DO NOT RENT HERE! If I could rate in the negatives I would! This is the mold that kept growing in our apartment after the guest bathroom ceiling leaked and toilet flooded. Poop water flooded our whole bathroom and hallway/living room! You know what they did about it?! Put fans on it and painted over the mold!! We cleaned the carpets several times and it kept growing back. We lost a bunch of valuables from the flooding and the mold grew in our closet which in turn molded our clothes and shoes. Even our clothes and bedsheets constantly smelled like mold and had to keep washing them! When moving out we did not bother to clean the carpets because they clearly needed to be replaced due to uninhabitable living conditions. They sent a letter and are making US pay to replace the carpets and are keeping our security deposit!! After saying there is a MOLD issue and they need to replace it anyways the lady told me "not all mold is bad mold" CLEARLY this is if it kept growing back and spreading everywhere! This place is a dump. Not to mention the bug infestation they have going on. Spiders everywhere!

I really hate to write a poor review because there a few of workers here that I admire and really…read moreappreciate, however, it doesn't outweigh the headaches I've experienced living here. If it weren't for a few nice workers here and the location and price, I would have bought out my lease the first few months of living here. I don't even know where to start with how many complications and frustrating things I've encountered. The turn over rate for the property manager is crazy. This complex has older buildings that were newly renovated over 2020. I was fully aware that when I moved here that some construction would be going on for a few months, but this was not the case. Although my apartment is newly renovated, it has many behind the scene issues that were poorly managed and rarely addressed when I complain about them. This building was supposed to include AC, the units weren't even installed in 7 months after I moved in. The workers at the office for the first year that I lived here were very disrespectful, and noncompliant with following basic bills, laws and rules. The only reason I stayed here was because of the friendliness of one of the owners. But I don't even know if it's worth another year. Every month, I feel like something new shows up and is left unaddressed. This is a beautiful complex, but carefully consider how important it is to have management that is compliant with health regulations and codes and follows their own lease agreements. There are some newer workers at the office that have been extremely friendly and kind, so that has been a positive turn around, but not much is changing still.

Never had any serious maintenance issues in the entire time we lived there. Love that we had assigned parking in the covered parking (1) saved me many snow days. Water, and trash included was also nice. Rent was easy to pay online. Nicole is the manager and has always extended her hospitality to make everyone feel at home. The guys in maintenance are beyond outstanding people and workers. I regretted having to leave my favorite place, great neighbors, great view. But, had family issues that prevented me from keeping my little piece of joy I had living at Stoney Creek Village. The area is close to Stoney creek, and trials, tons of shopping, and dining close by. Great area.

I don't know why someone said the interacts in person were awful and lies! They must not be a happy person anyway. They had told me that everything was new, new appliances, new carpeting, etc. I did not disclose I had lived in that same exact apartment prior to seeing it. I walked in, and my vomit stain was still in the carpet (as a kid I ate too much cantaloupe - oops). So much for "new" carpets. The carpets hadn't been replaced for at least a decade! When I lived here as a kid, I loved it. Except the geese were absolutely insane - and my husky had to get a bath almost daily because she would roll around in goose poop on the daily.

They need to come out and walk these promises and go into each and everyone of these apartments that receive section 8. There are some units out here that are full of black mole. 190 out here has black molded her bathroom, crawling up the walls black and the ceiling has collapsed into her bathroom. I had black hole in my kitchen real bad and then one of my bathrooms my primary bathroom and because I reported this issue to the section MSHDA where I get my voucher I have been asked to move I have been condemned out of my apartment as a complainer, I spoke with management and I had a severe water heater leak burn the devil out of my foot. The maintenance person broke my TV damage the flooring taking the washer. I'm sorry the dryer into the utility closet. I was threatened by upper management and the regular management , I was told that when they come out to fix everything I need to make sure I get on the phone immediately with the section person and tell them that the unit has been repaired. Otherwise I'm going to be responsible for the whole month of September rent well I called the section 8 housing and I asked them about it and they told me I was not respond responsible for their portion only mine well one of the managers came into my unit because she said every time she comes here there's a problem so she started yelling at me so my aunt happened to be on the phone that day and she heard the whole conversation and she asked if she did. I need her to come over. I said no she said well I'm gonna call the police so she did. The police came out and spoke to myself as well as management but because the police were called , Peak Living and the manager do not want to renew my lease. They told me I September 6, 2024 that I can renew my lease then Monday morning at 8:30 on September 9, 2024 they told me I couldn't renew my lease because I was complaining and I am a problem person all of this is done out of retaliation . I can't live in a unit that has more. I am a 61 year old senior citizen with medical disabilities and now I have nowhere to go and they don't want to renew my lease. They don't want to finish the minor repairs. They rather put me out on the street to admit they were wrong here at the complex live and say I threatened her and I never did. They threaten me the laws of the government against the tenants and it's so wrong. I have plenty on September 7 18 they came to tow my vehicle away because they were laying down. Nobody has given me a notice saying to move your vehicle or anything. There are several vehicles that have been towed away and people don't know where they are. My neighbor upstairs from me has mold in her bathroom. They refused to fix the mold , my neighbor two doors down is a handicap man with a prosthetic leg. His car has been towed and he does not know where it is. They told us that when they told the vehicles after I open my door, my neighbor told them that I was handicap and that she doesn't know because nobody has given out any notices so I was able to stop mines from being more, but I have pictures where they were about to hook the car up and take it and nobody setting up my neighbor didn't even know the people around the corner they was told away they didn't know now this is all ridiculous. You're not sending out any notices but you're harassing me and fix a payment outside that could've waited, but you won't put you won't fix my inside so I can have somewhere to live . I am being evicted out of my home a 61 year year-old disabled citizen all because you don't want to fix the mold in my apartment I'm not the only unit out here that has mold in it, and people have been living in here and asking for them to do these things then when I make a repair request and they don't like it because I had to report it to section 8 I'm being told to I haven't gotten all the housing authorities really need to get together city of Southfield Westland wherever these people are bringing their vouchers from M MSHDA all of these places need to come out here and do severe severe interviews into these apartments. They are falling down by the wayside. I had a water heap broke, and it damage my furniture burn the top of my foot I had water heater leaked twice. I've had a severe severe sink kitchen sink. They're still mold around the base of the sink. They don't want to fix it. The fire distend the fire detectors that they put up our beep beep beeping and I took those down and that's when all hell broke loose when I took those down to give them to the manager, I have been asked to leave out of my house because they don't want to fix anything. Then they tried to tow my car away and I got nothing saying about laying down any new tire that they put out there I'm not my neighbor is handicap worse than I and he does not know where his vehicle is there are several people

What's Really Happening at The Preserves?…read more I've lived here for years, and I've reached my breaking point--not just because of what's happened to me personally, but because of what so many other tenants have quietly shared with me. Tenants are leaving. Not just because of minor issues--but because of Cathy, the property manager, who many are now calling "Daddy's Girl Cathy." Why? Because she's the owner's daughter and seemingly protected no matter what. Multiple neighbors have said she's the reason they're packing up and moving out. I've seen eviction notices taped to front doors in what feels more like public humiliation than management. If it's something important, why not put it at the garage keypad like they do with other notices or mail it to them as they do everything else? Meanwhile, grills are still out today that have been out for months with no consequences. Garage screens and front door screens are still up--again, no consequences. But when I bring things up or try to protect my family, I'm the problem? Cars have sat parked illegally for months without green tags, yet a vehicle left out for a single day gets a violation, even the same people park on the street daily. Make it make sense. There are so many empty units now--and tenants are STILL moving out. One neighbor dealt with a disgusting millipede infestation that never got resolved. Others are just fed up. I've got photos. I've got documentation. And I'm not afraid to speak up and I will continue to do this until I move out the end of the month. We deserve better than this. Fairness. Respect. Accountability. That's not what's happening here--and I'm not the only one who sees it.

Unfortunately, the condo isn't working for us- not enough space and we would rather rent. I'm hoping to sell the condo soon and move back to the Preserves. Rent is reasonable for what you get. I love the grounds and wildlife in my backyard too.
