Several months later a friend told me about a job opportunity at Mission Inn. In February 2017 my husband and I went "touristing" and ventured out way over to Lake County and the small and beautiful town of Howey-in-the-Hills. We drove through the iron gates and it was truly love at first sight. The lure of the Mediterranean architecture, cheery bougainvillea and looking down into Plaza de las Palmas from the terrace above felt as though we were looking down into one of the picturesque piazzas from our first trip to Italy or the town square in Capri where we shared an impromptu first dance following our wedding. We dined on the terrace outside of El Conquistador, the resort's signature restaurant, watched the stunning sunset over Plaza de la Fontana and felt like we had traveled the globe and were back in our beloved Italy. We put an offer on a house, yes sight unseen even, worked with Tom and Mary Jane in the Mission Inn Realty office and closed on our home in Las Calinas in May 2017.. We are so thankful to Mission Inn and the Beucher family for creating and maintaining this magical resort community that we are so thankful and blessed to call home. We enjoy our charming, little town with the peaceful setting it provides...yet close enough to Orlando and all the attractions and amenities it provides. Our beautiful home in Las Calinas within the gates of our beloved Mission Inn Resort has provided our happily-ever-after proof that fairytales do come true. Even more now during this terrible global pandemic, we are beyond grateful to have such a beautiful setting to spend our "safer at home" time in. Once we signed the agreement I dealt with Emi and she was extremely friendly and helpful with getting our property setup in their systems. Once the property was listed they quickly found a qualified tenant and I was assigned my account manager, Eva. Eva is fantastic at communicating with me the few times there were issues with the property. She also conducted a market analysis when it was time for the tenants to renew their lease. Horrific experience. Prospective House had squatters ( not their fault) followed up with them…read morefrequently to see when we can go see the house after they kicked squatters out and repaired the damages. Once applied , the person dodged our calls and emails after taking our application fees for weeks and then finally said "oh someone else applied and it's pending". No one else applied before we did , the manager dragged their feet for weeks after 27 phone calls and 8 emails. I look forward to their response on this one with some altered fabrication of Reality.

If this appraisal service arrives to appraise your property because the lending bank called an…read moreindependent service, refuse to let them appraise your property and ask the bank for another appraiser before you pay for 2 appraisals. The appraisal received was low-balled about $65,000 because they did not know how to handle a perfectly legal and permitted 600 sq ft axillary dwelling (think mother-in-law suite). I have a 2200 sq ft main house with 2 car garage and another 600 sq ft mother-in-law-house with 2 car garage on my property. All comparable properties selected were in the 2200 sq ft range and a grand total of $5,000 was added for my extra $65,000 cost 600 sq ft apartment. There are about 20 appraiser articles written on how to handle auxiliary dwellings. They included common sense methods such as adding the square footage of the auxiliary dwelling to the main house and choosing comparable properties in that range as well as more sophisticated methods such as using the probable income appraisal method. This appraisal company did none of these industry acceptable methods. I contacted several real estate professionals, 2 appraisers and did an online survey of Zillow, Chase Mortgage and 2 other value sites that all proved how far off this appraisal was. This information is available to everyone but not even looked at by John Robert Appraisal to see if they are in the ball park? They were $60-140k higher than the appraisal report. There are several reasons that I suspect for the bad report but they may be filtered out by yelp or sound discriminatory. There is a problem in Florida among home inspectors, appraisers, termite inspectors and other part time service companies in real estate with retired individuals seeking a second income while doing just enough to get by in the industry. Just think. There is little recourse for wronged consumers in these industries. The bank hires an independent service so it doesn't look like the good-ol-boy system. The independent service makes more money by paying the people doing the service as little as possible. People with another income are more likely to do the service at a huge discount and can only pay for the bare minimum continuing education and Errors and Omissions insurance required for the license. This system put in place in 2011 has put most of the good professional appraisers and home inspectors out of business. I had a professional home inspection business prior to this huge discounting mentality. I demanded the bank send another appraiser and I paid for a second appraisal with the bank again choosing the appraiser. The new report was far more professional and common sense in their approach. The value was $55k higher than that unprofessional report by John Roberts Appraisal and better reflected the value of the property.
