SLS bought the servicing rights to my second mortgage in 2019. I have always made my monthly payments. With a recent credit score in the 700s, I made an offer on a new home and sold my existing one. But I was then horrified to find that my credit score had dropped to the low 500s because SLS reported FOUR late payments in the previous year, No bank on earth will approve me for a mortgage now, nor do I even qualify for a decent rental. These days, I probably can't even buy a doghouse on layaway. I made my payment on time every month and have complete bank records and even acknowledgement emails from SLS to prove it. Yet SLS keeps insisting otherwise and won't back down. They don't believe the truth even when it's right there in black and white! Because of SLS, my family has gone from a $2M home to being unhoused. This is so terribly unfair. read more

SLS is the worse loan company, I would give zero star. 1) The online payment is FRAUDULENT, the payment stay floating, they do not apply payments so they can charge more interest on your account. 2)The insurance is dowloaded and they ignore it, then they purchase extra insurance and charge you. Update. As of 10/19 and 10/21 we have received a mortgage payment due notice for 11/1, as well as an escrow shortage notice. On a 0 balance. Again talked with customer service who assured me they can't draft on a 0 balance, even though they did on 9/30, 5 business days after the loan was paid off on 9/23. Their systems are flawed and they don't take ownership of their errors. Stay away. read more

Specialized Loan Servicing This company bought our line of credit from BofA. From the beginning we have nothing but servicing problems with them (never had any with BofA). SLS' website was down many times, then we couldn't make a payment online or by phone as their system didn't accept it. Finally we mailed it. They ordered broker price opinion on our property, without our permission or explaining a reason and charged us for it. Their online payment system had a glitch and didn't process our payment - they charged us late fee. I'm in mortgage business for 30 years and have NEVER seen so screwed up and unprofessional mortgage servicing outfit (if you can call this company that). Shame on them. read more

Well I guess I won't give them a 1 star review as my experience with them was not as horrible as others had on here, but it wasn't good either. Their auto pay system is terrible. I decided to add a little extra principal payment last year. I used their online tool and only added an amount to that line (did not change bank accounts or anyone else). It said it wouldn't take effect on the next payment but would on the following one. No big deal, except that the stupid system didn't process a payment at all for the next one. I didn't find out until I got an email stating that my payment was late. Fast forward to today - sold the home, loan was paid in full, but their system pulled a payment after it was paid off. I had already called them to cancel the automatic payment, but why would it pull a payment with $0 due? So now I have to wait for them to snail mail it back to me by check. I got an email last night from their automated system to be ready for the next months payment (full amount of course, even though they now owe me money). Spent forever on the phone trying to get to an actual human, who just assured me that it wouldn't happen again. Doubt it tho. They also have no clue how to read insurance docs. They sent me a letter every year saying that I didn't carry enough insurance on the home. I sent them the coverages every time they asked for it, but their system doesn't allow for comments. Letters finally stopped when I sent them a written explanation on how to read the documents complete with highlighted areas and arrows pointing to the section that covered the home for 50% over the insurance co's suggested amount. Anyways, I would never choose to be their customer. I got stuck with them when my loan was sold to them. If I was planning to stay in that home, I would have refinanced just to get away from them. read more

This is the most archaic, impossible, ridiculous loan servicing company I could ever conceive of. I am unfortunately a customer by no fault of my own. Every time I try to contact them, once I do actually get through, their computers don't have updated information, or links to each other, and have so many glitches that it's impossible to get any current info. Their agents are all online at home so their cell phone reception is horrible. I have never had any luck with any communication from specialized aside from a man named David. Get up to date, Specialized, time to come into the future and get a real computer system and phone line. I'm refinancing as quick as possible to get out of this always fresh Hell. They lost a $26,000 payoff last week. I dropped it at their drop box located at 6200 S. Quebec, Greenwood Village, CO 80111, as I was advised to do when I got the payoff quote and didn't want to put it in the mail. One CSR I talked to earlier today said he didn't even know they had a drop box. Geesh. So now I'm out $26K with nothing to show for it, and the best they can do is tell me to email them a copy of the receipt for cashier's check and they'll "look into it. It will probably take three or four days. Check back with us then." What a friggin' nightmare. I should add that all of their CSRs were unfailingly polite and tried to be as helpful as they could. But the bottom line is that they're working for a company that is a total train wreck. read more

Completely inept & unscrupulous loan servicing company. Our loan was sold/transferred to SLS late 2019 from Bank of America, and after signing up for automatic payments, SLS' system consistently did not process or recognize the payments. I have a screenshot of our payment history showing numerous reversals & "unapplied funds" We've had to pay manually every month. In spite of this, they reported us to credit bureaus for late payments, unnecessary tarnishing our credit scores. We will be filing a complaint with the OCC!!! read more

SLS is sadly the worst mortgage company I've ever dealt with. I had no choice but to deal with them as Wells Fargo sold my mortgage to them. For a time it was going okay until I started paying my monthly mortgage on their website. I had problems using their site so I began to pay by my bank's web banking and it was okay for a year. Until they no longer wanted to do web banking payments. Now I send a paper check every month, which forced me into an antiquated system of waiting for them to get the check and waiting for the payment to clear. But to my new disappointment, they never sent me a notice of my yearly escrow analysis. I could have paid for the shortage but now they have just added it to my monthly payment. If you have a choice, do not deal with this company. Realistically It should be shut down and demolished, this is the only course of action that would make things right. read more

Deceptive practices and website for payments does not work. They leave payments made in "unapplied" and then give you a 30 day late on your credit report. Website is also a nightmare. You schedule a payment to be made and log back in a day or two later and the entire transaction has disappeared. Make sure to keep checking or you will be hit with another 30 day late because of the failure of processing your scheduled payment. When you call customer service, they don't take any responsibility as it's our fault to follow up to make sure they process the payment. Can't wait to get away from this company. read more

This is one of the worst companies that I have dealt with - it's like they are doing business in the 1970's. I tried to close my account and they had to mail me a payoff quote - then I have to mail them back a written request to close the account with a wet signature and my ID. This is a 1-star review but if it were an option I would give SLS 5 stars for corruption. SLS bought the mortgages for two of my investment properties (both of which were in escrow). One of the properties eventually had a pipe burst with considerable flood/water damage. I went to file an insurance claim and, holy cow, SLS had not paid the insurance premium and the insurance had lapsed. As a result I am 100% out-of-pocket on repairs ($50K). When I angrily confronted them with their oversight, their reaction can be summarized as follows--"We did our best to pay the insurance, but it is ultimately YOUR RESPONSIBILITY to ensure the insurances are paid." The BETTER BUSINESS BUREAU CAUGHT THEM OVERCHARGING ME $4,012.55 AND THEY HAD TO REFUND IT. DO NOT USE THEM! THEY WILL PUT YOU INTO FORECLOSURE!! At the same time they gave me 30-days notice to pay a year of back taxes ($8900), they decided to escrow taxes going forward ($700/month) and decided they wanted a "cushion"... They took $20k from me in 60 days and STILL SAID I owed them money. Additionally - while they were giving me conflicting information on what amount my monthly "payment" was, they were parking the amount I was TOLD to pay in writing, in an "unapplied funds" account -- THEN REPORTING ME LATE TO THE CREDIT BUREAUS AND CHARGING ME LATE FEES. Yes, they have refunded me the $4012.55 -- BUT ONLY BECAUSE I REPORTED THEM. They still continue to harm my FICO score by claiming late payments, and they haven't removed those items from the bureau reports yet. read more

Horrible. It's so unfortunate that a business chooses to operate in 1-star mode. I refinanced and this is where my loan went. You can't reach anyone, the system will disconnect you if you try. I have a payment due in a few days and they haven't even onboarded the loan yet. I know that only because my initial lender and seller of the loan had to contact them and conference call me in. I have no account number, no way to contact them and it's a constant cycle of circling back around to nothing. You can't set up an online account without an account number, but SLS can't seem to get that out to people. It's time to be helpful and proactive - stop living in 1-star mode. There are literally thousands of 1-star reviews, horror stories and complaints with BBB. Now I have to count on this group to pay insurance and property taxes??? Not even a star. This company is the most unhelpful and rudest company I have ever dealt with in my 60 years. All I want to do is pay off my deceased sons mortgage for almost a year now. They continue to tell me they do not have my documentation. Which I have sent in several times: death certificate, executorship and the reason I am disputing $22,000 of racked up interest fees because they will not let me pay off his principal loan. I have talked with others that see my documentation in there system. Ive asked to talk with supervisors, only to be told one will call me in a few days, which they never do. This mortgage company cares ZERO for customer support. If you try to contact them via phone you will experience the most insane automated prompt list known to man. It took less time and input to fly a space mission to the moon than to try to contact SLS/CMC. When you do reach someone expect COLD responses and a complete lack of customer service. NEVER schedule a callback with the automated system as they will NEVER call you back, thus you must wait on death hold forever to ask a simple question. Forget their website for "servicing" your loan, it was apparently designed in year 2000 by an ex AOL programmer and the information or interface it provides is unbelievably poor. OMG. I thought it was just me. This is the WORST mortgage servicing company I have every dealt with. I've bought 5 homes using Bank of Oklahoma, Bank of America, Wells Fargo, Core Bank, and cannot remember the other one, but this company bought the mortgage form Core bank and I've had nothing but problems since. The autopay, like someone else mentioned, is a disaster. Got forbid you put two accounts on there and tell them which one to use, because they will use the other one (the one you specifically told them NOT to use, and overdraw your account. They charge you to speak to a real person, and they screw it up. We are at our wits' end with these people. I don't know how they stay in business. Absolutely the WORST. They have a secure messaging app in which they can send you all kinds of communications, but if you try to contact them back, they tell you they only take instructions in writing by snail mail: "Thank you for your inquiry. A QWR (Qualified Written Request) is required for your request and it must be submitted in writing to: CMC Funding, Inc, LLC. P.O. Box 630147 Littleton, CO. 80163-0147 Please make sure the correspondence is signed and references the CMC account number." The only reason they get one star is because I cannot give them negative stars or zero stars. They SUCK. read more

This has to be the worst mortgage company. They have no clue of what they are doing. I have always impounded both my taxes and homeowners' insurance. I recently got a bill from our homeowner's insurance stating we needed to pay our premium. After several attempts to get ahold of customer service, they tell me that my homeowners' insurance was not part of my escrow account. However, the amount I am paying per month clearly covers both my property taxes and homeowners. Not only did the customer service rep have no idea what was going on neither did the supervisor. In the end, I have no clue if everything is taken care of because the supervisor could not get in contact with anyone in their insurance department. Instead, I have to contact my insurance company and have them re fax my declaration page. read more

Seems like this loan servicing company has updated their procedures and improved on overall customer service since my original review. We have not had anymore problems with annoying phone messages and they now send an email to confirm that they have received our payment. This change is welcome and very much appreciated. We just realized this company switched our ins that was paid in full for the year a month before it was up and putting themselves as the payee for the ins. Saying our ins cancelled our policy yetwe recieved no cancelation notice. Yep they could've torched our house and claimed all the money. Hell who knows maybe they have filed claims against it. If there was a negative rating I would use that. This company is a complete nightmare to deal with. They misapplied my July payment on my HELOC and then started harassing me with collection calls. They tried to fix it and made the matter worse. They took money that was to be applied to the principal balance and applied to interest. Essentially stealing money from me. They are all idiots. But to my astonishment, they have been very supportive and helpful with me during what has been a turbulent time for me--i.e. COVID, losing my job. I've spoken to many SLS representatives over the phone about my situation and everyone I talked to was helpful and pleasant. I wish more companies were like this.
