Rent is pretty high, but its SOMD--rent is too damn high everywhere! The walls are extremely thin,…read moreso its no good if you have dogs (or any kind of pet because your pet deposit is $500!) or small children or like to fight with your spouse at four in the morning at the top of your lungs. However, the apartments are lovely besides that fact. We have a two bed two full bath with an office and its quite spacious and laid out perfectly. The amenities are fantastic with two playgrounds, a dog park, swimming pool, and great gym. Parking is ample and not assigned, which you would think would be an issue but so far it has not been. They have a website and you can pay your rent on-line which I love for the convenience! Its a pretty swell place to live if you can afford it and don't mind a little noise. I suggest getting a place on the third floor--yeah, its a trek but the noise level is better because no one is above you, and in a couple months all those flights of stairs will give you a fantastic rear end!

They're a couple minutes from Great Mills road where shootings happen weekly and stabbings occur monthly at these apartments. I lived there for one year and the amount of drug use and noise happening at night around the premises was out of control. The interior of the apartments look nice but are delicate and will fall apart. The walls are painted with such cheap paint that anything touching them will leave a mark. The garbage disposal will break day one and cause your sink to clog every day. Also, they spray the grass with a harsh chemical that will hurt your pets and kids. They will say internet is included in your rent, it isn't. They don't charge a security deposit so they can charge thousands when you leave. They say its to replace carpets but thats a lie, because the carpets when I moved in smelled like cigarettes. So obviously they don't replace them. And after your first year, they will try to increase your rent to almost 3k per month...so don't plan on living her longer than one year. Stay away!

Because short of their horrible parking and towing policies, it was nice living there. But then when I moved out, they sent me a "damages" bill that was fraudulent to be nice about it. They wanted me to pay for THREE microwaves as an example. They sent a collection agency after my brother who was NOT on my lease when I moved out. (Fortunately, he is hiring an attorney to sue them also now. He was taken off the second years lease, and they knew this.) Every time I complained about the amount, they found "Errors" and kept changing the amounts and the reasons for why I owed them the money. They supposedly made adjustments, but refused to send me a final bill. They then reported this to a collection agency. They wanted me to pay for a brand new carpet for the entire apartment, even though the carpet was already old when I moved in. Or so it looked. They refused to tell me how old the carpet was, and why they deserved a brand new carpet to replace an old one. They changed the reason for why the carpet needed to be replaced, depending on who they were making the claim to. They billed me for a 8 or 10 year old stove, but also said they weren't going to bill me for it since they just cleaned it and it was old. Or maybe that was the fridge. They changed their story a few times, so it was hard to keep track of. Happily, I AM an attorney, so already spoke to a friend who is filing suit against them. I also reported them to the AG's office. Morgan Properties should be familiar with them. They have been sued a lot. I am not sure all of their properties commit fraud, but it seems this one is not alone. There are nicer properties cheaper in the area, especially outside of crime-ridden Lexington Park. If you must move there, take photos of everything when you move in and out, and be ready to sue them to get your deposit back. If they had just chosen to be honest. But they chose fraud and the threat of negative credit reporting and collection agencies. AVOID MOVING to MORGAN PROPERTIES. Lexington Park may be a high crime neighborhood, but St. Mary's Landing and Morgan Properties will rob you quicker.

Settlers Landing Review: Beware of Mice and Poor Management…read moreIf you are considering moving to Settlers Landing in California, Maryland, I strongly urge you to reconsider. My experience here has been nothing short of a nightmare, particularly due to an ongoing mouse infestation that management refuses to properly address. I moved into Settlers Landing in August 2024 for a government position and was led to believe this was one of the best luxury apartments in the area. However, I have now caught five mice in my unit, and the leasing office has done nothing but dismiss my concerns, blame me for the problem, and provide ineffective solutions. Instead of taking meaningful action, they have argued with me about my own traps being more effective than theirs and have shown a complete lack of empathy. From the beginning, the response from management, particularly Sheila Mackle (The Leasing Manager), has been appalling. After catching my first mouse in October, I was initially assured that maintenance would take care of the issue. However, their "inspection" lasted all of three minutes, and they insisted that all entry points were sealed. They left ineffective traps and essentially told me to deal with it myself. Since then, I have caught multiple mice and have been given the same runaround. When I reported the issue again, I was met with dismissive attitudes and told, "Some apartments have mice, and some don't." When I asked why that was acceptable for a so-called luxury apartment, they had no real answer. The exterminators they send spend less than a minute in my unit, contributing nothing to solving the root problem. Probably because they already know that there is a problem, they are just showing face for appearances. Sheila Mackle has not only failed to provide any solutions but has also been rude, condescending, and outright dishonest. She has blamed me for the problem, implied that I am making too much of a fuss, and even tried to prevent me from posting reviews about my experience. It is clear that she is simply a mouthpiece for higher-ups like Ron Nichols (her boss), who has ignored all my emails and has never spoken to me directly. After speaking with other tenants, I have learned that I am far from the only one experiencing this issue. Some residents have been dealing with mice for years, while others have been told similar misleading statements by management. One neighbor even told me he had to remove a pregnant mouse from his home. Despite this, Sheila Mackle and her team continue to claim this is not a widespread issue. Why This Matters? This is not just about mice; it is about a management team that refuses to take accountability and does not care about the well-being of its tenants. Settlers Landing is falsely advertised as a luxury living space, yet tenants are expected to tolerate infestations and mistreatment from staff. Not only that but then want to spike the price up by 200$ when you want to renew the lease, as if they are worth it. I am already paying for a 1 bed room for +2000$ for mice to be living with me. That is unacceptable. The mice is the biggest issue but, I still have dealt with no heat for three weeks (during a winter storm I might add), gnats, paying fines for trash when the trash service does a poor job of picking up trash overnight, water pressure low and more. But those issues to me at least are minor compared to where I draw the line which is mice. I have now contacted the St. Mary's County Health Department regarding this issue, and I urge others experiencing similar problems to do the same. If you are considering moving here, think twice. Management will gladly take your money, but when problems arise, they will gaslight you, ignore your concerns, and leave you to fend for yourself. Save yourself the frustration and look elsewhere for housing. Settlers Landing is not worth the headache or the price. I promise you this is not luxury. Please find my pictures and email attachments to everything I am saying as proof that this is not the best apartment for the price they are asking.

To call themselves luxury and charge and exorbitant fee no one should have to live in an apartment with rat traps in every corner.

Staff also generally do not answer the phone, even when somebody is inside. Main methods of communication are leaving voicemails and hoping somebody gets to them. There frequently are under-24-hours notice for random "annual" apartment inspections. These inspections do not always land on a date. Rather, they span a range of dates. On Saturday Feb 23, they are open from 9am-5pm. I saw the staff leave the office at 4pm and place the out-of-office card on the door. The return time was set at 11am, the opening hours of the next day. The next day, I came in at 12:15 pm. The card was still on the door with the same time (11) set on it. About 2 hours later, there still is no staff manning the office.

My own thought it was the drug dealers we had been having issues with that they wouldn't evict!!! Horrible place! Do not come here!!! Management is awful- the left hand doesn't know what the right hand is doing. They are rude and ignorant. The place is broke down but they made sure to redecorate their offices but apts are still moldy, broken ac's, not energy efficient, dog park is nasty and fence is crappy. Pay extra to live elsewhere!

Calls go unanswered, voicemails are not returned, and emails receive no response. Every single update we received was only because we repeatedly called--never because the office took initiative to keep us informed. At one point, we discovered that our application had been LOST, and we were never notified. We only found out because we called. Later, we were also not informed when the application was supposedly found--again, we had to call to get that information. On April 23rd, I contacted the office to request a refund due to the mishandling of our application. I was told the manager would follow up the next day. It is now May 13th, and I have received no call back despite multiple attempts to follow up. Calls are now going unanswered altogether. After reading other reviews, it's clear this is not an isolated situation. Many others have reported the same issues with communication and lack of follow-through. This has been an extremely frustrating and unprofessional experience. At this point, we are requesting a full refund due to the office's failure to properly handle our application and communicate with us at any stage of the process.

Seems that she only wants to move his family there, everyone is kin to him! Once I moved she sent me a bill for $1700 which I was not behind. She tells you to pay everything on the portal, didn't inform anyone of an $20 trash disposal? Why weren't we notified of a trash fee, it wasn't even on my lease! I'm trying to figure out since I went to Jessica when the portal wasn't working for my payment and showed her what the site said and that it had my bank to freeze my account for fraudulent activity, why didn't she do her job to figure out what was wrong? The paper that she gave me with barcodes didn't work either. I did inform her and asked her again where do we pay out water and sewer and also the electric she stated that we were to pay on the portal. Plus why was I charged a late fee when it wasn't my fault that your system wasn't working? No additional fees besides my rent was on the site! I let her know the second month that the same thing was happening again and she then decided to try to get some answers! This place has an automated system which informs us if our fees and when I message them back Jessica told me to ignore the messages because she knew what was happening. Jessica let's the other boys ride their motor bikes in the neighborhood, but when my son that stays out of the neighborhood, was riding just to pick something up for our house, Jessica took pictures of him and sent out a lease violation. But a few days later when the other boys were riding she just blew her horn and waived. This is very unprofessional to do this, especially when there is a lot of people that are living with black mold. She had the workers to take the black mold down while me and my kids were still in the house. I ended up in the hospital! There are still residents that were walking around with face masks on in their house because of the black mold that she has maintenance to paint over and wipe it down with bleach. Jessica is the absolute worst office manager that I have ever had! She gave the boys a trap house twice, tells maintenance to leave our unit to fix another, hires convicts to work on the property, the office was more closed than opened, she's always late to get to the office, will not train her staff to properly do their jobs. Gates and Hudson you re need to talk to your tenants, you will find out that your office manager puts on a front for her boss but once they are gone it's back to the same bs! Please to anyone looking for a place please look elsewhere, this place is not fit for anyone to live in! Wish I could post my pictures of the mold that was on every level! There are other places where you can rent but definitely not here! This place needs new staff in the office and why isn't the rental opened on Saturday for workers who get home late or for customer? This place should be shut down!

My daughter and her fiancé had the most awful experience during their time at this complex. I would list all the issues and situations they encountered during their time there, but this review would take a full day to complete so I will only list a few. Septic and water issues constantly. Their apartment flooded on a routine basis. If it wasn't the toilet, it was the washing machine. Over and over again! Nothing was ever resolved, never were they reimbursed or offered a dry, sanitary, clean place to stay. The electric (breaker) panel was behind the refrigerator! The maintenance staff was unqualified in every way. The rogue incompetent maintenance manager was telling tenants to leave their windows open in case they locked themselves out of their apartments. Zero leadership/management matched with the aging building, infrastructure and utilities make this place a living nightmare. I usually don't bash an establishment, but I felt compelled to warn anyone about this mismanaged dump after a loved one of mine was subjected to this horror for a full year!

The place was full of landlord specials. The paint job in the unit looks like I could do it better. Painted over bugs and paint drips everywhere. The apt was dirty when we moved in. Which makes no sense bc they charge a cleaning fee every time someone moves out. They think they are the Taj Mahal with the prices they charge. I expected a lot nicer quality for the price. They have added fees for everything even a "convenience fee" for setting up auto payment. They have a pest control fee even tho our apartment had ants multiple times and the bugs are terrible around those apartments. They also have an amenities fee even tho the pool was not open our whole time there. When we moved out we were charged all sorts of fees for cleaning even tho the apartment was 10x cleaner than when we moved in. We were also charged $100 for a $20 cheap set of blinds because of a chip. Happy to be moved out and onto better things.
