There was a brief moment in my life where I lived in Makati, and this is where I lived. It's an old building that was popular back in the day as a hotel. With that being said, units here are a bit more spacious than the studio units now in the more fancier condo buildings, which are what, just a space for a bed, bathroom and very few things.
If you don't mind that the lobby and common areas are old, poorly decorated and not very well-lit, then this place will be okay for you, as rent here is relatively cheaper than most condo units in the Makati area. Maintenance is pretty okay, and they do take efforts to repaint the building and the hallways and common areas are kept clean.
I never had major problems while living here. Water systems are great, security is decent, my unit is near the trash chute so that's a plus for me, and there are several stores in the ground floor that offer conveniences such as a trusty laundromat and a small 'kainan' with a few grocery items, shall you ever run out of cooking oil or whatnot. They're okay with pets, too!
This building is located along Osmeña Highway, along the edges of Bangkal, which is good because you don't really want to be located INSIDE Bangkal for security reasons. There are several stores within walking distances that cover most necessities, such as a 7Eleven, a small pharmacy, mini marts, internet shops, water delivery, and if you walk a bit further there's an Ever Supermarket and much further, a talipapa.
Then, if you would like to get to the "real Makati", it's totally walkable. There's an overpass that goes over the highway, then just cross the train tracks, and you're at Don Bosco/Waltermart area.
So, if you're looking for cheaper rent and an almost central location, here's a good option.
Note: This building is REALLY old. I'm not even sure if this will be demolished soon as it's lifespan of 50 years is almost up. Do consider this. read more
