    We just finished building our home with Richmond American in a nearby community. I'm writing this…read morereview to warn people about dealing with this company before you hand them any money. We love our neighborhood. We love the lot size. We love the floor plans. That's about all the positive things I can say. Period! The entire process screams of shady business practices. I'm shocked that some of their dealings are even considered legal under consumer protection laws or real estate laws. Beware about all the incentives they offer you to use their preferred lenders, insurance company, title agency. Shop around. Their lender was horrible and communicated poorly with us. They made promises that didn't pan out. They are barely capable of offering a jumbo loan, but they will string you along as if they can so that Richmond can hook you for deposit first. Conflict of interest? Make sure your budget can spare lots of extra hidden expenses above the base price. Richmond expects you to put down a deposit before you're allowed to see exact prices for options. While they quote that average people spend 10-15% of base price, this is rarely true. And their option prices change daily (usually not in the buyer's favor). Nice high pressure sales tactic, huh? During the build process, don't expect to have prompt communication or answers from them. It's nearly impossible to get anyone on the phone. They have all their employees so overloaded with work that they have no time to deal with any extra concerns from customers about your home. This includes talking to managers, division President. Richmond tells you that many of your items are under warranty. Let me tell you how that has worked. For example, the roof. I was handed a brochure packet instructing me to go to a website to register for the warranty. Online it requires information about the installation that I would never know because I didn't install it! I drove to Richmond's office to ask for this information. What I got was the agent mansplaining to me that I should just send an email. Did I mention no one ever responds back promptly from Richmond? Can someone tell me why these details weren't given to me upon closing? But hey, it's just a roof. It's not like we get wind here that might damage it. Other warranties that they didn't give me all the details to complete: the HVAC system, the locks, the window company. Not big ticket items, right? So after my experience, please save yourself the headaches and stay away from Richmond American. If you still choose to do business with them, please get yourself a buyer's agent who will advocate for you alone. You will need one to avoid getting completely swindled.

    You will expect the following if you move in:…read more 1.Dogs barking constantly 2.Cars in the street, in front of trash cans on collection day, or in front of your driveway. 3.Motorcycles roaring across the neighborhood every couple of days. 4. Neighbors will leave trash in your yard. 5. Loud kids. "they need exercise" HOA said. 6. Community pool got shut down the 5th time after a month of the first opening. 7. Trash on the main roads. We called HOA about some of these things and the police, but nothing happens, unfortunately.

They also recently added a misting system installation and maintenance offering under the Bluenose Backyard brand. Had them come out, review my space, and prepare a quote for me. The person who came out was knowledgeable and we were able to openly discuss some of the challenges of getting this done at my place. They provided me a written quote I thought was a bit high for the number of nozzles and pump size I need, but were very open about the challenges of installing the system near my electric patio shades and we both agreed my set-up not a good one for a misting system.     If you have a salt cell system on pool do not use this service. They insist on adding chlorine to…read morethe pool even though it is not needed. in cases where the chlorine is low, for example to salt cell requires cleaning, they will do nothing but add chlorine. Never diagnose why the chlorine is low or offering any sort of solution. Even though I clearly stated not to put chlorine in my pool with my permission they do it anyway in total disregard of my directions. There employees are not trained properly. Last year one was going to use a hammer to get the pump basket lid to seat. The issue was the basket was misaligned; I stopped her before she destroyed the lid. Additionally she added salt when it wasn't needed and I had to drain 3 feet of water to resolve it. The list goes on and on.
