Ventilation is terrible, smells linger into your apartment through the system... you smell everything around you and the system emits a lot of dust into your apartment. I covered the vent with a j-cloth and the filth after one week was unbelievable.
Exterior and indoor common areas are well maintained... they are visible to potential renters. Renovations are needed inside the apartments...very little has been done since 1965. Kitchens are outdated (not like those portrayed on the website) and bathroom has been renovated to the barest standard possible. Doors don't fit properly, nor do they close properly whether it's an actual door, closet door, or cabinet door.
On the top floor, sound from other apartments is not bad...but the wind through the windows and vents is unbelievable...and the roof sounds like it's about to blow off.
My feelings on the Management... "do as little as is possible". As for the staff, they are pleasant. At move in, I was asked if I could delay my move in date to give them more time to finish the painting and cleaning, which I was told was done by professionals, but I refused as I was already paying rent.
When I entered my unit, there were many problems which I notified them of immediately in person and then sent two emails, with pictures, as requested by the Rental Consultant. I never received a response. Some items I listed at that time, window sill filthy, balcony door splattered with food, walls half painted, ceiling had cobwebs, paint marks on floors, floor corners filthy dirty, kitchen stove filthy on the exterior, floor beside stove filthy, doors leading into the kitchen don't close and half inch of dust at the top of it, sink and taps not cleaned, doors don't close properly, spare room has 3 small holes in the ceiling... but never heard back from them.
I completed a list on the form they provided upon move in and identified more items. One rack in my oven - fixed, window of patio door won't stay up - gave me a block of wood, hole in bathroom sink countertop, dirt at top of medicine cabinet, towel rack... the list was quite extensive including what I had already mentioned in my emails.
July - floor lifted due to water - all windows and doors closed at the time. Floor repaired within a few weeks, installed a door sweep on the bottom of the door and caulked around living room windows as a precautionary measure. September - water again. Soaked up water and informed superintendent immediately. Days later floor lifted along the balcony wall again. I notified them again. Early November I notified them of a gap at the bottom of my patio door where water was surely coming in. Door's fixed, but am sure that is not the only water source. They have been notified and I am still waiting for a solution to the problem and for the floor to be fixed. A neighbour has the same issue throughout two whole walls of her corner unit apartment and is also still waiting.
Electrical is what it was for 1965...are we not 2017? As far as I know fuses are really not the standard today. I have no issues but I use very little power other than my microwave, coffee maker, hair dryer and my phone/iPad charger. Also to note...every time there is a power failure, there is no water...what would happen if there was a fire? And no elevators...don't mind exercise but 12 floors...why no generator? Also...for two weeks the only elevator from the parking to our building did not work, so if you have mobility issues, a young child/stroller, heavy items, you had to use the stairs to the first level to another elevator.
Awesome view from my balcony, but the pigeons and their poop...constantly cleaning, and being on the top floor, I don't have the extra balcony above helping ward off the fly by shootings! The grounds are beautiful in the summer, they are well maintained.
I have parking on different levels for my vehicles. Beware, a private company monitors the tenant and visitor parking (new since July). Visitors must now pay to visit you at your home. I and others have received tickets ($55) while in our own spots. Yes...on private property, for a spot I pay to park in.
This was my first apartment so I did not know what to look out for... location is excellent, size is good, but I now know I will check into a lot more stuff before signing on the dotted line again. read more
