    We viewed an acreage at an open house and put an offer in through the listing realtor, Peg Kugler…read more The best summary I can give is that she is a crook and only out for her own interest. Lies after lies, deception, ugly words and twisted actions to manipulate us the entire process. When our inspection showed greater than $40,000 dollars of undisclosed material defects Peg argued each one stating the sellers were fine living with it so it shouldn't be a problem for us. From full siding replacement needed, roofing repairs, electrical boxes unsafe and well water not meeting EPA standards each was refuted as not valid. We were told the well water nitrates tested at 11.3 (must be under 10) when the sellers bought the house and they drank it and have no ill effects. Only later to find out they drank bottled water and never disclosed the high nitrate levels. Because they wouldn't accept our inspection as proof of problems we had at least two licensed professions in each problem area assess and give quotes of work, each finding the same problems and repairs necessary as the inspector. Still Peg, who was representing us, told us the sellers thought it was not a problem and the uncle of the seller did the work and he was a contractor so it should be fine. When we put in our list of repairs after inspection she left things off the list and did not advocate for us with the sellers. In fact she told us "I have another offer on my desk and you just knocked yourself out". She told us the sellers had already agreed to do some of the repairs only for everything in writing to show differently. When I contacted her broker, Jason Strelow, he said it was all "part of the game". When we brought up that these material defects, that may not have been known before, are now known and should be part of the sellers disclosure for future offers he said yes and told me he would change it. Later, when we walked away from the property due to these issues, the disclosure was viewed by a friend and it was never updated. More lies. More illegal behavior. According to the ethical board of realty all known material defects that could effect the sale of the house (roofing, electrical, water) must be disclosed to a buyer. They broke the law and didn't bat an eye. When we researched further we were not confident the house was free of liens or claims as the sellers filed bankruptcy while owning it. The broker, Mr. Strelow, said he wouldn't help us ask the sellers but that we would need to wait for the bank to do a title search. We ended up walking away from the sale because the sellers wouldn't fix anything. What played a huge part in this though was that we couldn't trust the words or actions of the agents or broker at Berkshire Hathaway and couldn't be sure we were receiving the facts. All of this has been reported to the board of ethics for realtors. If you see a Berkshire Hathaway sign, run. Though some agents might try to stay above the law, the standard of practice set by the broker and supported through crooked agents is deception and greed.
