbourhood to live in where everything is close by and you can walk downtown in less than 30 minutes. Schools are nearby for the kids and neighbours are very friendly. This is a very safe area.

When we first toured the unit, people kept telling us that it's like one big family here, and since moving in we can confirm that's absolutely true. Everyone knows everyone here; people always say hello to their neighbours; and the manager and superintendent know everyone by name. On top of all that, the apartments are incredibly spacious and offer great views of the city! It's also extremely well located, with grocery stores, coffee shops and various other services within walking distance. I highly recommend the Rockcliffe Arms to anyone looking for a clean, quiet and very friendly apartment!

Floor plans are nice, in fact I am impressed that in my friends two-bedroom apartment, there are windows in every room, including the bathroom. I love here large eat-in kitchen, with ample cupboard space and lots of room for a large table. The bedrooms are a decent size, with large closets. The bathroom is fairly standard for an apartment. The floors a hardwood and very nice. Honestly, I was impressed the first time I visited her, since I am not a huge fan of the Vanier area and thought that these buildings were not updated. Efforts are made consistently against bugs, since the buildings are older. Neigbours vary, some are respectful, others a bit loud, but I guess that can be the case anywhere. The buildings are located across from the grocery store, which is handy.

I have spent the whole day at home, but could not access the laundry because the door is closed. I started calling for help at 8 am, asking that someone open the laundry door for me, and it's close to 10 pm, and nobody has shown up to open the laundry door that is right opposite my door. I called the office line, which directed me to another phone number, but I received no service. From the many voices I spoke to, I was told to my face that a locked door is not an emergency and that I should wait until Monday for someone to open for me. So, in effect, I am not supposed to do my laundry, and I should report to work with unwashed shirts and trousers. Then, on Monday, go to the office, and I will be given a key to the laundry. I have yet to see this level of pride.

On the surface, this place looks OK, but nothing is as it appears to be these days, lol. I moved in last year, I experienced many issues.I think the vast majority of residents at this location have dogs. Most of them are well behaved, but when management decided to fill the many vacancies with refugees, that's when the problems really started to escalate. Most Canadians can't afford to live in this building, it is very expensive, the website does not advertise the actual rent prices, they include some discounts and many of the units seem to cost much more then the base units they advertise. As a result of these high rent prices, many of the units where vacant because, like I mentioned before, most Canadians cannot afford to live here. In order to fill the many vacancies, management decided to take-in many refugees, mostly for the guaranteed rent paid for by the government of Canada. This turns out to be a good source of guaranteed revenue for the landlord. So, when they did this, the problems started to get very real. On my floor, there was this guy knocking on peoples apartment doors in the middle of the night, yelling and shouting at my neighbours to complain because of noise complaints against them. It had nothing to do with me, but I could hear the loud shouting in the hallway in the middle of the night, these people were clearly harassing the tenants. One of my neighbours, who is a refugee, would walk around with her loudly barking dog in the hallways at all hours of the night, 2:00 am, 3:00 am, she was completely oblivious to the other tenants rights to the peaceful enjoyment of their units. When I complained about the incessant noise, she responded by pounding her fist on my door at 3:00 am. This was all caught on camera, as the hallways are monitored by security cameras. Management did nothing, they had a little talk with her at her apartment door, then I could hear her and someone from the building's management listening at my unit door. I could hear her wanting to knock on my door and the manager was holding her back. They were spying on me by standing next to my apartment door and listening to what I was doing. She heard that I was home and wanted to knock at my door to give me a peace of her mind. I waited to see what would happen, and the manager took her away, she still lives here. She has many friends in the building that moved in at the same time as her, that barking dog gets moved around from apartment to apartment, still barking and causing many on-going disturbances. These refugees refuse to learn about Canadian values, instead they try to impose themselves on the very people that pay their rents. These new Canadians are not interested in our values and our way of life, instead they get to party all night, living their best lives, while disturbing everyone else. When people rightfully complain, they resort to harassing people in the middle of the night, yelling in the hallways, knocking on people's doors at 12:30 am. This is nothing less then an insult to hard working Canadians who are subjected to this harassment, and having to pay the rent (Canadian tax dollars at work) for these disrespectful and ungrateful people on top of it all, wow.... Landlords are all the same, they only care about the money coming in, this place is no exception. It is sad to see such a beautiful luxury building, being turned into a ghetto, especially for all the people who pay well above $2,000.00 a month to live here. Is there no end to the greed and corruption?

It makes a great place for studying and having dinner parties. Bachelor apartments are large in size and the price is right. All utilities are included here which is a bonus! There is a huge pool here, perfect for doing laps in. There is also a spacious party room with a piano and a large grassy area with a patio set for summer lounging. The lobby is also attractive with large sofas for waiting or socializing! Staff are friendly and helpful and social events are organized on a regular basis. This building is convenient to busing and you can walk downtown in 25 minutes.

Attempted viewings without proper written notice. Held 12 "open house" style showings in two weeks in blocks of 5 hours (noon to 5pm) to enter to my apt - often without even scheduling any viewings. Just distruptive and wasting my days and wasted time cleaning. I was pressured to vacate early - to "turn over my apt to a new tenant".. which was not true. They rented it ..for 30 days later! They kept my last months rent so I'm inconvenienced with multiple emails chasing that money issue which is super annoying and disruptive. I booked/scheduled the elevator a week in advance for 8am on moving day - they "forgot" and had three movers simultaneously backlogged. Lastly - the super did not provide me a with a official corporate "vacated" form to sign and insisted I drive back there (four hour drive) - and refused to email it to me to sign. Moving is stressful enough but incompetent people like her make it a bad experience. It's a shame. She is shady and I'm just warning people to get everything in writing, take photos after you've cleaned or you will get a fabricated cleaning charge. Deal with the gentleman if you can - he's fine.

The staff is wonderful, welcoming and friendly and the 2 problems I had upon moving in (2 clogs were drained before using them and part of my blinds were broken) I put a work order in and that same day it was fixed My buzz to cell phone hasn't been installed yet despite it being 20 days and the indoor pool is being renovated so I haven't been able to use it but besides those few inconveniences I am in total love. Everyone I encounter is friendly, the laundry upstairs was convenient, the apartment is beautiful and the garbage area downstairs is constantly being monitored and cleaned up. I've just seen a few spiders but no other bugs, the rent is affordable. I agree the stove does look like it's from the 80s but it gets the job done and I usually use my air fryer anyhow. I haven't had an electricity bill yet so I hope that isn't too high but either way I am happy I moved here. The bus runs often enough and early enough for me to start my 6am shifts, Amazon can be delivered to my door step still which I was worried about since I shop on Amazon lots No power outages, alarms or anything like that since moving in 20 days ago.

Declining our requested viewing of the apartment, she says in this email, she just wants the deposit and cannot show the unit. They asked for $3000 to be etransfered to the email address pow3@paramountapts.com. They promised a one bedroom apartment unit for $1500/month. They threatened to give the apartment to someone else if we did not send them the money right away. They refused to verify that the apartment is even real, by showing the apartment. They wanted the money via etransfer, and wanted our personal information via email. The impact of this incident is that I cannot move to Ottawa, as was my plan. The apartment that we were promised seems like it doesn't exist. We already gave up our current apartment and are now forced to get emergency help from Queen's University (our institute of learning). If we did not insist on a viewing prior to paying the deposit we could have lost $3000. While applying for an apartment with Paramount Properties, prior to paying the deposit, I requested a viewing of the apartment to ensure validity of the listing. I was told, by Jhada Ward, that a viewing cannot be done as there is still an occupant in the unit. Her excuse was that he works from home and needs appointments made with him to do viewings. As per the Landlord Tenant Board (LTB) once a tenant has given notice to leave, they only need to be sent a 24hr notice of entry and the property can show the unit to potential renters. Jhada also disclosed that this tenant is a problem tenant and refuses entry and viewings, and "that is why it has taken so long to rent the unit because he is uncooperative". Jhada expected me to send money over the internet, without even showing me that there is an apartment available. Because we asked for this viewing, Jhada stated the unit would be rented to someone else because they came in today and put a deposit down. He got the apartment without a background check or credit check, literally an hour after we told her we required a viewing before paying the deposit. We had to fill out an application, giving our personal information and we had to wait for a background check to be completed, but this person was able to pay money and get the apartment, without any background checks being done. This evidence shows that there was no real apartment available and as soon as we asked to verify the apartment before sending a couple thousand dollars, the apartment became unavailable. Originally, I was being asked to send an etransfer of $3000 for a one bedroom apartment at the Prince of Wales Complex. Jhada wanted $3000 to be sent to cover two months rent as the deposit, instead of the legal one month's rent deposit. I was not sent an official offer letter (via email) that my application was completed and approved, simply a phone call from Jhada asking for $3000. I was also refused the option of paying the deposit with a certified cheque from the bank. I offered to have the certified cheque sent via courier (with next day delivery), however that option was declined as well. It is clear, that this individual just wanted to con me out of a lot of money. It was also suspicious that Jhada was renting this unit for a May 1st move in with the promise of a deep clean on the carpet, painting of the walls and general repairs on the unit, however, if a tenant is occupying the unit until the end of the month, how can the renovations, painting, cleaning, carpet deep clean, etc. occur in time for a May 1st move in. More evidence of this being a scam.

    There are bugs in the building that literally eat my skin at night. I will not know until I look…read moreand see something buried under my skin. When I pull it out my skin will start to bleed and there will be a hole in my skin where I git bit. I'm tired of complaining. If I do they will.tell me to pack up everything in my house to prepare for a spray..trust me it is a very tedious task and after doing all that the problem is never solved and the bites continue.

The rental office hardly ever gives us 24 hour notices when doing repairs or before entering our apartments. It's very inconvenient & against the law. There is a pool with a lifeguard, though, in my humble, opinion we don't need it supervised. Under 16 has to be accompanied by and adult. There rest of us are all adults capable of responsibilty for ourselves. The newcomer muslims swim in the our pool fully clothed & that is not what a pool is intended for. If you want to swim with your clothes on go to the beach or take a shower. A pool is not for washing your clothes. It deters everyone else from using it, believe me we all talk about it & stopped going. The apartments are cold & drafty in the falls, winter & spring because they are so old (1975) They have recently installed individual electric meters for these apartments as well as highjacked the rent since Doug Ford took away rent control! The rents have doubled in the last 3 years or more. It's cockroach infested, but not in my apartment, but they do try to keep it under control. The company they hired took extreme measures recently to rid us of them, but they make you take everything out of every cupboard in the kitchen & bathroom. I didn't realize how much work it is to do that. A bunch of us tenants did not appreciate that little stunt. We were all infuriated with this much work on a week day! Grrr... We have a cleaner who does his work really fast & then goes to hide in his apartment. He doesn't even pass the mop in front of the elevator properly from floor to floor. if it doesn't look dirty he just does one streak of the mop & leaves He only vaccums once every two weeks & what you can't see he won't clean. We do have a good competent responsible superintendant at our building as of this writing ( July 09, 2024)! That's something!

    I lived there for about a year and have to say my experience was awful. I think I captured 12 mice…read moretotal in a year living on the 12th floor and all they did was patch a couple holes. That's not even the worst part... when I gave my notice I gave it for December 31 as my last day. The property manager requested I move out sooner as the employees didn't want to have to clean the apartment on New Year's Eve and the other tenant wanted to move in early. I never responded but requested the elevator to move on a earlier date (never said I was officially moving out just simply requested the elevator to move some items, which I have a email trail to prove this). Once I moved most of my things I came back to grab some smaller stuff to which I found they changed the locks on me. I was pissed. I paged the on call superintendent to which he told me they threw out the remainder of my belongings BEFORE the end of my lease agreement. When I contacted the property manager they denied all wrongdoing. I had an emerald ring from my mother that was sentimental to which they did not care. Never move here or you may find your stuff being stolen and tossed out. I did speak to a lawyer who told me even IF my lease was over and I had belongings left they legally can't just throw out your belongings. Thought about suing but wasn't worth the headache.
